About this space Located in 5 star Big Bass Lake Community this 3-bedroom, 2-bath Pocono Rustic Home with a loft and a game room allows you to enjoy the piece and quiet with your loved ones. Revel in the prime outdoor space, featuring a spacious deck with a gas grill and paved patio with pergola and a fire pit, while the interior has been recently renovated. Enjoy all the community amenities (lakes, outdoor/indoor pool, kids splash zone, sauna, tennis court, sledding, tubing, ping pong) as well as proximity to skiing, snowboarding, beaches, parks, shopping and so much more! The space All New appliances: Washer/Dryer with front load, dishwasher, electric stove, microwave, coffee machine, toaster, WiFi, smart TV connected to Netflix, BBQ Grill (Propane tank is provided but filling tank is Guest responsibility), two gas fireplaces. In the kitchen: All New pots and pans, plates, cups, wine glasses. Master bedroom on a second floor has a king size bed. First bedroom on a first floor has a bunk bed (full bed on the bottom and twin on top), the second bedroom has a queen bed. There is an additional room on the second floor (loft) that has a sofa bed (full/queen size) and working station (desk and office chair). The living room on a first floor has a sofa bed (full/queen size). Additional sleeper sofa in a game room (full/queen size). This allows to sleep up to 12 people (party of 8 is welcome at no extra charge, more than 8 will be charged $20/day for each extra guest). Sheets and bath towels are provided. Please bring beach/pool towels if you plan to use the beach or pool. The Game Room is equipped with a full-sized pool table, a dart board, different board games, and a fireplace. The spacious backyard includes a propane grill, wood burning fire pit while the seating area is equipped with the outdoor furniture. Guest access 3 business days or earlier prior to your stay you are required to fill out the Communities Rental Application form ($50 per rental application to the Community office is included in the cleaning fee of $250). If you do not provide the signed application form on time (at least 3 business day prior to your stay), the Community Office is charging $50 ADDITIONALLY for LATE submissions!!! Any changes to the originally submitted application is also paid separately to the Community Office ($15 per change). We encourage our guests to read the rules and regulations of the Big Bass Lake community which will be emailed upon application approval.. Any fines given for a violation of the rules will be the sole responsibility of the guest who are renting the property. Community rules highlight: • no noise after 10 pm. • maximum of 4 vehicles on the property with no vehicle within 10 ft. of the roadway to prevent fine from HOA. Amenities passes will be require for amenities entry and available for purchase from the Community office (239 Fox Farm Rd, Gouldsboro, PA 18424), Clubhouse (1875-1899 Fawn Ct, Clifton Township, PA 18424), and Recreation Center (no charges for kids under age 7): • Please note that Lakes and Outdoor pool will be close for a season of 2021 on September 6, 2021. • Daily passes per person ($4 weekdays, $6 weekends) • Weekly passes per person effective seven days from date issued ($20 non-holiday week, $25 holiday week) Check-in: 4PM Check-out: 10AM Other things to note • Small dogs (under 20 lb.) are welcome for an additional $10/night/dog. Sorry, no cats or other pets are allowed. • No smoking. No parties or events. • Must be at least 25 year-old to book. • Photo ID is required upon ckeck-in. • Never put garbage outside the house as it would attract wild animals and create an unsafe environment for you and your guests. At the end of your stay we ask that you take all garbage bags to the container area right by the main gate (Community compactor). It is listed in the community rules (not our preference). Not following this rule may cause a $300 fine. • Don't leave garbage (including the garbage from bathrooms) in the house. There would be $100 fee for leaving trash in the house from our cleaning lady! All trash should be disposed into the community compactors near the main gate where you signed in on the first day! Please be aware! • The cleaning fee is for a general cleaning only, any cleaning beyond a general cleaning such as food, drink or carpet stains will be charged $150 and possibly beyond if necessary. • Planning to use the grill and there is no propane in the tank, the closest location to fill it up is at the gas station 5 minutes drive. Please keep in mind that it might be closed over the night!!!
