***We have and continue to follow a strict sanitization process with our Property. ----Newly remodeled Victorian with all the Victorian charm, yet modern convenience in the best location. Our home features traditional soapstone counters and sink, luxury Japanese soaking tub with a huge rainfall showerhead, super-automatic coffee machine to get you going in the morning, and tons of charm. Perfect for 4-5 Adults +/- children Our home is a two-bedroom in a beautiful 124-year-old Victorian home surrounded by a beautifully gardened yard. We’ve just completed extensive remodeling to a modern style while paying homage to and by preserving much of its Victorian elements and charm. Our home easily accommodates 4-5 adults. We do have a high-end queen-sized stay firm inflatable airbed for guests with children/teens if needed. Inside we have two bedrooms each with queen-sized beds with luxury mattresses. Either or both of the rooms can be set up for you to be a work-space/office configuration complete with internet, large screen monitors, keyboard, and mouse (just plug your laptop in and your good to go). The bathroom has a stunning hand-hammered copper Japanese soaking tub, and what we believe is just about the largest rainfall shower-head made. ((Due to the high walls on the tub it may not be suitable for folks with limited mobility)) Our home is right across the street from one of the best cheese, fresh-baked bread, and luxury grocery stores in Boston, let alone Cambridge. Just down the street is another grocery, whole foods are also very close. Restaurants and other shops abound. The neighborhood is one of the most sought after in the region, featuring some of the best-preserved Victorian homes anywhere. Just a few blocks away is the historic Longfellow house and gardens, which we highly recommend folks visit. For getting around the Cambridge and Boston area is simple and couldn’t be easier. There is a T Stop (Boston's mass transit system) right across the street, where via the trolley you can be in Harvard Square Station in minutes. Using the T you can be just about anywhere else in Boston and Cambridge in little to no time. We encourage folks not to drive in Boston and to use the T and Uber instead. We even offer an Uber discount code which will give you a discount on your first Uber ride booked from your phone (q2bpq). However, if you have a car we have one off-street parking space in the driveway that's often available for your use if you wish (a rare find in and around Cambridge/Boston). Our entire flat is available for guests. We provide all the towels, linen, dishes, soaps, and things you need to live comfortably even the coffee! All you need is your things. You can fill the refrigerator with food and goodies from the cheese and luxury goods store across the street, grocery just up the street, or convenience store just up the way. Washer and Dryer are there for your use as well. Guests have the entire suite to themselves. Monthly rental offers housekeeping services, laundry services are also optionally available Nestled up to Harvard and surrounds the neighborhood is quiet, well established, and beautiful with a lot of history and many famous residents past and current. Located in the neighborhood of Cambridge called Huron Village, the home is blocks away from the historic Longfellow House, Harvard, MIT, Radcliffe, Leslie, and the entire area exudes Victorian charm. There is easy and quick access to local stores, tree-lined streets, and it offers exceptionally easy access to all things Cambridge and Boston, no car required! Close to Harvard, Lesley, Radcliffe, and MIT. The home is a 10-minute walk to Harvard Square and Harvard University. An electric trolly/bus stops right outside and whisks you to Harvard Square and the T (trains) that run throughout Cambridge and Boston in 3 minutes. From there MIT is 3 or 4 more minutes by the T, Boston Commons roughly 8 minutes. The Huron Village neighborhood has great local shops and restaurants to explore with a classic New England feel right in the middle of everything. The Longfellow House on Brattle is just a few blocks away. ABSOLUTELY NO PARTIES or similar gatherings. We've never had issues with families or friends traveling together, family dinner/birthday party or things like that, we are specifically addressing parties. Everything needs to be inside by 10 pm at a respectable noise level. Sorry to be so blunt but we have had a number of epic issues with this lately. It jeopardized guest safety/experience and our ability to host. There are many wonderful clubs and environments nearby for such activities. The area we are in is an upscale housing area not suitable for parties and similar events. As such you may find yourself without a place to stay. If in doubt please ask before booking. We do collect a $200 deposit which will not be returned if there are noise complaints or issues from the neighborhood, if our cleaner has to completely reconfigure our home, or re-establish all the TV wiring after your stay. We've never had to hold it back, but, it's there to prevent large and loud college parties and the like. Standard Check-in is 4 or After, however, we can almost always accommodate early bag drop-off and sometimes an earlier check-in as well! We have very few rules except to enjoy yourself and be respectful of our home and neighbors. We've tried to set everything up so you have a 5-star experience all around all. So all you need is your clothes and to focus on having a good time in our home as though it's your own. The few small rules we have are: * No smoking * No pets * * Our home is not suitable for loud parties (PLEASE Please be good neighbors! The outside decks and patios are wonderful places to hangout out but, please be conscious of noise, be quiet after 10 pm, and move inside by 11). We have neighbors who sleep with Windows open and Cambridge has very strict noise laws that kick in around 10pm. * Please note the tub/shower has a high wall and may not be suitable for folks with limited mobility Our home was built in 1880.. Please do not flush Tampons, Baby wipes (even the flush kind), or paper towels as they will clog up the plumbing system while you are there Please understand the home is well over 120 years old from a time when all the materials to build