Additional Rules~ These terms and Conditions clarify the Hosts obligation to the Renter, The Renters obligations to the Host, and in the very unlikely event of a dispute, will be used as the basis for any resolution. Security cameras are on exterior of the building and in the common area of home covering the hammocks and fire place for safety and liability. Camera coverage areas are not near bedrooms and bathrooms. All guest have access to view of cameras at booking. Before lighting wood stove please contact the owner for safety instructions. Check-In: 4:00 P.M./Check Out: 10:00 A.M. $100 per hour fee for late checkouts Acceptance of this agreement is made between: The Rental Applicant and the VRBOHost (Terry-The Unit Loft LLC) as of the last date set forth on the submission of this agreement. 1. Guest- Please list ALL members of your party in the booking. All persons listed will be bound by the terms of this agreement. Occupancy of the property is restricted to those names listed on the agreement or added subsequently by the renter. The Rental applicant is considered the Lead Renter and will assume full responsibility for all members of the Rental Group throughout the rental period. Information or instructions relating to this rental will be communicated to the rental applicant only and not to any third-party member of the Rental group. All individuals inside loft are considered Guests and guests fees must be paid for at initial booking. 2. Occupancy of the property regardless of the published maximum number of persons a property can accommodate, the number of guest occupying the property is strictly limited to those named on the rental agreement or any subsequent amendment notified in writing to the Host. The stated and agreed occupancy figure includes all persons irrespective of age, day and overnight guest. All unauthorized guest will be trespassed and escort off premise by Dayton Police Officers. 3. Condition of the Property The property will have been inspected prior to occupation and therefore the Renter undertakes to: Booking Guests Required to clean Loft at checkout. $300 Cleaning add fee if cleaning isn’t done. -Notify the Host immediately with regard to any damage and/or maintenance issues that require attention. -Keep the Property and all furniture, fixtures, fittings, chattel and effects in or about the Property in the same state of condition repair and condition as found at the commencement of the rental. -The renter shall leave the property in the same state of cleanliness and general order in which it was found. Failure to do so to the satisfaction of the host will result in a security deposit being levied. Examples include carpet cleaning, property repair, etc. 4. Internet service Where internet service are provided, there may be download restrictions and charges may be levied if these are exceeded. It is the Renters responsibility to check for restrictions on an internet device before commencing any download. 5. Smoking Smoking is not permitted within the property. 6. Equipment and facilities provided Equipment and facilities are provided at the discretion of the Host and while every attempt is made to ensure that such equipment is in working order for the duration of the rental period, should a break down occur that render non-essential element unusable, the Host does not take responsibility for replacing or refunding The renter for the lack of use of these equipment of facilities. The equipment and facilities referred to (but not limited exclusively to) such items as fire stove, Television, gaming stations, pool table, games, WIFI, ROKU and Hammocks. The renter must report any inoperative or defective equipment to the Host promptly. The host will make reasonable effort to have repairs made as soon as possible. While every attempt will be made to ensure that all the advertised equipment and appliances are in working order, no reduction of rent; rebate; or refund will be issued for mechanical failure of air conditioning, washer, dryer, TV or other appliances. 7. Refund If a breakdown should occur to fundamental elements such as water systems, plumbing, electrical system and major appliances, such as stove refrigerator, every effort will be made to repair or replace, or an appropriate refund will be made for the inconvenience caused. This does not apply to system misuse, such as plumbing blockage caused by inappropriate use of sanitary facilities. The host is not liable, nor will provide a refund, for any stoppage of electrical service caused by extreme weather or other circumstances beyond their control. Similarly, there will be no refund for inclement weather, changes in water levels, conditions at neighboring properties, or any nuisance afforded by natural elements of the location such as insects or animal population. 8. Other conditions of booking The renter acknowledges that at the commencement of the rental agreement, the property is in good and substantial repair except for any defect the renter may report to the host during the first day of rental. The renter shall leave the property in good repair, cleaned and vacuumed, dishes washed, all garbage placed tidily in the garbage receptacle in the outdoor trash cans. The renter shall abide by these terms and conditions of rental and any additional information and instructions as shall be supplied in the property or by the Host. LIMITATION OF LIABILITY The renter represents, warrants, acknowledges and agrees with the Host that he/she will use the property and its facilities in accordance with the terms and conditions above and the information provided and that he/she does so at his/her own risk and that he/she indemnifies and saves The Host harmless from any personal injury, sickness or death, loss or damage, however caused, to person or property of the renter, his/her family, or guests, before during and after the time of occupancy. Further, he/she accepts full responsibility for the use of the property and agree to pay for any damages, other than normal wear and tear. The Renter furthermore acknowledges he/she is responsible for ensuring all local laws were observed. Guests will need to restrict loud music and loud activities during the week work hours 8-5pm Mon-Friday and 12:30 am-7:00 am Saturday and Sunday All visitors/ guests over 2 people are required to pay an additional $25 per person fee. When booking over 15 guests, an additional $1000 refundable deposit is required. Payable directly to Cashapp $Theunitloftairbnb Locked rooms and offices are off limits. First floor is off limits. There are 4 air mattresses in the unit. Couches shouldn’t be utilized for sleeping. Do not sleep on couches. The loft has security cameras. Do not move and displace furniture Food and eating in dinning rooms and/or 2 kitchens only. Turn off Heat/AC and lights when away Don’t run heat/ac with the windows open Lock doors when away. Close windows when away.
