Part of a former wine-producing domaine and surrounded by vineyards, this former worker’s dwelling has been lovingly restored and offers 4/5 bedrooms with en-suite facilities along with characterful living spaces combining old features with all modern comforts. With views over gardens and vineyards and the private swimming pool from all bedrooms, you will be guaranteed a peaceful stay in this beautiful conservation area. The property is accessed via your private pool terrace where large patio doors open into a light and airy sitting room. From here there are views across the garden and to the vineyards beyond. The sitting room is fully air-conditioned and has a wall-mounted smart TV. Stairs lead up to the dining kitchen and two/three bedrooms. The dining kitchen has been planned with a relaxing holiday in mind and offers brand new integrated appliances with everything you will need for your stay. A dining table seats 8 comfortably and a full length window looks out over the gardens towards the village. All crockery, glassware, utensils etc are provided along with tea-towels and other kitchen linen. Should you find that we have missed something, please let us know. The dining kitchen also has remote controlled reversible air-conditioning/heating and a Bose speaker with bluetooth connection. There are 4/5 double bedrooms all of which have air-conditioning/heating. Bedroom 1 is located above the sitting room. This room has a super-king double bed (which can be separated into 2 singles), bedside tables and lamps, a large chest of drawers and plenty of hanging space. There are views to two sides from windows overlooking the gardens and pool terrace. The en-suite bathroom has a bath with shower over, wash basin with cupboards below and wc. A separate staircase leads up from this room to an additional sleeping area with two single beds, storage and hanging space. As part of this room has restricted head height it is only really suitable for children/young teenagers. Bedroom 2 is accessed via a further separate staircase and is located above the dining kitchen. This room, with views across the gardens, also offers a super-king double bed (can be split into 2 singles), 2 chests of drawers, bedside lamps and plenty of hanging space. There is an en-suite shower room with 120 x 80 shower tray, wash basin with cupboard below and wc. Bedroom 3 is located at ground floor level beyond the dining kitchen and has views towards the gardens at the front of the property to one side and across the pool terrace to the other. There is a super-king double bed (can be split into 2 singles), 2 chests of drawers, bedside lamps and hanging space. The en-suite shower room has a 120 x 80 shower tray, wash basin with cupboard below and wc. Bedroom 4, also accessed from it’s own staircase is situated above Bedroom 3. There are views across the gardens towards the pool terrace. This room also offers a super-king double bed (which can be split into 2 singles), 2 chests of drawers, bedside lamps and hanging space. The en-suite shower room has a 120 x 80 shower tray, wash basin with cupboard below and wc. The property is conveniently located just outside a lovely village with all the amenities you might need for an enjoyable and relaxing stay. At just a 3 minute drive or a 10 minute walk you will find a bakery, 2 butchers, 2 mini-markets, 2 bars, a pharmacy and although we hope you will not need them, a doctor and a dentist. The Canal du Midi, a world heritage site, is situated 1 mile away as the crow flies and here you will find a range of activities…. there are a number of well-regarded restaurants along the canal which can be accessed by cycling along the towpaths, by boat or by car. If cycling is your thing but you prefer the road then this is the place to be. With the Tour de France passing through the area in mid July you will find that the roads here are second to none for cycling whatever level you enjoy it at. We can offer secure cycle storage here whether you choose to bring your own bike or hire locally and if you wish for some advice on routes, long or short, as keen cyclists ourselves, we will be more than happy to help. Should you prefer mountain biking, there are miles of woodland trails in the area with routes graded for ability in nearby Saint Chinian. Similarly, there are walking trails if you prefer to go by foot. If a high adrenalin activity is what you’re looking for, there are a host of opportunities within easy striking distance of Saint Privat such as kayaking at Roquebrun or jet skiing, jet boating and paddle boarding at Gruissan plage, Narbonne. At the other end of the spectrum, there are daily markets throughout the region along with wine-tasting at the many ‘caves’ in this wine-rich region.
