The 2 storey house is homely and spacious with stunning panoramic views of the river Exe Estuary & coastline. Located in the peaceful village of Cockwood which is close to Dawlish, Teignmouth, Exmouth, Dartmoor and other S. Devon resorts. Outside space includes a patio area on the ground floor bedroom plus a 12' x 5' balcony on the first floor. with amazing coastal views. There is also an off road parking space for 1 vehicle right outside the front door. Upon entering the front door is the hallway which leads to the bedroom and bathroom. The stairs lead up to the open plan KITCHEN, LOUNGE, DINING SPACE, which has the most amazing views from all angles. This entire space has modern LED lighting and measures 23' x 13' that incorporates a dining table with 4 chairs, 2 comfortable sofas with retractable foot rests, and side tables plus 2 tub chairs. There is also a 50" smart TV featuring all the HD Freeview channels plus access to most of the popular streaming services and a homely fireplace which features a flame effect electric fire The adjoining KITCHEN is conveniently located next to the dining and living area and measures 10' x 11' 2". The area incorporates ample cupboard / work top space, a toaster, an electric kettle, an upright fridge/freezer and a microwave. There is also a four burner electric hob with a built in extractor fan, and an electric fan oven. Opening up the sliding patio door is an outside balcony which measures 12' 7" x 5' which encapsulates the coastal views. This space has outdoor lounge seating plus an outdoor coffee table. On the the ground floor is the BEDROOM which measures 16' x 12' 8'' and incorporates a sliding patio door which leads to an outside patio space with a table and chairs. Standing in the bedroom or the patio space are more coastal views to enjoy. The furnishings include a comfortable king size double bed with a foam mattress topper, an adjustable speed ceiling fan, 2 bedside cabinets with touch sensitive mood lamps, 2 tub chairs with a small coffee table plus 2 good sized built in wardrobes with shelving, sliding drawers and hanging rails with coat hangers. The space also includes a hair dryer, an iron and ironing board. The BATHROOM consists of modern LED lighting, a corner styled walk in electric Mira shower, a soft closing toilet, a wash basin and a mirrored cabinet with shelves. PLEASE NOTE . . although it is showing in the photographs the bath is not operational. Note also . . all bed linen, pillows, towels, toilet paper, cleaning cloths / fluids, clothes horse, are all provided. There is oak wood flooring throughout with fitted carpets in the two bedrooms. There is also LED mood lighting and curtains or vertical blinds throughout.. Guests have complete access to all of the house, balcony / patio areas, and front driveway. Minimum one month to a maximum six months. Available any date from December 7th 2019 The village is very pleasant & tranquil. It is centrally located alongside the river Exe and an ideal base for exploring the delights of Devon and Cornwall. With excellent transport links via the M5 motorway, two main line railway stations, very frequent bus services which link Exeter, Exmouth, Dawlish and beyond.  Within a very short walking distance there is an attractive harbour front, two welcoming pubs, both of which specialise in sea food and feature cosy log fires in the cooler times of the year.   A short drive away is a Sainsbury's supermarket with a petrol forecourt , an NHS hospital, (not A & E) Dawlish Warren Nature Reserve, Dartmoor National Park, a good number of National Trust gardens and properties to visit, boat excursions, scenic steam train rides, idyllic beaches to explore,  plus a variety of shops, bars and restaurants in nearby Exeter, Dawlish, Dawlish Warren and Teignmouth. Moreover, there are some excellent 'off road' walking / cycling trails nearby plus a very scenic and inexpensive ferry service which operates daily from Starcross railway station to Exmouth harbour. Note that this service runs hourly from early April to the end of October only.  Public transport is excellent. Please read above. Please note that there is an adjoining property next door which is occasionally occupied but they have their own private entrance and parking space at the rear of the property and are completely fenced off and secluded from the main house. There is a Sainsbury's supermarket close by plus two village pubs which serve excellent food.
