A 2 bedroom, 2 bathroom 300 year old Lakeland cottage with great access to the glorious Lake District. Close to Lake Windermere and Coniston Water and set in the hamlet of Outgate, Honey Pot Cottage retains original features such as low beamed ceilings and a stone fireplace. There are easy walks from the door, or, for adventure-seekers, Grizedale Forest is just a ten minute drive away. The Outgate Inn is a 2 minute walk and the famed Drunken Duck Gastro Pub just 1 mile from the door. Formerly part of an estate within the copyhold of the Manor of Hawkshead, Honey Pot Cottage was originally known as Courier Cottage. The cottage is part of the tiny hamlet of Outgate, where the original properties date back to the early 1700s and prior. Honey Pot Cottage, the only three-storey structure, is attached to Birkwray Farm Cottage, which dates from the 17th century and is a cruck beamed building and, on the other side, a cottage that was, at one time, the hamlet’s smithy. In the winter, relax after a day out in the hills in front of the wood burner while watching a DVD, or during the summer, enjoy a glass of wine on the tiny private terrace surrounded by the sweet, honeysuckle scented evening air. Just one mile north of Hawkshead and a 10-minute drive to Ambleside, this cosy three storey holiday cottage has two well-appointed, dual aspect, double bedrooms, each with its own bathroom and great views. Ground Floor: Lounge/Dining room with wood burner (a starter kit of wood is provided, further supplies can be ordered from Town End Dairy, details in the guest manual), 22" TV with Freeview, Blu-ray/DVD player, CD player, radio and speaker dock with bluetooth compatibility. Galley kitchen with electric oven, gas hob, microwave, fridge, freezer and washing machine (a few laundry pods provided). First Floor: Bedroom with King size bed and bathroom with shower over the bath, toilet, basin and heated towel rail. Second Floor: Twin beds which can be zipped and linked to form a super king bed (please request when booking) and a shower room with toilet, basin and heated towel rail. You will have the whole property to yourself. There is a small layby on the road at the end of Honey Pot Lane which can be used for parking on a first come, first served basis. A further larger layby can be found if you continue up the road a few hundred yards with the Cottage on your left. This layby is on the right hand side of the road. My property is managed by an Airbnb professional co-host. They are available 24/7 via Airbnb, email, phone or available to visit in person if needed. Honey Pot Cottage is located in the tiny hamlet of Outgate, which is made up of a group of cottages, houses and an Inn that are several hundred years old. The whole of Outgate is steeped in history, they literally do not build them like this any more! Outgate itself is 4 miles from the town of Ambleside and 1 mile from Hawkshead. The whole area is criss-crossed with walks and trails and visitors can cruise the length of the lake to various destinations by boarding the historic lake steamers and launches from the jetty in Ambleside. The nearest railway station is located 8 miles away in Windermere, this connects to Oxenholme Station which is near Kendal. Oxenholme is on the UK's main West Coast Rail line which connects you to all major UK cities and airports. A regular bus service runs between Ambleside and all the other towns and popular destinations in the area. Please note: Check-in is from 16:00 and Check-out is before 10:00. Up to two well behaved dogs are welcome, however they must be kept to the ground floor of the property and off the furnishings. There is not a lot of outdoor space and we ask that you do not allow your dog to foul outside the property. There are some good dog walking routes not far from the Cottage. A food and water bowl are provided but please ensure you bring your own bedding and towels for your dogs. There is an additional £25 charge per dog. Please note that there will be a £50 call out fee if keys are locked inside the property and a £100 surcharge if keys are lost. This property is managed by a professional co-host of Airbnb. It is professionally cleaned and the linen/towels are removed from the property after each stay and replaced with freshly laundered supplies. We also supply locally sourced individual toiletries for each guest (shampoo, conditioner, body wash and soap). The property is set up to allow remote access with easy self check-in meaning that no direct contact with anyone is needed.
