Impairment can be a problem especially with full flight of stairs, walking around a pond of water on property. Thank you. Our facility and grounds are evolving constantly trying to improve. Seasons and weather patterns change year to year. We just have gone through a season of drought, thus our pond and grounds have changed significantly since taking of these pictures. We are not trying to mislead anyone. The springs that feed the pond stopped flowing early thus the pond is now very low. This happens once in every 15 years. This was the year and we are waiting for the springs to resume. So our pond is a puddle for right now. There is a 50 mile bike/hiking trail from Missoula to Hamilton located close by. We are located 22 miles south of Missoula Montana for shopping, movies and cultural events. Florence is located 5 miles for groceries, gas, restaurants, pharmacy, and hardware needs. You are welcome to use the unit you are renting, as well as visiting the property amentites, such as the pond or the path around. No swimming, or guests on the dock or rope swing please for liability purposes. Ask about anything else first please. Winter time rules are that no one on the ice on the pond. The weather fluctuates and therefore the ice can be thick or thin within a day notice. So not safe to walk on. Children supervision is required also. We want you and your group to have fun, as well as us as Hosts. Guests are able to utilize the unit they are renting as well as walk around the pond or enjoy watching the animals. If you wish to enjoy our picnic area, catch and release fishing, a campfire, Bar b Q, outdoor games, Horse shoes, Smores, weather permitting, ask hosts. Thank you. Gary and Leos Grocery Store, Ace Hardware, Town Pump Gas Station, Bears Lair ll Restaurant and Florence Pharmacy, Florence Family Practice, are located in Florence 5 miles away, and others are located within a few miles away from Florence in Stevensville to the South and Lolo to the North. Lolo Hot Springs up Hiway 12 has Therapeutic pools, and swimming as well as horseback riding. Stevensville Mission is south and has a museum and gift shop to tour. Philipsburg about 2 1/2 hours away to the east has Sapphire Gallery and mining and a scrumptious candy store called the Sweet Palace. Dave is a retired TV producer and has produced their television ads for over 25 years, so we have a special sweet place in our hearts for Shirley and Dale, the owners. They will treat you sweet. They are closed on Saturdays. Open Sundays through Friday. Huckleberry picking is end of July and into first of August depending upon the weather. They grow at higher elevations, and on the north slopes of the mountain. The bushes are about 12" high and the single berries grow under the leaves. There is not public transportation. There is a 50 mile bike trail that extends from Missoula to Darby that goes through Florence. There might be Uber or free ride available in the area now. We now have experience as three years as hosts. We have met many wonderful honest, caring loving people from all over the world as well as the opposite which is sad. Guess that is life. We have learned a lot and we have learned much to stand up for ourselves actually. Please read the house manual and rules. We don't have many, but there are reasons for the ones we have. We ask no pets, alcohol, smoking or drugs or events. Sharon is allergic to smoke, so it can present problems for her in cleaning the units if there has been smoking in them. Also impairment from alcohol or drugs on the property can be a liability with the pond and stairs as well as people's behaviors can change as a result of such impairments, so no alcohol or drugs be used while here, thanks. We have had an experience with this, as such, we are stressing our rules more. Not even hard cider. Our liability insurance could be at risk, please obey. This is not personal, but it is our boundary. We have had folks tell us that they will follow the rules and then the dogs got into the bag of garbage they did not put into the dumpster and scattered beer cans all over and claimed that it was drank by a future son in law, except that there were a couple types of beer and way too many empty cans for just one person to have drank it. We felt very disrespected and lied to by this group. As well as if anything had happened our liability insurance could have been put into jeopardy. Or some who take it personally as an insult to them that we won't let them drink on our property like we don't have that right... get hostile. We enjoy serving guests with our BnBs and sharing our property giving you opportunities to relax that you might not get at a large hotel in a city. We Welcome you here. !!! I am sure that your pets are cute and a member of your family, but there is no way to check for their vaccinations and we have many animals here that we must protect, so the rule is no pets. Children love to watch the pond and the animals, but they must have an adult with them and be supervised at all times by you. We had a grandchild fall off the dock and Grandpa reached down and grabbed the child and pulled them out. It could have been such a tragedy had no adult not been standing right there. The mother was standing there, but went into shock and could not move.... This actually happened------If you know that you will not have transportation while here, remember that the grocery store is 5 miles one away, so prepare with the necessary food supplies you will need until your transportation will be available again. We have learned much and we have enjoyed getting to know you all. Many have stated that they will love to return. We look forward to that. We want all to have fun here, including your hosts!. We have tried to do good work in serving people we have never met before. We have earned SUPER HOSTS as a result. But we also worry about you while your are here too, because we care. We have improved areas and have more areas to improve upon. We have added a Geodome and a Tipi for 2022 season for Glamping and looking to put in Cabins or something as people are really liking staying here and enjoying the special spirit we have here.
