The 8 foot privacy fence in the backyard makes this perfect for privacy and entertainment. Everything you could want in a hotel, or other accommodations, you get here in a private home. Full Gym, Kitchen, Office w/Comp. & Printer, Game Room w/Ping Pong table, Smart TV's w/Roku, Sound Systems, Bluetooth Speaker on Patio, and more all for you to use. This home has all the amenities you could want for your stay. The beautiful backyard is the main focal point and has a full size Pool(Deep-end 6ft), 8 foot Privacy fence all around with locked gate, covered patio with lounging furniture, a loud Bluetooth Speaker inside the overhead fan that can be used on phone or play audio from living room sound system, a propane grill with all necessary utensils, and an elevated tanning deck with tanning chairs for relaxing! The front of the home has a Gym with free weights, treadmill, Bowflex, workout mat w/medicine balls, and more for your complete workout if you choose during your stay without leaving! The front office has a PC computer for you to use during your stay, and a printer to print tickets if needed. The open living area has a Samsung Smart TV with all the streaming & music services, a connected Roku if you prefer, and Bose Sound System for playing music or audio from TV with the option of mirroring TV's audio to the outside speaker. The master bedroom also has a TV with Roku player, and another Bose Sound System connected to the TV and for audio as you wish. The Piano is the only thing that is Not Available for you to use, but all else if there for your enjoyment! The upstairs game-room is the only thing on the 2nd floor, and has a ping pong table with paddles. The table can be folded up and rolled against the wall to accommodate an opened area for more room. Great place for all the kids to sleep and the adults can claim the 3 lockable rooms! When you come down the stairs directly in front is the 2 secondary bedrooms and the 2nd bathroom. Sleeping arrangements include a King in the Master, Queen Bed in both bedrooms, 2 couches & 1 love seat in the living room, 2 single beds in upstairs game-room, and 2 twin double high air mattresses with built in pumps if needed. The listing is for up to 12 people, but these sleeping arrangements can sleep more than that depending on the situation so feel free to request if you think these arrangements fit your needs. The home is not currently lived in and solely for travelers, but is fully stocked in the Kitchen with all the pots, pans, plates/bowls, glasses, cups, and cooking utensils you could need. The pantry has a whole supply and variety of spices. The garage will be locked and not accessible during your stay. The Piano is not for use and please do not damage or let kids play on it. Dog friendly home! Feel free to request a spot for your furry friend at this home. The backdoor has a security doggy door that can be opened when in use then closed and locked back up when needed. General cleaning supplies will be available in the event you need to clean something up. Pool service comes every week on Tuesday afternoon to clean & service the pool. If this is going to interfere with any Tuesday afternoon plans you have during your stay please let us know and we will change as necessary. Small Children and infants can be accommodated in this property. However, there is not any specific child safety precautions in place so it will be your responsibility to protect your infants and while outside around pool. There is a closet with: 1 Pack n Play Crib, 1 Pop up Crib, Stroller, Dining Table Chair with infant eating tray, some toys. Entire home except for the garage. We will be available to assist with anything you need, and otherwise leave you fully with your uninterrupted privacy. Access to the unit, check-in & out, and communication will be fully automated with smart locks and a unique access code for a seamless experience! We are a property management group local in Mansfield with over 12 years of property management experience. We will not be in the neighborhood, but will be readily available and in the area should anything arise. We will supply you with all the contact information you need to get ahold of us, and we have multiple people on staff so you can be served as quickly as possible. This home is perfect if you are coming in for a tournament at BLD and want a great place for the family. It is also near the hotspot of Arlington, TX and less than 30 minutes access to all of it! Shopping centers with grocery, food, gyms, spa, most major banks, and more all less than half a mile away and can walk on sidewalk to get there. Pool is Cleaned & Serviced every Tuesday afternoon. On your cell phone settings page select Bluetooth and look for Audio Light. Select Connect and use your phone to play music. Remember to disconnect in phone settings when leaving the pool area. - Pool service comes every week on Tuesday afternoon to clean & service the pool. If this is going to interfere with any Tuesday afternoon plans you have during your stay please let us know and we can change if necessary and able. - For your safety no diving in the pool, as the deepest point at the small end is only 6 feet; the large end is 3 feet. Do not allow children in the backyard and around the pool without an adult present. - You are allowed to use the grill on the back patio, and there are helpful instructions attached to it if needed. All necessary utensils are either in the kitchen or inside the grill. - Please leave any used pool towels by the back door. ---------------------------------------------------------------------------- --Amenities-- Gym: All equipment in gym area you are for your use. Tandem bicycle is for your use. We are not responsible for any injuries or accidents that occur in or with anything in the gym. Please use caution and discretion when using equipment. Office: Desktop computer is available for your use. Please do not install any software on the computer. If there is an extended internet outage please let us know ASAP so we can call it into the provider. Cleaning Closet has basic cleaning supplies. WIFI & TV: Living Room TV is a Samsung Smart TV with popular streaming and music apps, Roku, and a Bose Sound System. The Master has a TV with Roku and Bose Sound System as well. Local Channels are available by selecting the TV input on the TV. Tennis Courts: Tennis rackets available in the Gym for your use. Public Tennis Courts located at Clayton Chandler Park, corner of Debbie Lane and Walnut Creek Dr, right down the street. Baby Supplies: There is a closet in the 2nd bedroom with; 1 Pack n Play Crib, 1 Pop up Crib, Stroller, Dining Table Chair with infant eating tray, and some toys. Please return anything used to its proper place. ---------------------------------------------------------------------------- ADDITIONAL REQUIREMENTS/ACKNOWLEDGEMENTS ---------------------------------------------------------------------------- [Reservation Holder] It is required that the named reservation holder is one of the occupants staying in rental, and you may be required to verify prior to check-in. [Booked Guest Count] Booked Guest Count must be accurate to the best of your ability, and can be altered prior to arrival. We reserve the right to require correction, withhold access, or cancel your reservation if you arrive with an excess of a guest count, or is otherwise brought to our attention. Necessary accommodations will only be prepared for the listed amount of guests. [Events/Parties] NO parties or events unless explicitly granted privilege IN WRITING. You must also acknowledge: • Unauthorized Event/Party: If it is discovered renter has an unauthorized party or event of any kind, renter will be immediately be charged an initial fee of $500 for the violation. This does not include any additional expenses or fees we may incur in an effort to clean/remedy the property back to the condition it was provided to renter. • Demand to Vacate: You may be ordered to vacate the property immediately if we discover a violation of event/party policy, and in this event, no refund will be provided. [Pets] Allowed with the exception of cats. NO cats allowed. Two (2) dogs max, under 20 lbs. each. Any pets that will be brought into the home will need to be specifically requested, and listed before/after reservation. Pets are an additional $30 per pet, per night. [Payment Processing] Refunds requested by the traveler, and cancellations initiated by the traveler, may be subject to forfeiting the payment processing fee (~3%) depending on the booking platform used for payment that has been collected directly by us. Payments made to channels are will be based on that entity's policies. [Early/Late Check-In/Out] Any early check-in or late check-out requests must be approved beforehand. We can only accommodate this if it is not affecting a turnover after a previous guest or a turnover for same-day check-in.
