This tiny 100-year-old home with historical preservation status was built attached to the 700-year-old city wall. It's small, charming, and was lovingly restored and renovated in 2021. Gundelfingen is halfway between Augsburg and Ulm, about a half-hour drive, only 15 minutes to Günzburg, where Legoland is located. When I bought this house in 2020 I could see its potential. I was looking for a little place to use as an office (no more rent!) until I retire, and then live there. The ground floor and upstairs total 53 sq m, with each of the 4 rooms (bath, kitchen, living, bed) each having approx 11 m². There's a small private patio, and a storage shed for bikes and grill. Entering the foyer from the street the kitchen is to the left, wash room/WC to right, and stairs leading up to living and bedroom. In the attic is a drying rack for laundry, ironing board and space to store luggage. Just 100 meters to the historic town center, with everything you need within walking distance: city hall with tourist information, river walk, municipal park, grocery stores, bakery, cafes, restaurants, etc. There are two Gundelfingens in Germany, ours on the Danube (the other one is in Baden-Wurttemburg, near Freiburg). We are still in Bavaria, in the region known as Schwaben = Swabia, and are in an agricultural region. Gundelfingen has a population of about 7700 people and is known as the "gardener town." It is carefully maintained and landscaped. And we have several pairs of storks on various rooftops, including the city hall (Rathaus), which is proof of a healthy environment. The river Brenz flows through town -- there is a park on the island, and a couple of old mills. Lots of nice walks and bike rides in the vicinity. The train station is about a 12-minute walk from the house, with regional trains and an hourly connection to Günzburg where Legoland is located. The village is compact and everything is within 10-minute walking distance, including supermarkets outside the city walls. We have two city bikes for your use, and the path along the river Brenz to nearby Bächingen is ideal for joggers or biking. There is free long-term parking lot about 300m away, and short-term directly in front of the house. The train station is a 10-minute walk, and there are regional buses. Historic homes in formerly poor neighborhoods are neither spacious nor opulent. The Hobbit House has small rooms with low ceilings. Everyone must duck entering the house, but can stand tall inside -- as long as you are not more than 180 cm (5'10") tall. The stairs are narrow, just 55 cm (21"), similar to a sailing yacht. We installed under-floor heating on the ground level, exposed the old city wall in the washroom, providing a "grotto" effect. New brass fittings for sinks and shower add an antique look. The kitchen has modern appliances, a 2-burner induction stove, a combi microwave/convection oven, and a coffee maker with grinder. In the storage shed there are two city bikes for your use, and a gas grill for instant on/off, if you'd like to cook outdoors and dine on the patio.
