Lakeside House is a stunning Grade II listed property sleeping 8 (+2) guests*, in 4 bedrooms with 2.5 bathrooms. Overlooking the lovely grounds of the Inn at Fossebridge, Lakeside House dates to the 19th century and has retained many wonderful character features, including wooden beams, exposed stonework and a lovely wood burning fireplace, yet includes modern facilities and is decorated in a fabulous contemporary style. The property has a lovely garden to the front and parking for up to 3 cars. A maximum of 2 medium or 3 small, well-behaved dogs are welcome, for an additional fee per dog. The pet fee is NOT included in your booking cost. A request for an additional fee per pet will be sent to you after you have placed your booking. Your pet fee must be paid for before your arrival date. Please note that additional guests above the maximum capacity are not permitted to stay overnight. Set back from the Fosse Way, down a private driveway, Lakeside House is a beautiful Grade II listed property in a great location in the heart of the Cotswolds - perfect for exploring the North and South Cotswolds. With four bedrooms, this spacious property is a superb choice for friends or families looking for a relaxing break or groups attending weddings at nearby Cripps Barn. Lakeside House has a beautiful garden to the front with a glorious view across to a lake and the gardens of the nearby historic Inn at Fossebridge. To the side is a gravelled outdoor seating-dining area with a charcoal barbecue. The front door opens into an entrance hall that leads to a living room with a wood-burning stove, an open plan kitchen-dining room, a cloakroom and two downstairs bedrooms - one ensuite king-size master bedroom and a twin bedroom with a wash basin and French doors to the garden. On the first floor are two bedrooms - a king-size double and a *family room with four single beds – and the family bathroom. (*(suitable for max. 2 adults or 4 youngsters hence 8+2) – and the family bathroom. Fossebridge hamlet is on the Fosse Way (the A429), an impressive Roman road that runs in and out of a steep wooded valley and over the River Coln. It is surrounded by some of the most beautiful, rolling countryside that the Cotswolds has to offer, with walks up the Coln Valley to the Roman Villa at Chedworth and downstream towards beautiful Bibury and the famous Arlington Row. Fossebridge has its own pub - the Inn at Fossebridge – and the popular Stump is just two minutes’ drive. Straight ahead is a handy downstairs toilet with a wash basin. The Living Room: The stylish, bright and inviting, dual aspect living room is decorated in a classic contemporary Cotswold style, featuring a Cotswold stone fireplace with a wood burning stove. The room is furnished with two comfy sofas, an armchair, a smart TV, occasional tables and side lamps and a lovely wooden coffee table. From the Living Room head down three steps to the master bedroom: Bedroom One (Master): This stunning ground floor bedroom features original exposed beams and a king-size bed on a delightful white rattan bedframe, with bedside tables and reading lamps. The bedroom also has a wardrobe and antique chest of drawers. A high ceiling and a large window overlooking the garden and French windows to the gravel parking area make this a light and bright bedroom. Ensuite Bathroom: The spacious ensuite bathroom features striking forest green tiling, a full-size bath, a cubicle shower with detachable shower head, a WC, twin washbasin and heated towel rail. Kitchen-The Dining Room: This beautiful, open-plan area is the perfect place for socialising, with its long wooden dining table that comfortably seats ten. The table sits next to the fully equipped kitchen, featuring a Rangemaster double oven and 5-ring gas hob, fridge-freezer with water dispenser, dishwasher, microwave, Tassimo coffee machine and a washing machine. Head through to the second hallway/lobby where there is a large, full-length mirror and handy sideboard, off which are two stairs down to Bedroom Two (twin) and the main staircase up to Bedrooms Three and Four. Bedroom Two: This beautiful bright and light, dual-aspect bedroom is decorated in a contemporary style, with French doors leading out to the pretty garden. It features two single beds with a bedside table and reading lamp, a wash basin, a pretty dressing table with a mirror and hairdryer, a hanging rail and a chest of drawers. First Floor Bedroom Three: This stylish bedroom looks out over the garden through two windows, one a pretty porthole, and features a king-size bed with bedside tables and reading lamps, a wash basin and a hanging rail for clothes. Family Bathroom: The contemporary family bathroom features a P-shaped bath with a shower over (rainfall head and detachable head), a large wash