Beautiful Berkshire family house!

Summary: Voted by Airbnb guests as the top "wishlisted family home in 2021" A beautiful 5 bedroom Berkshire, post & beam private house nestled in the woods just off the Appalachian trail. 5 mins to the beautiful local village, swim lake, kayaking, fishing & multiple hikes direct from the house. Jacobs Pillow & Tanglewood within 20 mins, Historic Great Barrington 15 mins with local shops & farmers market. Lots of kids activities, full guest guide book, Butternut ski mountain 15 mins drive The Space: The large comfortable house has 5 bedrooms able to sleep up to 12 with a private room downstairs with its own WC and living area. A large wood burning stove, excellent kitchen appliances, outdoor grill, dining areas with deck dining, screened porch dining and large lawned garden with table to fit 8+ with an extra table to fit up to 12. There's a fire pit for smores too! It's very family friendly with a safe garden, swings, toys & books for kids. The house was built in 2006 and has excellent insulation - Heated by Nest, its very well insulated, warm in winter, stays very cool in summer. The famous Tanglewood and Jacobs Pillow are within 25 minutes and the area is rich in entertainment for all ages and very family friendly. The Appalachian trail is only a 10 min drive too if you fancy a long walk. Even though you feel completely in the wilderness, this house is only 5 minutes to the local village with a general store selling local produce and 12 minutes drive from the wonderful family friendly ski mountain of Butternut. Rental Ski equipment store onsite and w/e pass available. Historic Great Barrington is only 20 minutes drive with many excellent local restaurants and shops + local food stores. A Guidos, an organic co-op and Big Y's are within 20 mins drive for all your grocery needs. The house has 5 bedrooms and beds for 10 people, 1 master bedroom with a king bed , 2 bedrooms in Family room with queen beds and 2 other bedrooms with 2 twin beds in each room. Additionally there are 2 twin roll away beds + 1 queen bed for extra people to stay in either room. There's also a Pack & Play for babies. Accommodating up to 12 people comfortably. As the house was built in 2006, it's extremely well insulated, it's kept very warm in winter and cool in summer. We have AC in both twin rooms, master bed, and great room. All other rooms stay very cool during even the hottest of summers. A cathedral living room with windows up to the 30 foot ceiling, an English farm house dinning table seating up to 8, a large comfortable L-shaped sofa and a large Danish leather sofa. A wood burning stove opens to the living room as well as a spacious well equipped kitchen with Whirlpool fridge/freezer and Bosch dishwasher. Two bathrooms one with a roll top bath and two showers plus a guest toilet. There is also a large screened porch with deck chairs for summer dining and entertainment. Downstairs is a private 700 sq ft family room which opens onto the garden; with two separate bedrooms with queen size beds and a separate living room with original Danish furniture. One bedroom has its own third toilet. This is a great family area. Early Check in and Late Check out on request. Dogs are welcome if they stay off furniture and you clean up after them in garden. The Neighborhood: Although you have ample privacy, you're only 5 mins to the village with a local store, library & post office. Plus the local swimming lake with sandy beach and life guards. There's loads to do in this area all year round. Getting Around: Nearest train station is 1 hour drive. Either Hudson or Wassiac. Peter Pan bus from NYC or Boston drops 15s drive. Any damage we deem to be purposeful or negligent or damage not reported will be charged to you. Please report any damage that you notice when you check-in to avoid getting charged for damage you didn't create. All guests to agree to our rental agreement within 24 hours of booking. Fines will be assessed, sometimes over your security, if you do not abide by the following rules: -No parties. Fines assessed for additional cleaning, trash removal and property damage. A party is grounds for termination of stay and immediate removal with no refund. -Smoking is strictly prohibited both inside and outside within 50ft or near a window. -Up to 2 dogs allowed, up to 50 pound limit and its $75 per pet per stay. Pets are not allowed on the beds or couches and no other animals allowed due to allergies. -No sublet, and no packages may be sent to the house without host approval. -No refunds to be given for shortened stays and for any cable, internet, WI-FI, heating, cooling, or power outages or other acts of nature. -Best to have snow chains or a 4 wheel drive in deepest winter, it can get slippery on the Berkshire roads The cleaning fee is to help the cost in cleaning the house for your arrival. At the end of your stay, all beds must be stripped of their linens and towels placed in one neat pile in the laundry area, all trash put into closed sealed trash bags and left in the garage, and all dishes must be washed. Additionally, all furniture needs to be returned to where it was found. We will charge an additional fee, if the house is found to be left dirty or furniture is not in the same place as when you arrived and if there is excessive trash.
