Inside and out, a complete visual pleasure. Eat-In Kitchen: sparkling! renovated with cherry shaker cabinetry, new major appliances, beautiful laminate wood-like flooring that is a breeze to clean and farmers style breakfast table/nook. Major appliances include: Haier Cook Top, Microwave and Refrigerator. Full Bath: Sheer Elegance! with classic subway style wall tiles, marble floor, new shower/tub with amazing water pressure and a stunning Retro Style Porcelain Pedestal 36" sink that is sure to please your eyes. Bedroom "A": Sleeps 2 adults comfortably. Queen sized bed, New Memory Foam Mattress, beautiful laminate wood-like flooring with area carpet. Bedding, linens and pillows provided. However, to feel the most at home and for your ultimate comfort, most guests choose to bring their own pillows. Bedroom "B": Can sleep up to 2 people. (1) Full sized bed, New Memory Foam Mattress with beautiful laminate wood-like flooring. Again, bedding, linens and pillows provided. However, to feel the most at home and for your ultimate comfort, most guests choose to bring their own pillows. Living room is elegantly and tastefully done. It is cozy, warm and fresh, you feel at home with the rich area carpeting over the same beautiful laminate wood-like flooring that is throughout the apartment. It is modern and comfortably decorated. The couch offers another sleeping option and folds down to another twin bed. For your comfort, you will find extra bedding, linens for the futon-couch, ample bath towels and dish towels, a small vacuum for the carpets, dry mop, broom dust pan and the appropriate cleaning products for all flooring and cabinetry. Every window throughout the apartment have Brand New room darkening cordless blinds. Outdoor Hot Tub is yours to use and designated for apartment only. The apartment has an attached covered deck with a bistro table and chairs set. The attached covered deck is also designated for your private use. The apartment and the main house have their own private covered decks. The property is joined by a large beautiful patio where the grill, fire pit and hot tub are located. The grill is not part of the listing but I do allow my guests to use it if requested in advance, all I ask is that you provide your own gas (propane tank, there is always a spare empty tank in the yard), you fully clean up and cover it after each use. Basically, the only time you would see myself or family using the patio is when we might be grilling, otherwise, we give the patio use to the apartment. The patio furniture is an 'outdoor living room like setup' that is available to use during the non-winter months. During our snowy months, the patio furniture is safely tucked away for winter storage and not available for use until sometime into the Spring, usage/availability is all weather dependent. WiFi is included. Provider is Spectrum and it's the highest bandwidth 400 bandwidth. Great for remote working and schooling. Parking: Apartment has gravel driveway with direct entrance to apartment. Barring any large snow storms, comfortably parking for two cars. Spring/Summer/Early Fall: (May 1 through October 31) Every room has 1 high quality tower fan and 1 high quality table top fan. There are also Blaux portable desktop cooling units that run either from your laptop or an iPhone charging block. There is 1 charging block in the apartment, if you are planning on using more than 1 the portable cooling units simultaneously and do not have a laptop, please bring your charging block. (See below for Full description of all fans.) ELECTRIC COSTS REQUIREMENTS: Electric is included Spring/Summer Guests Stay anytime between May 1 -September 15: The apartment does not have air conditioning. Currently I have brand new extremely good fans, but there is no air conditioning. The apartment is in the mountains and typically the area runs about 10 degrees cooler than the valley. I will underline the word typically as I cannot control "Mother Nature" and heat waves. But in the 16 years owning the property, I can count the number of times on my hand where I needed a/c and just as I thought of installing and hiring an electrician to insure the circuit breakers can handle the extra amps the mountain temperatures dropped making the need for a/c unnecessary. Spring & Summer, The apartment is fully stocked with top of the line fans: 4 Blaux Desktop ac: (mind you, Blaux calls them ac's, I think of them as really good personal fans). These personal fans are portable and can run from your computer or an iPhone block. They are great for extra cool air. 1 Arctic Air Tower: powerful room cooler that pulls in hot air its evaporative air-cooling anti-microbial filter and turns it into cool refreshing air instantly 2 Tower fans very strong 3 adjustable table top very strong Electric/Heating: Please read very carefully. Any questions, I am here to answer :) Fall/Winter: Heating is included with the nightly rate. It is electric and controlled by you the guest. As soon as the outdoor night time temperatures go to 45 degrees or below, the heating must be kept no lower than 50 degrees and please, no higher than 75 degrees. If you are out for the day and/or night, bring the heat down to 50 degrees. The apartment heats up very quickly, leaving the heat on when not needed is wasteful and very costly. Again, you have full control of all thermostats. As such, you are able to keep the apartment as toasty as you see fit for your comfort. Last year, I was hit with back to back months of electric bills well over $700/month. I have had guests leave the thermostats up at 90 degrees even after check-out. I absolutely want you warm but please be mindful, leaving the heat fully blasting especially while you are not using the apartment is extremely costly. Please use with the same respect as if the property was yours. Last year, the answer I found to the extremely high electric bills was to charge guests a nightly surcharge for electric. I really do not want to do that again. It is so much simpler to have a flat set nightly rate that will cover utilities. In order for me to do so, I need your help by being mindful with the thermostats. Use them when you need, turn them to 50 degrees when