Luxurious open plan living, three spacious bedrooms, three bath/shower rooms, and a private gated veranda with views over the most picturesque valley. The River Camel meanders along the far side of the meadow, giving direct access to the water with fishing rights included, all in a tranquil setting just upstream of the historic 15th Century Helland Bridge. This is also one of the access points to the Camel Trail which extends all the way through Wadebridge and on to Padstow in one direction, or to Bodmin in the other direction, via Wenford Bridge, through some truly stunning wooded valleys. With excellent access to the north coast beaches from Newquay to Mawgan Porth, Daymer Bay and Polzeath to name but a few. This is a superb base for bike rides, beach trips and there are plenty of tourist attractions close at hand including the Eden Project, Camel Creek Family Adventure Park, Bodmin Moor, The Lost Gardens of Heligan and many others. There are quaint fishing villages such as Port Isaac on the north coast or Fowey, Charlestown, Mevagissey or the wonderful Roseland Peninsula on the south coast. A perfect destination whether you wish to explore or just simply relax. Accommodation Ground floor: Enter into a hallway with doors to; a large open plan L shaped living/dining and kitchen area with comfortable seating, dining table, fully fitted kitchen, coat area with boot rack, bi-fold doors to covered Veranda with two Adirondack chairs, outdoor benches and garden table with gated access to the Meadow. Utility cupboard. Double bedroom with King-size bed and storage under and double wardrobe. Family bathroom with shower over the bath, WC and hand basin. Stairs to: First Floor: Landing area with doors to Master bedroom with Super King-size double bed, dressing table and wardrobe, side window and three Velux roof lights, en-suite shower room with WC, shaver point and hand basin. Second Bedroom with Super King-size bed with storage under, double wardrobe, en-suite shower room with WC, and basin and shaver point. There is an option for the Super King-size bed to be split into two three-foot single beds if required. Exterior: Car barn with parking for 2 cars, table, bench and chairs on the private veranda with views over the valley and gated access at the top of the steps to the communal meadow and river with fishing rights. Level access is available via the ramp/walkway to the hall door. Facilities and Services Heating is via an LPG central heating system with zoned underfloor heating on the ground floor and radiators on the first floor. The kitchen includes under counter fridge & separate freezer, dishwasher, electric oven and induction hob, microwave, kettle, Bosch Tassimo coffee machine and toaster. The utility cupboard contains a combined washing machine and tumble dryer. Free WiFi is available. Mobile phone reception in the valley is limited but you can always use WiFi calling, and the landline will accept incoming calls. Outgoing calls are for emergencies only, please. The lounge area has a 55” Samsung Smart flatscreen TV with internet access. There is an iron and ironing board. A cot and high chair are available on request and retractable stair gates are fitted at the top and bottom of the stairs. Hairdryers in every room. Blackout blinds/curtains are fitted in all bedrooms. Miscellaneous Electricity, heating, bed linen and towels are included but you will need to bring your own swimming/beach towels. There is parking for 2 cars in the car barn. There is also a visitor car park on the entrance drive into Riverside. No smoking or vaping. A maximum of 2 dogs are welcomed for the small additional cost of £35 per dog per week. Please note dogs may not be left unattended in the property and must be kept downstairs and off the furniture at all times. Everything we could wish for and more has been thought about here with beautiful luxurious touches for a truly relaxing stay! A bathroom for each of the bedrooms was a real bonus and perfect for our family. We loved watching the New Year fireworks from the decking with a glass in hand as well as the pheasants pottering around on the meadow in the morning. The location is gorgeous and incredibly peaceful - the perfect base for exploring all the beautiful beaches and walks nearby which have all been stunning! Recommend eating out at "The Atlantic" in New Polzeath and "The Cornish Arms." Padstow also has a great offering for pasties and fish & chips. All in all a magical time away.