basin in a vanity unit, a WC and heated towel rail. Head up three stairs to: Bedroom Four: This family bedroom in the eaves features four single beds on pretty, Victorian-style, metal bedframes – suitable for four young friends or two adults wanting a bit of extra space. The bedroom has two Velux windows with blinds, a wardrobe and two bedside tables with reading lamps. Outside Lakeside has a beautiful lawned garden to the front with a glorious view across to a private lake, and the gardens of the neighbouring Inn at Fossebridge. To the side is a gravelled outdoor seating-dining area with a charcoal barbecue. Up to three cars can park on the private driveway within the garden area, which is accessed through two gates. A gate leads from Lakeside’s garden to the Inn’s garden.The River Coln flows to the side of the Inn, on its journey from Brockhampton to Lechlade, where it joins the River Thames. For a short introduction to the area, follow a stunning 2-mile walk that starts at the Inn at Fossebridge, published by Paws under the Table – a guide to dog friendly walks and pubs in Oxfordshire and the Cotswolds. For longer countryside walks visit cotswolds (Website hidden by Airbnb) to download several walks in the area, including an easy 4.5 Mile-Without-Stiles ramble from Northleach through historic Hampnett and back along the Saltway – an historic route along which salt was transported from Droitwich to the Cotswolds. Eating Out The Inn at Fossebridge is next door and is considered by visitors as a very handy second larder! It is set next to the River Coln and is dog friendly. Serving a wide range of food throughout the day and noted in the 2019 CAMRA Good Beer Guide, this is a welcoming and very handy inn for guests at Lakeside House. Far Peak Climbing: This fantastic climbing facility, just 2 miles along the Fosse Way, offers indoor climbing and bouldering for all ages and abilities and an outdoor 15m climbing tower. There’s also a café and deli on site as well as bike hire. The Cotswold Discovery Centre in the Old Prison: a grade II listed 18th century building and now an historic visitor attraction. The centre is also home to the Cotswolds Conservation Board, the Cotswold Lion Cafe and the Cotswolds Dry Stone Walling Academy.). Located on the Fosse Way, 3 miles from Fossebridge. Northleach, 3.5 miles away, is a fantastic example of a medieval “New Town”, built following the Norman Conquest, and is still very much intact. The free “Historic Town Walking Trail” booklet (available from the Post Office on Market Place) provides an in-depth guide and a map detailing all the major landmarks, including 16th and 17th century merchants’ houses, a workhouse, alms houses and St Peter’s and St Paul’s Church. St Peter and St Paul’s Church built in the 1400s from wealth generated by the town’s wool merchants, this Perpendicular church is known as “The Cathedral of the Cotswolds”. It has several famed brasses dedicated to the merchants, including John Fortey whose legacy was to rebuild the nave of the church. The church bells ring spectacularly, for services and on Tuesday night. St Peter and St Paul’s is open to daytime visitors. Fossebridge is easily accessed by car from all directions. It is in the grounds of The Inn at Fossebridge, which is on the A429 (Fosse Way), approximately eight miles north of Cirencester and 11 miles south of Stow-on-the-Wold. By Train: There are frequent direct rail services from London Paddington to Kemble station (12 miles away) and to Cheltenham Spa (15 miles away) which take approx. one hour. Other stations to consider are Kingham and Charlbury. Taxis: • Chedworth Cabs • Coln Valley Cabs Parking: There is parking in front of the house for up to three cars. Lakeside House is well-suited to guests with limited mobility as it has two ground floor bedrooms. However, please note there are three steps down to the ensuite bedroom on the ground floor and two steps down from the dining area to the ground floor twin bedroom. Guests staying at Lakeside House have access – through a latched gate - to the to the neighbouring Inn at Fossebridge with its pretty pub garden and the neighbouring lake, which is privately owned. Please note that children should never be left unattended by the lake or in the Inn’s gardens. Please do not sit at the Inn’s tables unless consuming drinks/food ordered there. Thank you. Lakeside sleeps 8+2. This means it comfortably sleeps 8 adults but can accommodate 10 guests if the top floor bedroom is used by four smaller/younger guests. (The top floor bedroom is too small for 4 adults.) Family events are welcome at Lakeside House, but it is the policy not to take bookings for single-sex group celebrations, which includes Stag and Hen nights, or groups where the majority are under 25 years.
