A secluded country escape
A self-contained studio nestled in 60 acres of peaceful private farmland in an AONB in East Sussex. Our property offers the perfect get-away half a mile from the road, tucked away on the border of a private woodland trust. The space sits near to the owners home up a set of steps, with a separate entrance & a private balcony for the sole use of guests. The balcony is a wonderful place to enjoy your breakfast, the sunset or capture a glimpse of the wild deer that are often seen roaming the land. The studio has everything you need for a self-catering holiday. It comes equipped with a fridge, microwave, kettle, toaster, knives, hob, coffee plunger, cutlery and crockery. We also provide olive oil, salt, pepper, tea, sugar and coffee. The bed is a comfy king size and there is electric heating. The bathroom has an electric shower and towels are provided. Parking on site is free. Please note smoking or vaping is not permitted inside the accommodation. The property has good connections to London from either Robertsbridge (12 minute drive) and Etchingham (15 minute drive) train stations. Etchingham - London Bridge = 1hr 7mins. Local Area We are located a 5 minute walk from the local pub (The Swan Inn) and a 10 minute drive from The Ashburnham Arms. Heathfield is a 10 minute drive away and has a number of supermarkets (Waitrose, Sainsbury’s, Co-op and a Tesco express). There are several independent quirky shops, a butcher, pharmacy, greengrocer, bakery, hairdresser/ barbers and a post office. Although this list is not exhaustive of the amenities available. Battle - We are also located a 10 minute drive from the historical town of Battle. Named after the Battle of Hastings 1066, the most famous Battle on English soil. The market town hosts a medieval abbey and hosts a festival of contemporary arts, theater and music. Battle has all of the local amenities you would need and has the addition of a train station that has regular trains from Charing Cross. Hastings - 25 minute drive The Royal Tunbridge Wells - 30 minute drive Eastbourne - 30 minute drive Rye - 35 minute drive Other possible areas of interest: (3.1 miles) Bateman’s House and Garden - The home of author Rudyard Kipling. The author of the family favourite ‘The Jungle Book’. Features include a grade 1 listed watermill, an orchid pond, wildflower meadow and a Mulberry Tea Room. (8.6 miles) Michelham Priory and Gardens - Michelham Priory is a historic house, gardens and working watermill dating back to Medieval times. (10 miles) The Cuckoo Trail - Provides 14 miles of walkways and cycle lanes that follow the old Cuckoo Line Railway from Heathfield to Shinewater Park. It passes through Horam, Hailsham and Polegate. (15 miles) Bewl Water - Bewl water is the largest reservoir in the South East. It is a 12.5 mile cycle, walking or horse riding route made up of forest paths, surfaced trails and meadows. You can take your own bikes or hire them on site. The Wealden area also attracts quality wine producers including Hidden Spring at Horam, Rathfinney at Alfriston and The English Wine Centre at Berwick, A folder of local activities and restaurants is provided in the room for you. Please note: There is no wifi, however there is a 4G signal which can also be used to hotspot from your phone to access freeview TV. The location is not suitable for children as we have several unfenced ponds. We also have our own animals and therefore regrettably cannot take a guest who brings their own dog.