it would have been brought by horse and buggy. The house would have then been hand built by skilled workers from scratch. It's clean, exceptionally comfortable, and in a great location. However, we've very purposefully not blown out the charm of an old house. The doors are all hand made, so not perfectly square, the floors creek a wee bit here and there, and some of the windows are a bit wavy. We've tried hard to balance the old with the new. [By Booking Guests agree to the rental agreement below and agree to be bound by it [this is to comply with new short-term rental laws in Cambridge]] SHORT TERM RENTAL AGREEMENT Below is our tenant rental agreement for our home in Cambridge Ma 02138. By renting our property you (THE RENTER and THE RENTERs party) agree to this agreements terms and those in the listing, as do all members of your party. We (THE OWNER) make the agreement available before booking for this purpose. It is your responsibility as the tenant/renter to ensure that all members of your party have access to the agreement, understand it’s terms, and agree to them. THE RENTER will be present at the property and agrees they have not rented the property for a third party without prior written permission from THE OWNER. Terms of the Agreement: 1. THE OWNER has the right to inspect the premises without prior notice at any time to enforce the terms of this agreement. Should THE RENTERs violate any of the terms of this agreement, the rental period shall be terminated immediately. THE RENTERs waive all rights to process if they fail to vacate the premises upon termination of the rental period. THE RENTERs shall vacate the premises at the expiration time and date of this agreement. 2. You are responsible for providing your own phone(s). There is no phone service at the house, however, there is WiFi your cell phone can use for WiFi calling. Emergency medical, fire, and police service can be called by dialing 911 and calls of an emergency nature should use your cell plan and not WiFi to aid in the emergency services assistance to you. 3. THE RENTERs shall maintain the premises in a good, clean, and ready to rent condition, and use the premises only in a careful and lawful manner. THE RENTERs shall leave the premises in a near ready to rent condition at the expiration of the rental agreement, defined by the Landlord as only requiring cleaning and laundry services to make habitable by the next THE RENTERs. THE RENTERs shall pay for required services, maintenance, and repairs should the premises be left in a lesser condition. THE RENTERs agree that the Landlord shall deduct costs of said services from the security deposit prior to refund if THE RENTERs cause damage to the premises or its furnishings and THE RENTER agrees to pay any amounts over the deposit as required. 4. THE RENTERs shall dispose of all waste material generated during the rental period in a lawful manner and put the trash in the bins along the driveway. Trash pickup is Tuesday for garbage and recycling. If your stay includes Monday night the city required place the bins out by the curb Monday evening and bring them in after the city picks them up (Tuesday evening or afternoon is a good time to bring them back). THE RENTER is cautioned not to leave trash outside for long periods of time because it attracts animals. 5. THE RENTERs shall pay for any damage done to the premises over and above normal wear and tear. 6. No animals or pets of any kind will be brought onto the premises without prior written permission. 7. THE RENTERs shall not sublet the property. 8. THE RENTERs shall have no more than the number of persons you stated when booking reside or sleep on the premises. If there is an increase in the number of persons staying THE RENTER must notify and gain permission of THE OWNER immediately. [this is in part due to new local regulations] 9. THE RENTERs shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property owners. THE RENTERs shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and THE RENTERs shall then immediately vacate the premises. Quiet hour starts at 10 PM and Pool and outdoor noise should be kept to a minimum. 10. There shall be no smoking inside the premises. Smoking is permitted outside the home however, THE RENTER must properly dispose of any butts or other related items. Cigarette butts disposed of in the yard will result in a fine of $200 against your security deposit. 11. Landlord shall provide towels, linens, cups, knives, forks, spoons, dishes, and other items as commonly used by the Landlord’s family. Toilet paper, soap, dish detergent, laundry soap, shampoos, and other consumables are provided in minimal amounts, additional is to be purchased by the Tennant. No reimbursement will be made for unused consumables left at the premises. If consumables exist at the premises when THE RENTER arrives THE RENTER is free to use them on premise but not take them. 12. THE RENTERs and THE RENTERs' Guests shall hereby indemnify and hold harmless the Landlord against any and all claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. THE RENTERs expressly recognize that any insurance for property damage or loss which the Landlord may maintain on the property does not cover the personal property of THE RENTERs, and that THE RENTERs should purchase their own insurance for THE RENTERs and Guests if such coverage is desired. This is highly recommended to cover accidental breakage etc and provides great peace of mind for you during your stay and is inexpensive. There are a number of such companies. Previous renters have used Guardian and have seemed happy, however, THE OWNER make no warrants or assurances on this or any other of these companies. 13. THE RENTERs agree to pay all reasonable costs, attorney's fees and expenses that shall be made or incurred by Landlord enforcing this agreement. 14. THE RENTERs expressly acknowledge and agree that this Agreement is for transient occupancy of the Property, and that THE RENTERs do not intend to make the property a residence or household and will vacate at the end of the rental term at or before the checkout time. 15. The property rarely experiences outages (power, internet, etc) of any kind but, they do occur and are beyond our control. THE OWNER report outages as each occurs. No refunds or compensation will be given for any outages. If you do experience one, please notify us immediately so that THE OWNER can work to resolve the situation for you as rapidly as possible. 