This deluxe, dedicated two-bedroom accommodation is light, fresh and airy. A great base to relax in the garden and games room or explore Sussex, Kent and beyond. Situated is in a quiet cul-de-sac with lovely country walks on your doorstep. Also you are within easy driving distance of Ashdown Forest, the South Downs the coast, the Bluebell Railway and several National Trust properties. Buxted train station, offers easy access for shopping in the local town and is a direct line to London. THE ACCOMMODATION This is a dedicated holiday let all year round and for your exclusive use. You will not be sharing with others. The accommodation comprises two bedrooms, spacious kitchen diner, comfortable living room, family bathroom, small en suite, private patios and small games room. The first bedroom has a small en suite shower-room and comfortable double bed. The second bedroom has a sumptuous superking bed (or two twins) and is conveniently located next to the family bathroom. Extra beds There is a sprung mattress fold out bed, air beds a travel cot and high chair available if required, please enquire if you require any of these. You will have complimentary fast wireless broadband. BT TV with Netflix, a mini bluetooth Bose portable speaker and a radio. The games room is accessed from your patio. It has a football table, plenty of games and jigsaws for all ages. You are welcome to take games into the bungalow, especially in the cold winter months. There are two large bean bags for your use in the games room and for use in the garden on those lovely warm summer days and nights (we have more bean bags if you require them). You have a private patio to the rear, where there is a small kettle BBQ and luxurious comfortable chairs. Access to the garage/games room is from your patio. There are a few steps to the patio and games room. In addition you also have a second patio accessed through your games room. This is also a lovely spot to sit and relax having a coffee/drinks or lounge in the sun or shade on the sun loungers. There is an outside table tennis table you may also use, situated in the garden, just ask me to set it up for you. There is also a large garden day room in between your place and our house. This room is good for extra space during the day and is good to use as additional office space if you are working. The garden room is only available on request and is at an extra charge. Please contact me for further information on this room. If you travel here by train I can usually provide a free shuttle to and from the train station for your luggage. Due to Covid restrictions sadly you will need to walk to the bungalow. Please note if you intend to walk to and from the bungalow, the road leading to the bungalow is a short, but steep hill; great for your cardio-fitness!! Cleaning: The property is professionally cleaned before every visit. We want you to know that we’re doing our part to help our guests stay safe by cleaning and disinfecting frequently touched surfaces (light switches, doorknobs, cabinet handles, remotes, etc.) before you check in. We do not add a cleaning fee for this. In some properties cleaning charges are added after the room price quote. Our price is based on two people sharing one room. There is a small additional charge if two people wish use use both bedrooms and bathrooms. For bookings over 7 nights or more the extra charge is no longer applied when two people wish to use both bedrooms and bathrooms. (£30 per person per night is charge after two people. This is already accounted for if you have entered the correct number of people in your booking.) Unfortunately, the accommodation is not suitable for pets due to allergies. The middle part of the garden and paths are shared with us. You may store bikes safely in the garden room and or the games room/garage. Our home is at the other end of the garden and we will be available for help and advice during your stay. We will also do our utmost to respect your privacy. If there is something you need. I'll be very happy to try and help. For example, you may need something for cooking that's not in your place, but I may have it in mine. On certain dates, you may find a gardener mowing the lawn. If that is a problem to you, please let me know at the time of booking and we can arrange for the gardener to come on a different date. THE VILLAGE There are two excellent local pubs in the village, which both serve very good food. They are within walking distance. There is a good playground and a basketball hoop within five minutes walk. We have a basketball which you can borrow. Next to the playground, there is a football pitch if you fancy a kick-about! In the unlikely event that you need to visit a doctors' practice, the excellent Buxted Surgery is situated nearby. The local station is within walking distance and has a regular direct service to London Bridge. Buxted is around 50 minutes by car from London Gatwick airport and around 90 minutes from London Heathrow. EAST SUSSEX, KENT AND BEYOND It is impossible to mention all of the beautiful places to visit in East Sussex, but here are just a few examples: The famous Bluebell Railway is one of the finest preserved steam railways in the country. Wilderness Wood and cafe is located in the next village. The many National Trust properties in the area include Sheffield Park, Wakehurst Place and Batemans, Rudyard Kipling's former home. Drusillas Park is great fun for the children! The very different coastal resorts of Eastbourne and Brighton are both around 40 minutes away by car. Eastbourne is sedate and neat; Brighton is vibrant and energetic! Tunbridge Wells and its traditional shopping area, The Pantiles, is around 30 minutes' drive. The old county town of Lewes and its castle are within 20 minutes drive. Glyndebourne, home of the famous opera house, is a similar distance away. Buxted Park Hotel, a popular venue for weddings, is a five minute drive away. The Buxted Inn and The White Hart, two pubs which are very well-reviewed for their food, are both within walking distance. For those who like country walks, The South Downs and Ashdown Forest are easily accessible by car. If you prefer not to drive at all, it is easy to walk from the property to join The Vanguard Way, which passes through the village and is a popular country walk and route to Ashdown Forest. The village shop is a five minute walk. Piltdown Golf Club and East Sussex National Golf Club are both within six miles. Please note if you intend to walk to and from the bungalow, the road leading to the bungalow is a short, but steep hill; great for your cardio-fitness!! Buxted station has regular services to London and also to the local town of Uckfield, which is a five-minute journey. There is a bus stop on the main road. Please do read the HOUSE MANUAL on Airbnb once you have booked. There is some very useful information in this section. Most main supermarkets deliver to the door. There is a corner-shop five minutes walk away. The main town of Uckfield has a Waitrose, Tesco’s and a Tesco express all 10 mins drive or 8 mins by train. (If walking, please note that the road leading to the bungalow is a short, steep hill). Important safety note: There is a very small and very shallow pond next to our house which could possibly be reached by small children. The patio has a large step down along one side, by the bungalow windows. There are normal steps for access on both sides of the patio.
