Premier Arkansas River Home for 8 with boat ramp and direct river access

THE HOME: Property is located by Fisherman's Bridge just upstream from Brown's Canyon. Gorgeous mountain & river views from all bedrooms and from >1600 sq ft of Trex decking. All bedrooms have an outside door to 2nd floor deck allowing guests to enter/exit without bothering others in the property. Large downstairs suite with full bath (large walk-in tile shower) and direct access to Hot Springs Spa (professionally maintained), queen bed and room for additional beds for kids/adults (pls enquire). Ample parking for 6+ vehicles (depending on size) or will accommodate up to. 40' RV (additional charge, pls. enquire). Upstairs are three more bedrooms and 2 full bathrooms. The home in-floor heat throughout and is warm and comfortable even on the coldest of Mountain nights. The master Bedroom is huge! There are sweeping views of the Arkansas River North and Mt. Princeton "fourteener" looking west. A private deck overlooking river is just outside with a dedicated exit door. The Master bathroom is stunning with a huge walk-in tile shower for two (dual showers). A heated towel rack keeps things warm and toasty when drying off. A Japanese toilet with remote is included (heated seat, bidet with multiple settings and drying wand). A large double vanity with pottery sinks is also present by the entrance to the master suite. Two additional bedrooms with their own entry doors are located on west side and both have nice river or mountain views (and shared full bathroom). The home is mostly terra-cotta tile (except bedrooms) and aspen ceilings throughout with skylights in gathering room. GATHERING ROOM Another feature is a large gathering room with gas log fireplace and natural aspen mantle. Plenty of seating on leather corner couch with recliners and new 75" Samsung smart TV with premium cable and smart TV features for streaming. High speed internet is throughout. KITCHEN-DINING Gourmet and well equipped. We include premium materials and utensils in the kitchen... NOT junk as is often the case in rentals. Nice cutlery, nice dishes, plenty of glassware and coffee mugs. A nice selection of cookware with JennAir cooktop and oven. A coffee maker is provided with locally roasted coffee. A modern and quiet dishwasher. A built-n microwave and under-counter trash. All locally sourced granite with very large granite countertop on island with 2nd sink. Eat-in breakfast bar for 2-3 people and adjacent breakfast table. Main dining room will hold 8+ people DECK-SUMMER KITCHEN There is a whole house wrap-around Trex deck upstairs with amazing views of Colorado's fourteener mountains to the west and Arkansas River east. A granite summer kitchen with sink and wine fridge (summer only). A gas grill in provided. There is an outside dining area with chairs. Rockers (singles and double) are located on the east deck overlooking the river. RIVER ACCESS AND PARKING There are two garages that open to the street side of the home. The north single bay garage is included in the rental. This garage opens from street side to a another garage that opens toward river. This allows guests to bring rafts or kayaks to boat ramp from street. Boat ramp is in an eddy area and protected from high current. There is ample parking on the property as noted (6+vehicles). THE RIVER This part of the Arkansas is on what is called the "milk run" and usually very mild both upstream (North) and downstream (South). For beginners, the milk run is ideal with a put-in north at Johnson Village, giving a 1-2h leisurely ride downstream.... the water is cold, so when you arrive at the property you simply eddy-out and pull your raft up on dry land at our private boat ramp. You can warm up in the hot tub that is situated by the river! Note that at run off, the milk run can be fast so in those conditions rafting experience is a must. Rafts can be rented in Buena Vista or Johnson Village (10' drive). We strongly recommend getting instruction or having an experienced boater along. Another 'fun run' is to launch from the property and raft south to Ruby Mountain campground (an easy 1h or less trip). For more serious white water fun, River Runners is located across the street (5' walk). They will provide rafts with guides for half day and full day trips into the breathtaking vistas of Brown's Canyon National Monument and further south to the cute little village of Salida. Like to Flyfish? Bring it on! You can fish at multiple sites along the property. Lots of browns! BACKYARD FEATURES The backyard is a paradise! We offer two distinctive areas: grass, manicured garden by the boat ramp and a xeriscaped "philosopher's garden" just to the south, by the gas firepit and sitting area. You can sit and read in a quiet spot by the river and just relax and rejuvenate in the warm Colorado sunshine. There is also a nice HotSprings high end spa that will accommodate 4-5 guests. The spa overlooks the river. There is a natural sitting area around the gas log fire pit for those chilly evenings. Important safety alert: The River runs fast especially during spring run off. DO NOT leave children unsupervised in the backyard. There are no barriers to block accidental falls into the Arkansas. This can be serious and each year a number of people drown on the river. BE SAFE. NO UNSUPERVISED MINORS ALLOWED IN NEAR THE RIVER. Keep pets leashed at all times in backyard.
