The Studio is separate from the main house, but only a few meters away, with 1 x Queen Bed and it’s own ensuite (great for those without kids who like to sleep in) Guest Access: The entire property is for your exclusive use during your stay. The Neighborhood: This is a beautiful acreage that is set just 3minutes from avoca beach and 5minutes from terrigal. Local fruit barn and deli at the end of the street or a full shopping centre just 8min drive away. Other Things to Note: COVID-FRIENDLY CANCELLATION POLICY: We understand the uncertainty of the current times and the unpredictable nature of travel restrictions at the moment. Our COVID cancellation policy is based around changes made by the NSW Government: If the maximum number of visitors to a household drops to less than 10, or if regional travel in NSW becomes restricted again, then we can reschedule your stay to a later date, or if that’s not workable you can cancel the booking for a 100% refund. If your group includes individuals not from NSW, please reach out to discuss prior to booking. NOISE: This is a strict no party house, no quiet weddings, bucks or footy weekends. We understand that every group is different, but have been let down too many times, we cannot afford to take the risk and we do not make exceptions. The property is in a Environmental Conservation Zone area and council regulates outside noise after 10pm, to ensure the valley stays quiet and neighbors aren’t disturbed. Keep in mind although this is 2.5 acres, sound travels and is amplified in the valley. If this interferes with your weekend away plans then DO NOT BOOK. We use NoiseAware technology to monitor the decibel levels outside the house. In cases of noise complaints that are not addressed on request, we reserve the right to use contracted security patrol cars to remove all guests from the premise mid-stay with no refund. All booking requests need to include confirmation and agreement to the 10pm noise curfew outside.
