Barn House, Large Period Property Grade II Listed

Welcome to Barn House in Marks Tey, Colchester. We hope you enjoy your stay! We have personally thought through all of the amenities and hope to provide you with all the comforts of home. The surrounding area has a lot to offer and is sure to make your holiday one of a kind. Barn House is an ideal accommodation for large groups and family gatherings. This very large property can comfortably accommodate 17 guests in bedrooms, which the option of 2 additional guests on EZ camp beds. The house is situated on 2.5 acres of land, the vast garden includes an outdoor heated pool, hot tub, large fire pit (wood provided) and several seating areas. The house is fully air conditioned with the exception of 1 bedroom. It has full indoor and outdoor Wi-Fi. The main lounge has a large open fire, the second lounge has a wood burner as does the snug (all wood provided). All stone floors have underfloor heating providing a cosy feel. The large open plan kitchen has an AGA oven, large table that can comfortably seat 20 people and is fully equipped for all your catering needs. The outside space provides three outside seating areas with use a Big Green Egg BBQ (charcoal & firelighters provided). Please note the house is situated on the A120 which is a busy, noisy road. Barn House is an extremely well equipped grade II listed period property with the original part of the house dating back to 1546. Access to three of the bedrooms is via a steep various width tread staircase, this is an original staircase which cannot be altered and therefore we advise you take extra care. As a self-catering house, you'll find everything you need for a perfect stay. The kitchen has a fridge, a hob, an oven, a kettle, a freezer and a microwave. The house is a perfect place to relax and offers several televisions and internet access. This house has 8 bedrooms and can comfortably sleep 17. We also have 2 additional EZ-Beds which can be put into any room of your choice to bring the total number of guests available to sleep to 19. In the first bedroom, you will find a king size bed. In the next bedroom, there is a small double bed. The third bedroom contains a king size bed. The fourth bedroom contains a king size bed. The fifth bedroom contains a 2 single beds. The sixth bedroom contains a king size bed. The seventh bedroom contains a king size bed and a single bed. The eighth bedroom contains a super king size bed. There are 5 bathrooms. The first bathroom has a toilet and sink. The next bathroom has a toilet and sink and a walk-in shower. The third bathroom has a toilet and sink and a free standing bath. The fourth bathroom has a toilet and sink and a free standing bath, this is an en-suite. The fifth bathroom has a toilet, sink, free standing bath and walk-in shower, this is an en-suite. Linen and towels are all included to make your stay more enjoyable. House Rules: - Check-in time is 3pm and check-out is 10am. - Smoking is not allowed inside the property, however ash trays are provided for outside. - There are on-site parking facilities available at the property, the house can park approx. 15+ vehicles. - Pets are not allowed at the property. - We do allow Hen Parties & Stag Do's however the maximum number of guests is 19 people, no additional guests are allowed on-site unless they are staying in the property/working at the property (caterers etc). - No illegal substances are to be brought into the property. - Music is to be turned down from 10pm as to respect our neighbouring properties.
