Brand new self contained 2 bedroom barn apartment

Situated in a rural location, in the grounds of a Georgian Grade II* farmhouse, this apartment is the top floor of a beautiful brand new oak framed building, and is self contained with your own entrance and parking. It has a king size bedroom and a twin bedroom (which can also be made in to a king size if preferred), a bathroom and open plan sitting room/kitchen. Ideal for work trips (with superfast fibre WiFi and desk) or family stays. **This is a new listing so we don't have any reviews yet, but we have been Superhosts for years - please see our other listings for our 5* reviews and the high standard we have for our accommodation.** This apartment is the top floor of a brand new oak framed building in our garden, which we finished earlier this year. Self contained and with it's own entrance (up a flight of stairs) , with a key safe so you can let yourself in. The apartment is completely separate from the main house so you can come and go as you please. The apartment has been finished to a very high standard, as it is primarily used for family to stay in, so it's modern but homely and with some luxury touches including bespoke solid oak doors and underfloor heating throughout. You will have two bedrooms, one king sized and one twin - the twin beds are 'zip and link', so these can be made in to another king sized bed if you prefer (please let us know when booking if so - they are left as twins if no request is made). The two bedrooms have full sized windows, and the other rooms have Velux windows. The twin bedroom has a very large chest of drawers and bedside table for storage, and the king bedroom has a wardrobe with hangers and drawers, as well as a storage cupboard in the eaves. The sitting room has a large comfy sofa, smart TV (with Disney+, Amazon Prime Video, Netflix and NOW TV - with Sky Movies - subscriptions, which you are welcome to use), and is open plan with the kitchen. The kitchen has a dishwasher, undercounter fridge, microwave, fan assisted oven, sink, toaster, kettle and induction hob, with plenty of cupboard and worktop space. Basic supplies (salt/pepper/oil/tea/coffee/sugar) are provided for you and the kitchen is equipped with cutlery, crockery, pans etc. The bathroom has a bath, shower, toilet, basin and heated towel rail. Most windows overlook the garden and fields beyond. Parking is on a private gated driveway. We are in a very rural location, so you will need a car/taxi to reach us as there is no public transport within walking distance. We have a dedicated parking space for one car with the apartment, if you need extra parking please just ask as we can sometimes accommodate this depending on the date. We also have an EV charger which you can use for an additional fee. The apartment is completely separate from the house, so you can be completely private if you wish, but we both work from home so are usually around if needed. Situated in a lovely rural location but just off the M4 & M3, and within half an hour of Heathrow. Our home is the perfect base to visit London, enjoy some fabulous day trips to places like Windsor or Oxford, sightsee locally or to attend any of the many local events in the area. Ideally located for Arborfield & Shinfield film studios, or Nirvana Spa. We are in Arborfield which has a pub, 2 small shops, and a farm shop. Wokingham is our nearest town which has more extensive facilities, including lots of restaurants and shops, and trains in to London. We are 3 miles from Reading, and if it is sightseeing you are after, then Windsor, Oxford, the Cotswolds, Bath and London are all within easy reach. We are happy to help with local pub or restaurant recommendations if you wish. We are in a very rural location, so you will need a car or taxi to reach us as there is no public transport within walking distance. Parking is off street and free. If you are coming as a family and need a babysitter, our 17 year old daughter is currently studying for her A Levels (alongside an EPQ and her Gold Duke of Edinburgh award) and has been babysitting for years. She is DRB checked, first aid trained, and can provide references from lots of families, so we have a babysitter on site should you require it. Please note that we are next to a working farm, so whilst we try and keep the house and garden nice, the areas next door are rather scruffy! You may also hear an occasional goose, cow or tractor. We have various animals, including two dogs, a cat, chickens and ducks which you may see in the garden. If you are not keen on dogs, please let us know and we will make sure we keep the dogs inside the house when you arrive/depart. As this is an apartment in the first floor roof space, there are sloping ceilings throughout. The ground floor of the barn is a space for Lucy's business, which is baking and cake decorating classes. Classes are held up to 4 days a week (some weeks there are no classes at all though), approximately 10am to 4/5pm, so please be aware that there may be other people in the building during these times (in the floor below, completely separate from the apartment) and you may see cars coming and going for the start or end of the day. Classes are never held in the evenings or on Sundays, but if you would prefer to stay only when classes are not taking place, please do contact us to check the class schedule before you book. And if you are planning on staying whilst attending a class, please do contact us directly to book, as we offer a discounted rate for students. The twin bedroom overlooks part of the neighbouring farmyard, so the window is obscured glass, but this doesn't stop light coming in. The rest of the windows overlook the garden and fields beyond. Please note that there is no outside space or garden access included with the apartment. And lastly, please just enjoy yourselves. :-)
