Branch Hill Manor House - luxury brick colonial on private estate
Branch Hill Manor House is a luxury appointed 4 bedroom, 3 bath full-brick home located just 1 mile from the highway, restaurants, shopping, groceries and Starbucks in Loveland Ohio! We recently adjusted our rates to allow smaller groups of up to 5 guests in the much lower base nightly rate or if you need to have a larger group you can add up to 10 guests total for a nightly charge per person after the first 5. If you reach out to us on a third party booking platform (instead of our direct website/email) we will not be able to book you directly because of our agreement with these platforms. If you found us organically and don't want to book on a platform that charges extra booking fess you will need to reach out to us through our website and NOT through a booking platform's messaging system. Please understand if you are booking through a 3rd party booking platform (VRBO, HomeAway, etc.) and not direct through Branch Hill Estate rentals, the fees and rates are slightly higher - we do not discount those and can not remove those fees. Booking on a secondary platform like these will make your reservation fees higher as this is how theses platforms collect money for their services. Please do not request that we reduce those fees after requesting to book on these platforms as we are not able to change those charges as they are not charged by us. Hot tub will need to be requested when booking via email and is an additional charge of $35 per night if booking on a third party booking platform (Airbnb, VRBO, etc). We can not add the hot tub if you do not request and pay for it within 24hrs of booking your reservation. Our base nightly rental rate includes the first 5 registered guests. After the first 5 guests there is an additional charge per person per night of your reservation up to our maximum occupancy of 10 guests. **PLEASE do not book or request to book this property if you are interested in or intend to have family, friends, etc. visit you at the property during your stay. We can NOT allow visitors to the property outside of those included on the reservation regardless of wether they intend to spend the night or not and MUST enforce this rental policy per our liability and rental policies. This is part of the legally binding short term rental agreement you much sign when booking your stay and we must uphold that agreement in its entirety. ** If you need a place to stay that you can invite others over to visit you we respectfully ask that you find another property that is able to allow you to use their property and vacation home in that manner. Reach out with any questions directly before booking to clarify any questions you may have. Note that the property can not be rented for hosting an event or used as a venue of any kind. This is a short term rental/vacation property and may only be used by our guests as an overnight rental and only in that manner. Reservations that are discovered to be in violation of this policy will result in cancellation without refund. BEFORE booking your stay please be sure you have read the rental agreement & the house rules.Short Term Rental agreement must be signed and a photo of your ID provided to BHE directly within 24hrs of booking or your reservation. Be sure to read the following before booking as cancellations with refunds outside of our cancellation policy are not able to be made: Branch Hill Estate requires the following when booking your stay at any of our properties: 1. STR agreement must be electronically signed online within 24hrs. of booking your stay - link will be sent to your email address after booking. (Be sure to ask for a copy of the STR agreement PRIOR to booking if you would like to look it over in advance of booking your stay. You will be required to sign the agreement before access to the home will be given and no refunds will be given outside of cancellation policy for guests that do not follow up with all booking requirements including signing the StR agreement). 2. A copy of your ID matching the name on the signed agreement and the credit card(s) used for payment of your stay must be presented to Branch Hill Estate. This will need to be sent via email to mailto:[email protected] [email protected] or presented at our rental office in person within 24hrs. of booking. No exceptions to this policy can be made. 3. First and last names of all adults and first names and ages of all children/babies on your reservation will need to be provided via email to Branch Hill Estate prior to check-in info being provided. These names will be your "Registered Guests" for your stay. Those listed are the ONLY guests that may be inside or outside the property for any length of time during your stay. 4. Refundable Security Deposit "hold" of $1000 must be remitted to Branch Hill Estate before check-in is permitted. 5. Reach out within 24hrs. if you would like the hot tub added to your stay. $35 to add this feature when booking on a third party platform. 6. Cancellations*: We do not offer refunds for cancelled stays for any reason outside of our cancellation policy (50% refund of stays cancelled at least 30 days in advance, no refunds within 30 days plus $50 cancellation fee). If you would like to insure your stay we encourage you to purchase traveler's trip insurance. It is an option when you are checking out and is offered by a third party insurance agency. You may also purchase it independently through your own source. Please understand that any "stay in place" orders, etc. due to COVID do not warrant a refund for your cancelled stay. We are able to hosts guests in our privately owned homes regardless of those orders and will remain able to serve you. Please have CFAR insurance if you are concerned about travel during the times we are in. We have all been aware of COVID since March 2020 and lock downs, travel restrictions, etc. should not be a surprise to anyone going forward and plans by our guests to cover such things on their own behalf would be expected. We are not personally able to insure our guests ability to travel. BEDS/SLEEPING LAYOUT: First Floor (sleeps 2-3) Bedroom = Queen Bed 4 Seasons Room/Playroom = Futon (sleeps 1-2) **1/2 bath on first floor Upstairs (sleeps 8) Bedroom = King( 1bed) Bedroom = Queen (1 bed) Bedroom = 2 twin beds, 1 Bunk Bed (2 twins) Main Level includes a half bath, dinning area, kitchen, den, bedroom and family room. Lower Level includes rec room, laundry room, bathroom with shower (no solid waste in lower level toilet) and game room. Upstairs Level includes 3 bedrooms & 2 full bathrooms Outside: two patios to enjoy and a fenced rear yard. The first patio is approximately 1,400 square feet and features beautiful slate flooring, a custom stone fireplace with 55" flat screen TV mounted above it (TV is not able to be used during the colder weather so as to not damage the screen - this is typically Dec. -March - if you have questions about it's availability please reach out BEFORE booking - thanks!), Bose Surround Sound Speakers, gas grill, a 6 person outdoor dining table, 4-6 person hot tub and beautiful stone columns. Don't miss the views of the Branch Hill Farm with over 50 animals. This incredible outdoor living space also features a newer Viking hot tub for up to 6 people. You can add this amenity to your stay for $25* per night to help cover the cost of heating, and the prep of it for your stay. (*fee is $35 per night when guest book on a third party platform and not booking directly with Branch Hill Estates via their direct booking site). HOT TUB: If you don't want to use the hot tub, no worries, you will not be charged for it during your stay. The Hot Tub fee includes prepping the tub, cleaning, and additional spa towels being provided for your stay. Kitchen: Our kitchen is fully equipped with dishes, silverware, pots, pans, skillets, spatulas, cooking utensils, knives, crock pot, blender, hand mixer, mixing bowls, and more. A drip style coffee pot, keurig style coffee maker, filters, coffee and creamers are all provided, as well. The laundry room is yours to use also and is located in the finished lower level and features brand new washers and dryers. PARKING: on site parking in our residential driveway for no more than 8 cars (having 8 cars will fit but it will be tight so consider carpooling for your stay - thank you!). Video Security: Exterior security cameras are in use on the estate and at the entrances to the Manor House. Additional details in the Short Term Rental agreement.
