When the weather is warm open up the windows and slider doors to the deck of the upper bedroom and the master bedroom to enjoy the cool breeze and listen to the Little River while you fall asleep. Please note this rental is for the entire property including both the main house and the in-law guest house. The main house is 5 bedrooms/3.5 bathrooms & the guest house is 2 bedrooms /2 bathroom . The layout for the main house: 1st floor: A master bedroom with a king bed and its own full bathroom, Living room, Kitchen, Dining room, laundry room, garage, sun room, and screened-in porch. 2nd floor: There are two bedrooms each has a queen bed, one also has a twin bed, they share a full bathroom. One of the bedrooms has a balcony overlooking the back yard. Basement: Contains 2 bedrooms, one with a queen bed and an attached full bathroom. The other with a full-size day bed with a pull-out trundle, that can sleep an additional 3-4 people. Game room complete with TV, pool table, couches, Bluetooth speaker, Foosball table, and board games. With the current setup, you can comfortably sleep 12-14 people in the main house. Sleeps 16 if you use the air mattress provided and couches. The guest house which is attached to the main house through the garage contains and additional 2 bedrooms each with a queen bed, 2 full baths, one of which is attached to one of the bedrooms, a living room with gas fireplace, kitchen, and laundry room. You can sleep 4 people here. The entire property can comfortably sleep 16 people, not including the couches or air mattresses. Tons of outdoor space on 2 acres: picnic tables, grill, fire pit, plenty of decks, screened in porch, sun room, screened in gazebo, horse barn, and a deck with bench seating overlooking the river. Everything. You will have access to the entire property, 2 acres of land, river deck, gazebo, back yard with fire pit, grill, picnic tables, front yard, trails along the river for hiking. This home is centrally located only 10-15 minutes over from the beautiful Franconia Notch area, Bretton Woods, The Cog Railway, Mount Washington, Crawford Notch and 20 minutes to Lincoln so you can enjoy Whales Tale, Clark's Trading Post, Santa's Village, a scenic drive on the Kancamangus, the Flume Gorge, hiking Franconia Ridge, and all the other plentiful natural wonders and ski resorts of the White Mountains. Location doesn't get any better, located 1.75 hrs North of Manchester NH & 2.5 hrs from Boston in the heart of the White Mountains. It’s a 7 minute drive to Bretton Woods Ski Resort & 13 minutes to Cannon Mountain. It’s a 10 minute drive to the quaint town of Bethlehem and 25 minutes to the town of Littleton with all amenities, Walmart, Home Depot, Lowes, Walgreens, TJ Max, diners and cafes. 40 minutes to Santa's Village, Clark's Trained Bears, Polar Caves, Storyland, Mount Washington Auto Rd. 15 minutes to the Flume Gorge, 22 minutes to Whale's Tale Waterpark, and 10 minutes to the world famous Omni Mount Washington Hotel. Snowboard, ski, flyfish, swim, hike, hunt, mountain bike, snowmobile, or just enjoy the sites of this great New England Region. Concord Coach Lines has a stop 20 minutes from the house with daily direct bus access to Boston (South Station and Logan Airport). Check their website for full schedule and locations. Also, 10-20 minutes away is a Super Market, WalMart, restaurants, and shopping areas. Near the house, 5 min away, there is a popular deli and market called Yaya's serving up amazing subs, sandwiches, and pizza. Also convenient for bread, eggs, milk, beer, snacks, etc.. in case you need to quickly grab something. Uber and Lyft service is limited, local taxi is your best option. This is an entire home rental with exclusive and private use of the 2-acre property including both units. Please inquire in advance if you'd like to host a function or event this location. Therefore we have zero tolerance for guests who intend to party, be loud, or otherwise disturb the peace. Any guests violating this rule may be fined and/or asked by local authorities to leave the property and no refund will be given. This is due to a new city ordinance to crack down on Airbnb parties.
