The perfect retreat! Come and visit this gorgeous, characteristic, grade II Listed farmhouse situated in the country village of Grimston. Grimston is surrounded by open rolling fields, Sandringham Estate and only a 20-minute drive to the popular beaches that hug the expansive Norfolk coastline. However, if you don’t fancy the drive Ivy Farm has its very own heated pool and pool house. It really does have everything to offer! This luxury retreat is perfect if you are looking for large house for a group of friends or two families. With six gorgeous bedrooms and luxurious furnishings throughout, you will adore the space and opportunities this house offers. There's a village pub in walking distance and the excellent Congham Hall country hotel with its luxury spa just down the road. It's hard to know where to start when exploring Ivy Farm; the sumptuously furnished rooms exude class and style, yet there’s a relaxed, homely feel about it all. From the moment you step in to the reception hall, you almost feel like you’ve walked into a film set. Enjoy the sophisticated dining room, the relaxed drawing room with piano and views across the beautiful gardens, and the superb fitted bespoke kitchen/breakfast room with granite worktops and four oven Aga. For more room to spread out there’s a charming garden room, a cosy snug and even a cinema room to the ground floor. On the first floor you’ll find six lavishly furnished bedrooms, two being en-suite, as well as a family bathroom and a shower room, all being completed to a high standard. Outside is no less impressive and luxurious. The stunning established gardens are perfect for playing, relaxing with a book or dining alfresco. And of course the heated outdoor swimming pool (open May half term to end of October) is bound to be popular with adults and children alike. All set in extensive grounds, so privacy is guaranteed here. Situated in a sought after location in a quiet corner of Norfolk, yet within easy reach of the coast, award winning eateries, country estates and family activities, Ivy Farm is a very special find and one you will want to return to again and again. Additional Information: Up to two well behaved dogs welcome (small additional charge) To keep the property, grounds and pool maintained to a high standard, gardening and maintenance may need to take place during your stay but any such works will be carried out with as little disruption as possible. Please note the pool is open from May half term until end of October. The Pool is a hopper pool (there is no shallow end, it runs at one depth). Grimston lies around six miles northeast of King's Lynn and is just a few miles away from the Royal family's residence at Sandringham, where you can easily spend a whole day touring the house, the beautiful gardens and the museum. It is just a few minutes from the A148 and A149, providing easy access to both the North Norfolk coast and the inland countryside. The village has a post office and stores along with the village pub The Old Bell, and a Butcher's shop just one mile away in neighbouring Pott Row. Make sure you visit Congham Hall Spa for some pampering. In nearby Great Massingham The Three Horseshoes and The Dabbling Duck and Cartshed Tea Rooms can all be found in one of Norfolk's loveliest villages with it's fine village green and duck ponds. The nearest beaches are at Snettisham, Heacham and Hunstanton and Brancaster. Sailing is possible at Brancaster Staithe. Hunstanton is famous for it's striped cliffs and the esplanade gardens, a traditional Victorian promenade garden complete with a bowling green and play area for children, crazy golf and putting area. For the more active, Old Hunstanton has become a mecca for Kite Surfing and Hunstanton Golf Course is a challenging links course, voted amongst the top 100 courses in Britain. Old Hunstanton has an abundance of great places to eat, including The Neptune, a Michelin-starred restaurant; The Lodge Hotel and The Mariners Arms, plus of course there is the ever-popular beach cafe, great for a good fry up or a leisurely lunchtime snack. RSPB nature reserves can be found locally at Snettisham and Titchwell, both well worth a visit.