16. There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions. 17. There shall be no refunds of rents because of shortened stays or ruined expectations due to work and family emergencies or other commitments. If this is a concern you may wish to acquire travelers insurance. 18. THE RENTER recognizes that the property premises, have many steps and elevation changes within and outside the property premises and while located in the city, there are still natural hazards. You are hereby notified that there are wild animals in the area that may come onto the property. Many of these animals are dangerous representing a risk to humans and pets. These animals include but are not limited to: coyotes, turkeys, birds of prey, and others. The RENTER agrees to assume all risk from encounters with such. THE RENTER holds harmless THE OWNER from any damages, loss, injury, or death 19. Breakages do occur and are normal. THE RENTER agrees to notify THE OWNER immediately if anything breaks as it affects not only your experience, but, that of future guests and the owner who wish to enjoy the property as well. THE OWNER is generally very understanding when notified, not so much when not/there is deception. 20. THE RENTER is responsible for cleaning up yard and common areas after use. There are wild animals on the in the area and it this is very important to properly toss any food items and not leave them outside. 21. NO FIREARMS are allowed on the property at any time unless you are a member of law enforcement or appropriate government agency and THE RENTER agrees to notify the owner if this is the case in advance of their stay. 22. THE RENTER agrees that Fireworks and other hazardous materials shall not be used in or around the property. The homes in the area are VERY OLD and as such are flammable. Be smart and use caution with fire of any kind. 23. THE RENTER shall use the property for legal purposes only. Illegal drug use, abuse of any person, harboring fugitives, or any other illegal activity ; shall cause immediate termination of this agreement with no refund of rents or deposits. 24. THE RENTER agrees not to access the “owner’s closets” or ‘Wine Cellar room’ even if unlocked. The owners closets contains cleaning supplies and chemicals that could be hazardous to children and adults and other items THE OWNER need to maintain the house and ensure it’s nice for guests like yourselves. The “owners closets” are located in the basement, garage, and one third floor room. 25. THE RENTER is advised that the property contains a gas water heating, stoves, and heaters. If THE RENTER has any doubt about safe operation THE RENTER agrees to ask THE OWNER or an agent of the owner. Be ABSOLUTELY CERTAIN to shut off GAS stoves when not in use. If you smell a strong gas immediately leave the property and call 911. Stay out of the building until the GAS company clears it (we thankfully have never had to do this and this is generally a pretty quick process), be safe, get out and call. 26. The property has a fire extinguisher installed near the kitchen area. The fire extinguisher was fully charged at last inspection. It is the duty of THE RENTER to inform THE OWNER immediately should the fire extinguisher become less than fully charged. THE RENTER agrees to use the fire extinguisher only for true emergencies. Should a fire or other event occur THE RENTER will notify THE OWNER immediately. The fire alarms do not automatically call the fire department, so call 911 should something occur. 27. The property has fire alarms installed and they are believed to function properly at the time of rental. Tennant will notify THE OWNER without delay if a fire alarm “chirps” or has a low battery condition. If there is a need to silence a fire alarm, (for instance from a popcorn burning) pressing the large white circle in it’s middle will do so. Please notify others in the house that it was not a real emergency. If it is a real emergency leave immediately yelling “fire fire get out!” and call 911 immediately. DO NOT try to grab personal belongings. Be smart and safe, just get out. 28. THE RENTER shall see to their own and the property security while in the property by locking doors, windows, doors, etc. when leaving or when it’s prudent to do so. 29. Valuable items left behind by THE RENTER will be held for THE RENTER and every reasonable effort will be made to contact THE RENTER for return. If items are not claimed for longer than 1 month they shall become the property of the Landlord. The Landlord shall not be held liable for condition of said items. 30. TV is provided and includes many channels/services. No refund of rents shall be given for outages, content, lack of content, lack of language support or personal preferences with regard to TV service. 31. High speed wireless internet is provided as a convince only and is not integral to the agreement. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to internet service. 32. THE RENTER agrees to NOT touch or change the wiring or configuration of these internet or TV devices in any way. THE RENTER understands that if these items have to be reset up, fixed, or reconfigured there will be a minimum $200 fine to cover the time and labor to return them to the state they are provided in. It is the renters responsibility to ensure these items are as they were at check-in and properly working before leaving. 33. THE RENTER agrees that Air conditioning shall not be set below 75 degrees and heat shall not be set above 78, and that the fan setting shall be “Auto”. Doors and windows shall be closed when either heat or air conditioning is in operation. 34. THE RENTER agrees to not host parties or events unless specifically granted written permission by the Releasees and understands that failure to do so will result in immediate removal from the property and loss of the entire security deposit, plus additional cleaning and potentially other damage related fees, regardless of how many days remain on the booking, time of day or night. Any legal issues, fines, or the like resulting from such events will be the sole responsibility of THE RENTER.
