Off Piste Cottage is located in a conservation area and sits on a peaceful country lane opposite the village church. Enjoying a slightly elevated, sunny position, the cottage is just three miles inland from the coast. Historically linked to one of the local country estates, the cottage has been simply but stylishly refurbished. Comfortably furnished and decorated to reflect the cottage's charm, character and original features and enhanced by splashes of colour, family antique furniture and personal wall art. All rooms are sunny and bright. On the ground floor, the kitchen, which overlooks the south facing, private enclosed garden, leads through to a cosy snug with wood burning stove to light during chilly months, making it the most convivial room for enjoying autumn and winter evenings. A separate sitting room, with feature fire place, benefits from a widescreen television with a full Sky package to enjoy. There's also a family bathroom on this floor with a walk-in shower as well as a bath. Upstairs you find the three bedrooms - a double, twin and single. The garden features a sheltered patio and bench seating, where you can relax in the afternoon and evening sun while taking in the countryside views. Off Piste Cottage is a short drive away from the West Norfolk coast, with the renowned 'winter wildlife spectacular', where tens of thousands of waders gather and whirl around the Wash estuary in winter. It's also a great base for seeing and hearing the mass gatherings of geese in winter as they feed in the fields around the village and noisy skeins fly overhead to and from their roosting sites. With lovely walks available from your doorstep, where you are bound to see hares and other wildlife, it really is a great base for naturalists. You're also close to pretty villages and the Victorian seaside resort of Hunstanton. The beautiful north coast beaches are just a little further around the coast. Sandringham Estate, lavender fields, birdwatching reserves, award winning eateries, miles of beaches and quiet countryside walks, plenty nearby to entertain the children on a wet day, Houghton Hall stately home ... what's not to love about this area? Additional Information: Sorry, no pets. Pillows and duvets are synthetic. Please note that the area to the rear of the property is not fenced off and there is a large drop from this area to the patio, care should be taken when in the garden and children supervised at all times. A lock up shed for bikes and beach equipment is available. Ground Floor: Kitchen With an electric hob, oven, grill, microwave, washing machine, dishwasher, under counter fridge, under counter freezer, dining table with seating for six guests, storage cupboard with hanging space for coats and boots. Snug With a wood burning stove (welcome pack of fuel provided), comfortable sofa, two chairs, bookcase, coffee table, side tables, desk and chair. Sitting room With two two-seater comfortable sofas, feature fireplace (not in use) chair, television with basic Sky package, side tables and coffee table. Bathroom With a bath, large walk-in rainfall shower, wash basin and WC. First Floor: Bedroom one With a double bed in wooden frame, hanging space for clothes, full length mirror and Victorian feature fireplace (not in use). Bedroom two With twin single 3' beds in wrought iron surrounds, hanging space for clothes, views over the rooftops to the countryside beyond. Bedroom three With a 3' single bed in bronze bedstead, hanging space for clothes, bookcase and views over the rooftops to the countryside beyond. Outside: Lawned area to the side of the cottage, patio area (children should be supervised at all times as there is a high wall and no fence), There is a patio area with seating at the front of the cottage and a side patio area with picnic bench and seating. Parking for two cars on the driveway, behind the double wooden gates, further free street parking by the church on a first come first served basis. Sedgeford is a small historic village just a few miles inland from the coast. The King William is a lovely pub in the village serving local ales and delicious home cooked food. If you fancy a walk try Peddars Way or have a drive to HM The Queens residence at Sandringham Estate. There are many other sights to visit such as Great Bircham Windmill, Norfolk lavender fields and Houghton Hall all these attractions are within a short drive or cycle down quiet country lanes. The area is rich in natural beauty and heritage. In winter it's a great base for seeing the huge flocks of birds such as geese and waders in the surrounding fields and on The Wash. Sedgeford is a short drive from several different glorious beaches, historic towns and lively coastal villages, you will never get bored around this area as it has a reputation for being one of the friendliest villages in Norfolk and is located within a designated area of outstanding natural beauty. Sedgeford is just minutes away from the sea and some of the most stunning beaches in the UK and is surrounded by open undulating countryside, it is extremely rich in history and is a great place to visit and with only 600 residents it's an idyllic place to come for a holiday throughout the year.
