ED Refnr. 2766384 Detached holiday home in the midst of a large park with linden and oak trees This detached holiday home dates from the 19th Century, lies below the Castello di Romena and is surrounded by a large park with linden, oak and holm oak trees. A path, which is about 300 metres long and lined with cypress trees, leads to the property. The 340 m² living area extends over two levels. The ground floor has a fireplace room with a living room suite, a large dining room, which opens into the fireplace room, also with a suite and access to outside. In addition, a kitchen with an outdoor exit is available to you. The kitchen is equipped with an oven, gas hob, microwave, fridge with freezer compartment, dishwasher and coffee machine. The ground floor also has a bedroom with a double bed and a bathroom with shower and WC. There is also a second double bedroom on the ground floor with private bathroom with shower and WC and a bathroom with WC and washbasin. A staircase leads from the ground floor to the first floor, where the stairway opens into a living room with balcony, which is at your disposal. Furthermore, four bedrooms with a double bed, each with private bathroom and shower, WC and washbasin and a bedroom with a large bathroom with shower, bathtub, two washbasins and WC. During the renovation, the architectural details of the old building style were accentuated. The result was a cultured living ambience with partially antique furnishings, clay tiles and ceilings with wooden beams or wood paneling. Approximately 10 m away from the holiday home is an annexe. The annexe is about 60 m² in size and can accommodate two to three people. It has a sleeping and living area with a sofa bed, fireplace, dining area and a cooking area with four burners. Furthermore, a bathroom with a shower and WC, and a bedroom with a double bed are at your disposal. The annexe has a terraced and furnished courtyard. Please note that the annexe is only available to you in the case of a booking of 15 people. In the case of a booking of up to 10 people, two of the bedrooms and the annexe will be closed, are not available to the clients and also not rented out to other clients. In the case of a booking of up to 14 people, only the annexe will be closed and also not rented out to other clients. Upon request, you can make use of a chargeable bread and bread-roll service (only from Monday to Saturday, ordering and payment on site). A terrace is available at the back of the holiday home, equipped with garden furniture and a garden pavilion, from which you can enjoy the amazing view of the valley and the medieval castles of Poppi, Romena and Porciano. Approximately 40 m from the house, there is a round, enclosed swimming pool with night lighting (water surface area: 150 m², depth: 1.60 m, open from 27.04.-05.10.), plays for children and adults, and sunshades, sun loungers with cushions, and a warm water outdoor shower. Additionally, near the pool, an outdoor kitchen area is available to you with a table and a brick-built grill as well as a work area with a sink. There is also children's play equipment. The distance to the centre of Pratovecchio with its shops is approximately 1 km. Near to the holiday home, you will find a tennis court (1 km), horseback riding possibilities (4 km) and a golf course (nine holes) (6 km). Florence and Arezzo are about 40 km away from the holiday home. From Arezzo, you can arrive in Rome in about 1 hour.
