Second floor and private, 1300 sq ft apartment, 2 bedroom/2 baths with open living/dining room. The apartment has exposed brick and plaster, high ceilings with ceiling fans. Kitchen is stocked with pots/pans/dishes/utensils. Access to a deck just outside the front door with patio furniture/small gas grill. Full-size washer/dryer. Only 40 minutes from Fort Leonard Wood, an hour from Springfield, and easy access to Lake of the Ozarks. Free dedicated guest parking at the apartment entrance. You have access to the entire property - this is NOT a "studio" apartment, it is just on the SECOND floor of our photography studio. Please note that you must climb stairs to enter the apartment. It is a full-size apartment, much larger than it appears in the images posted here; a total of 1300 square feet with a large common area (living room, dining room, kitchen), and the master bedroom and bath are very accommodating. There is a smaller guest bedroom at the front of the apartment. There is also a guest bathroom (shower, sink, and toilet) and laundry area that provides a full-size washer and dryer. A partially-covered, wooden deck with outdoor furniture is at the front entrance of the apartment. The apartment accommodates six guests comfortably; please do not reserve this guest apartment if you require space for more than six guests. Guests have access to the entire apartment area. We plan to greet each guest at check-in but not at check-out. Other than these interactions, we don't intend to bother our guests. Guests should call or message if there is ever a problem after check-in. The neighborhood is made up of local businesses (antiques, resale shops, a couple of restaurants, a coffee shop, jewelry stores, etc.). We have several salons and barbershops in the downtown area. There is no public/mass transit available in Lebanon; however, there are taxi services in town. We have a couple of free parking options. We have two dedicated parking spaces for our guests at the bottom of the stairs; one is covered and the other is open. There is also free parking in the common parking area just across the street from the apartment entrance. The parking area is well-lit but not a secure parking lot so be sure to remove all of your valuables and lock your car. Guests will enter the apartment from the back of the building and there is a metal staircase (23 steps) to navigate. There is no elevator to the apartment so the apartment is NOT handicapped accessible. The apartment is above our photography studio and overlooks Commercial Street in downtown Lebanon, MO. It is also one block west of the railroad tracks. Because of the downtown/business location and proximity to the railroad tracks the potential for noise at different times of the day increases (i.e., during normal business hours). The train travels through the downtown area during the day and at night and is required to blow the horn as it passes through major intersections of the city.
