There is a hallway with a door to the front, cloakroom and carpeted stairs leading up to the first floor. Kitchen/Dining Room Located at the front of the property, this spacious open plan living/dining room has everything you need to cook up some delicious dishes. The wonderful kitchen features an electric oven with four ring electric hob and extractor fan above, full size under counter fridge, integrated dishwasher, microwave, kettle and toaster. There is a large wooden dining table with five wicker style chairs, positioned perfectly for the whole family to enjoy quality meals together. Utility Room Connecting the kitchen and outdoor space. This room houses the freezer, washing machine, as well as additional worktop space and sink. Cloakroom Located next to the side door with a WC and wash basin. This room also has hanging space for coats. First Floor Wide carpeted stairs with hand rail leads up to the first floor landing. Living Room A wonderful dual aspect room, with french doors leading out onto the wooden balcony. From the front you can see views of the famous Framlingham Castle in the distance. This bright and spacious room with feature fireplace has a two-seater sofa and two bucket chairs for you to enjoy. There is a 40'' Smart TV for your entertainment. Balcony Located off the living room, this large south facing wooden balcony is the perfect place to enjoy a morning cup of coffee, or an afternoon spent with a good book. There will be a bistro table and chairs available from Spring onwards. Study Positioned at the front of the house, this room is perfect for those needing to do a spot of work whilst away. There is a beautiful mahogany desk with chair for you to enjoy, with tall freestanding lamp and wireless superfast broadband available. Bathroom Featuring a bath with hand held shower attachment, WC and wash basin. Second Floor Wide carpeted stairs with hand rail leads up to the second floor landing. Bedroom 1 With dual aspect windows, this room features a wooden frame double bed, with bedside table and decorative lamp. Guests can access the whole property for the duration of your stay. This exceptional self-catering cottage is located close to the heart of Framlingham, an historic market town with vibrant central square providing an excellent range of local facilities, numerous shops, restaurants, pubs and markets on Tuesdays and Saturdays sitting between the Alde and Deben Valleys The impressive English Heritage Norman castle at the top of the hill is a wonderful place to explore for young and old with extensive grounds, plus the Castle Inn across the road, serving good food. College Mews is perfectly placed for exploring both the Suffolk Heritage Coast with popular seaside towns of Aldeburgh and Southwold approximately 15 miles to the east; and some of the most picturesque countryside in East Suffolk through which there are numerous foot and bridle paths. Parking is available at the front in the driveway, additional parking is on near by roads. There is a train station a 10-15 minute drive away in Saxmundham.
