This lovely, 3 story family home comes with 2 bedrooms and a WC on the first floor, a fully equipped kitchen and bathroom on the middle floor, and a spacious living room, and third bedroom on the ground floor. This fully serviced home offers the guests a double bed in two of the bedrooms, and 2 single beds in one of the bedrooms. The beds also come with complimentary hotel-quality linens to ensure maximum comfort. The kitchen is fully equipped with essential cookware and cutleries that you will need to whip up a delicious meal. There's also a washer available should you need it. The bathrooms have all the amenities you’ll need to freshen up such as a bathtub with an attached shower, a toilet, and a sink. Fresh towels and free toiletries will also be supplied for your convenience. The home is always professionally cleaned and strategically sanitised for your safety. Please note - The heating is on a timing schedule. This can be changed by contacting us. ## Access Guests have access to the entire property. ## Interaction My home is in the hands of GuestReady, a property management team who work hard to make sure your stay is smooth and comfortable! They will be available 24/7 should you have any questions or requests during your stay. ## Neighborhood The property is situated in the ideal city of Leeds, Woodhouse area. With close access to City Centre, bars and restaurants and takeaways. Woodhouse is very well located with the University of Leeds, Leeds Beckett University and Leeds College of Art within walking distance. ## Transit The property is situated 5 minutes away from a bus stop. Free on-street and off-street parking to ensure easy access to and from the property. Burley Park train station is a 7-minutes drive from the property. Leeds Bradford Airport is a 20-minutes drive from the property. ## Notes Heating is on a schedule timer. Please note that late check-in after 22:00 has a surcharge of GBP 30 and after midnight is GBP 50. All requests for late arrival are subject to confirmation by the property. Also, we charge £50 for each set of lost keys (security keys may cost more). For security purposes, there may be an additional cost to replace the locks. So, please keep your keys safe :) There is a zero-tolerance policy for smoking on the property. If our team discovers any evidence that this rule has been breached (e.g., smoke smell, ashes, butts, etc.) we fully reserve the right to charge a £300 GBP smoking fee, at minimum. We do not allow parties, large gatherings, loud noises, or outside guests. Should we receive sufficient evidence of such activity we reserve the right to cancel your stay (without refund) and may involve a security team to evict you. Any associated cost will be charged to you via your security deposit. Local authorities may also be present (if required).
