A large master bedroom is furnished with a sturdy king-sized bed and a pillowtop mattress to accommodate the best sleep-ins. Set with two large bedside tables and lamps on each side. To the left is a sizeable ensuite bathroom. The first lounge area has an oversized L-shaped couch with an ottoman to put the legs up and relax. A set of black shutter blinds divide the kitchen, and the first lounge room is implemented into the well-thought home to have the option of a light-filled space or privacy. Our kitchen is equipped with a dishwasher, built-in oven, and gas-lit stovetop. Set with a large french door fridge to keep those wines chilled. The dining table set for 8 overlooks the second living area and outdoor entertainment area and encourages open plan living with natural light from all directions. The main living area has two adjacent L-shaped couches, with a large 60 inch smart TV. Step outside to the outdoor entertainment area for those well deserved afternoon drinks and cheese platters while overlooking one of Bendigo's finest neighbourhoods. A second bathroom is available next to the rooms, with a well-sized bathtub and stand-alone shower. Ducted heating and cooling ensure that all guests keep cool in the summer and cosy in the winter. In addition, a dedicated study/office space is available for those who work on the go. Step onto the outdoor seating area with serene views and enjoy a Sunday afternoon large 4 burner hooded BBQ. All bedrooms are provided with top quality linen, towels and bathroom amenities. Bedroom Configuration and Amenities: Bedroom 1: King Bed, Wardrobe, Ensuite, Bedside tables & Lamps. Bedroom 2: Queen Bed, Wardrobe, Bedside tables & Lamps. Bedroom 3: Queen Bed, Wardrobe, Bedside tables & Lamps. Bedroom 4: Queen Bed, Wardrobe, Bedside table & Lamps. Bedroom 5: 2 Single Beds, Wardrobe, Bedside table & Lamp. Guest Access: You have private access with using a door code. Base price is for two people (1 room). Access will only be provided to rooms that are booked and paid for. If cleaners find that unpaid beds were used, an extra cleaning fee will be incurred. Please choose the number of guests when checking availability/pricing. The Neighborhood: Located on a quiet street, just an 11 minute drive to the centre of Bendigo. Other Things to Note: GENERAL REQUIREMENTS 1) All Guests must comply with all House Rules and any other instructions from Cosmo during their stay. 2) Guests must notify the Cosmo of any disputes or complaints from neighbours as soon as reasonably practicable. NOISE AND THE NEIGHBOURHOOD 1) Guests are fully responsible for the safety and security of their children at all times, as well as any disturbance caused to other residents in the Neighbourhood. 2) Guests must keep noise to a minimum as not to disturb the occupants of neighbouring properties – especially during night-time hours (e.g. 11pm – 8am), and upon arrival and departure. 3) Excessive noise is prohibited at all times and may result in termination of the Accommodation agreement, eviction, loss of rental paid and extra charges which may be deducted from the Security Deposit. VISITORS 1) Guests are prohibited to have visitors during their stay. 2) Any additional Visitors must be approved in advance during the booking process and are subject to an additional fee as noted in the price. $40 per guest per night. FUNCTIONS 1) Parties and large gatherings of any kind are strictly prohibited at your accommodation. 2) Any small gathering must comply with other rules set regarding Noise, the Neighbourhood and Visitor numbers. SMOKING 1) Smoking is not permitted inside the house at any time. 2) Cigarette butts must be disposed of properly and not thrown on property grounds. Failure to do so will result in a deduction from the security deposit. PETS 1) Pets are are not permitted at this property under any circumstances. DAMAGES AND BREAKAGES 1) All Damages and Breakages must be reported to the host as soon as reasonably practicable. Failure to report them will likely result in a penalty deduction from the security deposit. And; 2) To avoid Damages and Breakages, no furniture is to be moved from one room to another without prior agreement. 3) No bathroom towels or other contents are to be removed from the property.
