Please ask us if you have any questions about this offer as some exclusions may apply based on notice, group composition restrictions, etc. ** About the home ** "Bass River Farm is a short 90 minute drive from Melbourne near Phillip Island in Victoria’s beautiful Gippsland region. The home is set on acreage in Bass, just a 9 minute drive from Phillip Island. Some of the many features of this lovely home are detailed below: ** Indoor Areas ** The split level home is accessed up stairs to the front door. On the lower level is the master bedroom with WIR and en-suite (with shower and toilet), bedrooms 2 and 3 (with BIR) and bedroom 4. The main bathroom (with shower and bath) is also on this level with a separate toilet. Up a few steps from this level is the open plan kitchen/dining/living room (with TV) and access to the great covered deck. ** Outdoor Areas ** Featuring a large outside deck with barbecue facilities and long dining table, Bass River Farm provides spacious secluded accommodation to relax and unwind. Set on acreage next to the Bass River, the farm is home to friendly miniature Galloway cows, chickens and Guinea fowl. A wide array of beautiful native water birds also visit Bass River farm. For this reason, unfortunately the farm is definitely not pet friendly and we are not able to accommodate groups with pets. Only 10 minutes from Kilcunda, San Remo and Phillip Island, Bass River Farm offers both coast and country experiences. Experienced kayakers may enjoy a paddle up the Bass River which adjoins the property. ** Kitchen ** The fully appointed kitchen is equipped with cooking utensils, crockery, cutlery, dishwasher, microwave, toaster, kettle, etc. plus a double sink, large fridge, and electric cook top and oven. ** Heating/Cooling Systems ** The open plan kitchen/dining/living room has one wall mounted reverse cycle airconditioning unit plus a coonara-style wood heater. ** Bedroom Configuration: ** "Bass River Farm" has been set up to comfortably accommodate up to 9 people: Bedroom 1: One Queen bed Bedroom 2: One Tri-bunk bed Bedroom 3: Two Single beds Bedroom 4: One set of Single bunks ** Linen ** A standard booking comes with doonas with covers, pillows without covers, tea towels, hand towels and bath mats. Guests can bring their own sheets (flat and fitted), pillow cases and towels or opt to pay extra for this 'optional linen'. The cost to provide optional linen is a once off fee per stay of $30 per king/queen/double bed and $15 per single bed. Please advise us if you would like this additional service. ** Peak Periods ** Please note that during the peak summer period and other peak times, ** check in times **are set as 3pm (unless by prior arrangement). Please also note that if you avail of the optional** linen hire **over these times, it may involve linen being left out but beds not being made up. ** Functions, Celebrations and Schoolies ** Please note that the home is not suitable for celebrations, parties or large events. The home also does not take bookings over Schoolies.
