This counts towards any visitor as well. There are cameras on the outside of the house not inside. RENTAL RULES 1. Occupancy: Number of occupants must be stated at the time of booking or updated anytime a new occupant(s) enters the premises. No additional friends or guests are to enter the property or use its facilities without permission. All occupants are the sole responsibility of the Guest. Should it be determined that unaccounted occupants entered the property the reservation will be cancelled immediately and all occupants will be escorted off the property, without refund. 2. Objectionable Guests: If, in the Landlord’s sole discretion, the Tenant becomes objectionable as a tenant to the neighbors or to the property, the Tenant agrees to remove him/her self and his/her effects from the premises at the request of the Landlord. If the Tenant fails to vacate the premises upon request, the reservation will be cancelled without refund and the tenant will be removed from the property. Tenant agrees to be liable for all damages for the holding over in violation of this provision of the lease without regard to the issue of whether or not the Landlord made the request for eviction for good cause. 3. Hold Harmless: All of the homes are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. 4. Weather/Natural Disasters: If there is unfavorable weather, a storm, earthquake or wildfires no refunds will be given. 5. Parking: Guest parking is available throughout the neighbourhood, Guests are to park on the property driveway. Street parking is available for vehicles on the street side closest to the house. Failure to abide by parking lot rules will result in towing of vehicle(s) at renter’s expense. 6. Surveillance: Tenant acknowledges the presence of outdoor Security Cameras, should the tenant attempt to tamper with or block camera in any way the reservation will be cancelled immediately, tenant will forfeit the damage deposit and be removed from the property without refund. 7. Rules: Tenant agrees to abide by the Rental Rules at all times during the length of the Lease Agreement. Failure to abide by the Rental Rules will result in non-refundable cancellation, eviction and forfeiture of deposit. 8. House Rules: Keep the property and all furnishings in good order and no shoes are to be used in the property. Should shoes be worn inside the property the tenant will forfeit the damage deposit. 9. Excessive Noise: Tenant(s) should not create excessive noise at a level that disturbs neighbors; Code enforced neighborhood quiet hours are from 11:00 PM – 7:00AM. 10. Smoking: This is a smoke free home; smoking of any kind is NOT permitted on property grounds, in the home or the garage. This property is not feasible for smokers. 12. Parties: Parties are strictly prohibited by Airbnb, although large group gatherings are allowed as long as the occupancy rule is followed. 13. Intended Use: Only use appliances for their intended uses. 14. Damages: Any breakage, theft or damage to the property will be charged at the replacement or repair cost plus 20% service fee. Charges over and above the standard fees may also be imposed if the property is left in an unreasonable condition for example; i. Lost or damaged remote controls including TV and Furniture. ii. Any item in the home that has been broken, stained, misplaced by the Tenant and not reported to the host ASAP. iii. All other items damaged or broken will be assessed individually as to whether a claim is made on the security deposit. 15. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit; daily maid service is not included in the rental rate. We do not permit towels, or linens to be taken from the units. This includes any personal care, toiletries, laundry detergent and cleaning supplies provided by the host. 17. Outlets and Plugs: The amount of plugs available to charge devices are very convenient. Tenants are not to disconnect any of the cables from the outlets, especially the LED lights. Unless of an emergency and cables are to be reconnected before leaving the home. 18. Early/Late Check Out: Early check-in and late check-out may be available upon request, fee $50. Otherwise please ensure that you checkout on time. We charge an additional fee of $100 for the first hour. After the first hour it will be charged as a full day. 19. Pets: An exception can be made and will cost an additional $100. If Tenant is found to bring pets onto the property without permission, it will result in non-refundable cancellation, eviction and forfeiture of deposit. 20. Cleaning: Please rinse and place dishes in the dishwasher after use. Picking up after yourself in common areas is important. Tenants are to pour any empties in the sink and place them in the correct bin. Remove any glass bottles from the premises. Any garbage has to be in the right bin. Please always lock the doors/turn off the lights (Not the LEDS) when you leave and be courteous to the neighbors. Failure to follow this rule may result in extra cleaning fees. 21. If Tenant is found to have had a party which results in extra cleaning and also in the unfortunate event of the disruptions alerting neighbors, it will result in non-refundable cancellation, eviction and forfeiture of deposit.