you are not in the apartment, and please, do not put them up to 90 degrees The Yard: so much can be said for this private nook of an oasis. It is a gem. Here you will find peace, tranquility, and harmony, a stones throw from town, here you are truly in a unique hidden get away of nature. During the day, Winter-Spring-Summer-Fall; it is sun-drenched and alive from the sounds and view of birds to wild bunnies and much more. The evenings proves to be beyond spectacular. Envision being surrounded by fairy lights gently cascading from the post and beam fencing, as you immerse yourself in the evening stars, to the point, you feel they are sooo close, you can almost dip your hand into the Milky Way all while you are sitting enjoying the warmth from embers of the fire pit or the elements of the outdoor hot tub. It's an area awaiting your fondest memories. The apartment has exclusive rights to the outdoor hot tub. The apartment and the house each have their own covered porches in the backyard as their private space. Both the apartment and the main house share the patio with its amazing gardens, small fire pit and grill that is thought of as a shared out door kitchen. (The grill is not included in the rental but is thought of as a bonus. Again, as stated above, I do allow guests to use it if requested in advance, all I ask is that you provide your own gas (propane tank, there is always a spare empty tank in the yard), you fully clean up and cover it after each use. The Grill is beautiful but getting up their in age and can be difficult to start in the cold. At this time, I am not replacing the grill. I cannot guarantee it will reliably work. As such, since I am not including it in the listing.) If you use the Grill and do not fully clean up after yourself, there will be an extra cleaning fee. Have fun, enjoy and Please be mindful, the house is in the mountains, food left behind is ringing the dinner bell for the wildlife. The fire pit is meant for small fires only with a 3 log maximum. The fire pit, although portable, it must stay stationary on the bricked patio. No fire pits are allowed on the covered patio. The patio is wood and this is a strict safety precaution. The brick patio is a shared area (& grill, even though the grill is not included in the apartment, I do allow guests to use as long as you request prior to using, but again, I do not guarantee it will work properly especially in the cold, please see above & below). Again, The Grill is not considered part of the listing. It is temperamental in the Winter. Tenant's are welcome to use the grill, but again this is not part of the listing. The grill is amazing but she is aging, can be temperamental and I am not replacing her any time soon. As such, if you choose to use the grill, It runs on propane tanks. You must get your own propane tank (they can be purchased locally at Tops grocery store, the gas station in front of Tops and William's Lumber). The grill Must be fully cleaned and covered after every use. Again, The grill is a bonus area that is not part of your rent. It is to be used with common respect for multi family house use and purposes. Absolutely No food or beverages are to be left outside. All areas are to be kept fully clean and free of trash and debris. Please always keep in mind, the wildlife are attracted to the smells, without keeping the area clean and free of trash, the wildlife will come in, both big and small, easily damage can and will be done to the gardens and yard, while smaller critters look at the home as their new residence. Please understand, that by you doing your part of keeping the yard and apartment trash-free, you are helping to ensure the beauty lasts for seasons to come and all to enjoy :) If you bring your own portable gas or charcoal grill, you must let me know before you check-in, Absolutely no grills can be used on the attached wooden covered porch. You must use your grill on the stone patio and this must be discussed with me prior to check-in. I would then give a text message granting permission, without my written consent, you cannot bring your own grill. This is an absolute must for safety. **No grills and/or fire pits are allowed on the attached wooden covered porch.** The covered porch attached to the main house and shed and area off the main house is the main house's private area. This area is considered off limits as this is my area. The grass, gardens and stonewalls that run throughout the yard, really do not like feet running on them ;) and are meant for visual pleasure only. No feet, big or small, are allowed. SNOW REMOVAL & TRASH: Gravel Drive Snowplowed Provided by Landlord Tenant's must shovel their paths: driveway to house/house to yard/hot tub/grill The outdoor areas always must be completely clean free of all trash Trash cannot be left outside. The house is in the mountains, large to small wildlife will be attracted to the scent. Animals, both big and small can do a lot of damage, bears can trample over the gardens, tenants must do their part in keeping the grounds (both outside/in) trash-free. As such, tenant's are responsible for your own trash removal and should fully dispose your daily made trash at local dump Apartment is in a owner occupied multi-family house. My family consists of my two children and I and our two small dogs (one shih tzu-maltese and one minature king charles cavalier). My daughter is away at college as such rarely comes home. We are a quite and very respectful family, looking for liked minds as renters. We believe in living and enjoying life with quite reasonable noise levels. The house quite hours are 11 PM - 9 AM, with other hours, we ask for noise levels to kept at a reasonable level. The noise hours reflect both inside and outside. The hot tub and fire pit open hours are 10 AM - 10 PM. Located in the heart of Tannersville, NY. 1 minute walk to shops, restaurants, and lake. The area is filled with outdoor activities from hiking, to mountain biking, fishing, waterfalls, swimming, apple picking, spectacular Fall Foliage to so much more... Minutes drive to Hunter Mountain, Kaatterskill Falls, North South Lake, WIndham Mountain... Easy drive to Howes Caverns, Albany, Hudson, and more...
