Bright and airy family home within a 15 minute walk to Swanpool nature reserve, lake and beach. Also nearby is the beautiful Maenporth beach, a walk along the stunning Cornish Coast path. Situated on a quiet road on the edge of town, you can experience the buzz of summer in Falmouth and still escape to a quiet cottage garden to relax. Living Room A large open plan space with a 42" TV with Netflix and Amazon Prime, you can kick back and watch your favourite shows if you choose to have a relaxed evening in. Comfortable seating for four with an L Couch and a relaxing chair. There's a modern desk space under the stairs should you need to work in here. Kitchen The kitchen area contains all the appliances you should need: fridge freezer, oven, microwave, kettle and toaster that connects to the conservatory and has views out into the garden. The kitchen has a fold out dining table and chairs for 4 people. Conservatory A bright modern conservatory with lush garden views. An L couch and coffee table to kick back in the mornings, soak up the afternoon sunshine or listen to the patter of rain on the roof whilst cosy inside. Bathroom Clean and simple, with a walk-in electric shower, toilet and sink. Master Bedroom A modern, clean bedroom with comfortable double bed and large drawers and wardrobe for storage. With views over the valley of Falmouth, yet the quiet location allows for peaceful sleeps. Bedroom 2 Large comfortable extendable bed, can be made for one or two. Office desk for working if needed. Garden views. Garden Charming cottage garden with roses, lavender, homegrown vegetables, wild strawberries and an apple tree. Light a fire in the chiminea and enjoy a summer evening under the tree, or soak up the morning sun with a book on the swing chair. Hidden from view at the end of the garden is the hot tub, an amazing space to relax and warm up. The only thing we ask are that the bubbles are turned off after 8.30pm. Parking for one car on the drive. If you have more than 1 vehicle, there's usually space for a second car on the road. There's a footpath at the end of the road that goes down to Swanpool Beach A car is useful for exploring Cornwall to its fullest. Places of interest within driving distance include: the Eden project, Kynance cove, St Michael's mount, Godrevy lighthouse, St Ives, Newquay and the Minnack theatre. Without a car there are several train and bus routes throughout the area. 3 fantastic beaches are accessible on foot. Swanpool beach: 15 minute walk or a 5 minute drive Maenporth beach: 30 minute walk or a 7 minute drive Gyllyngvase beach: 20 minute walk or a 6 minute drive Falmouth town centre: 25 minute walk or a 7 minute drive Pendennis castle: 35 minute walk or a 10 minute drive The closest train station is Penmere, a 15 minute walk or 5 minute drive away
