Set back from quiet lane, this large, traditional barn conversion is ideal for family holidays & large groups. Plenty of social spaces plus games room with a full size snooker table, large farm kitchen/diner leading to a sunny courtyard; loads of room to run around in safety outside in the spacious, fenced gardens. The extensive views around the house are stunning - also the Crown Country pub is a 10 min walk away, serving food for both lunch and evenings. The house sits in large gardens, set well back from the quiet country lane. Entrance to a spacious lobby/hallway and utility area with plenty of space for coats, boots and pets! Separate cloakroom and utility area with washer and dryer. Stable style gate leads to a large modern country kitchen/diner with an Aga (winter only)which keeps it lovely and warm. Appliances include American style fridge freezer with ice and drinks dispenser, oven, hob, microwave, dishwasher and butler sink. The farmhouse table seats up to 8 comfortably. French doors lead to a pretty walled courtyard with a large terrace and quality garden dining set. TV and WIFI. Kitchen leads to a bright, dual aspect, spacious family reception room with pitch ceiling, wooden flooring and wood burner. Plenty of comfortable seating with 2 large sofas. 46" LG TV , blu ray DVD player and BT You View box. French doors lead to the courtyard. The kitchen also leads to a formal dining area, seating up to 12 comfortably, with full width glazed doors overlooking the courtyard; a lovely sunny room with exposed brickwork, beams and tiled floor. Door from dining area leads to the formal reception room with 43" TV, again with plenty of comfortable seating, Huge inglenook fireplace and French doors. The games room has a full size snooker table. Due to the open layout of these living spaces, the house is ideal for socialising but there are plenty of quiet spots you can retreat to. Wide, open staircase with full height picture window leads to the bedrooms and bathrooms. The master bedroom with triple aspect has a super king bed, built in wardrobe and wall mounted TV. Modern ensuite shower room with double shower, double sinks and toilet. Bedroom 2 with dual aspect countryside views with a double bed. The 3rd has two singles with built in cupboards and countryside views and the 4th has a day bed (pull out option), again with countryside views. Spacious family bathroom with a large shower cubicle and roll top bath. We welcome dogs - the large utility area to the kitchen makes it ideal for pets and the extensive gardens are fully fenced. There are chickens - for super fresh eggs and should the children like animals! Guests have access to the entire house and gardens. Please do not enter the paddocks where there are sometimes horses and they are enclosed by an electric fence as is the chicken run. Note: there is an annexe to the rear of the main house which is occupied and they share the driveway - but not the front gardens. Access arrangements to the house will be advised once booking if fully paid for. The owners are not present but a housekeeper is often around to assist as required - you will be provided with her number. We will leave you to enjoy your holiday in peace but be available by mobile should you have any questions or problems. A comprehensive tourist guide is available and your host can pre-book or advise on any local restaurants and pubs, should you require. Jonathan’s home is located in Hartest, England, United Kingdom. Hartest is a beautiful village set around a picturesque, traditional Suffolk village green, complete with award wining pub serving great food with a large garden and children's play-frame to the rear. Plenty of footpaths all around with stunning scenery. Bury St Edmunds is a very pretty market town with an abundance of independent shops, bars and restaurants, historical buildings, a cathedral and gardens, and is located approximately 20 minutes away by car. The pretty (large) village of Long Melford is an approximate 10 minute drive; it offers a good choice of coffee shops, pubs, independent shops, PO, pharmacy, general stores and a Co-Op. The famous, historical wool town of Lavenham is also a short drive away. Should you wish to go further afield, the University City of Cambridge is an approximate 45 minute drive. There is a butcher on the village green and a good general store and PO in nearby Glemsford. Car needed as this is a rural location and bus services are infrequent. Train and bus stations at Sudbury and Bury St Edmunds. There is a small pond at the entrance which is NOT fenced, care should be taken with children. Access is via an electronic gate so, again, care should be taken with pets until the gate closes - although the house is located on a quiet road. The horses will be supervised which means access via the same driveway / front garden as the guests. We welcome dogs but ask all guests to be mindful about clearing up after their dogs, both inside the house and in the grounds.
