PLEASE READ THE ENTIRE LISTING DESCRIPTION SO YOU FULLY UNDERSTAND OUR RENTAL PROPERTY, THE SLEEPING ARRANGEMENTS AND OUR BEACH ACCESS. We bought the property in July 2019 and did an extensive renovation / expansion of the 50+ year old classic Bahamian home. We have been Premier Hosts with VRBO since 2016 and have over 20+ properties we own and/or manage with well over 1000 five star reviews online. All photos were taken by us, not a hired photographer, and all are clearly labelled so you know exactly what you are seeing and where a photo was taken. We take pride in accurate photos and writing a detailed listing description so you have no surprises upon arrival. We have a great car and boat rental guy with 7 seat Nissan passenger van for around $450 per week and 18 foot Mako center console with 85hp and Bimini top for $105 per day. The boat can hold 6 adults or 7 with mixture of kids and adults. There is a mooring buoy in front of our place for daytime use. At night you bring back the boat to the harbor dock just 5 minutes away. You will not find better rates anywhere. Sorry, but we cannot accept any service or therapy animals due to extreme allergies in our own family. OVERVIEW: Eden Hill is an adorable and affordable Bahamian Beach Style House set 35 feet above sea level. It is air conditioned with high efficiency remote controlled mini splits in each room. It has 3 large bedrooms and 2 fulls bath along with extraordinary views of Elizabeth Harbor, February Point, Crab Cay Bridge and Stocking Island. It was a featured on the hit TV show from HGTV, Bahamas Life. It is conveniently located about a half mile from George Town (hub of the island) which is about a 10 minute walk or a two minute drive into town full of bars and restaurants and activities. It comes with access to a deeply discounted car or van rental and a deep discount on boat rentals through our guy on the island. You can moor the boat to a buoy right in front of our place. When you first pull into the driveway and exit your vehicle you will be greeted by the sounds of the roughly 75 whispering palm trees in the ever present trade winds along with a variety of singing birds that call our yard home. You will seeing the rolling grassy covered hill we call home with extensive landscaped grounds. Upon entering the home, most people quickly make their way to the spacious front deck to take in the spectacular views overlooking the aquamarine harbor and with it’s anchored sailboats. The blue/green colors in the water change as the sun glides across the sky...a truly stunning vista, thus the name Eden Hill. The layout is very open, bright and cheery accompanied by a fun beachy décor. There are recessed lights throughout along with lovely tongue and groove Bahamian style ceiling stained in pickled white wash along with ocean blue and white walls and wood plank flooring. We added lots of sliding glass doors and windows to take in the breezes and allow for the tremendous water views. The roof is a brilliant white aluminum metal roof which reflects heat for keeping things cooler inside. It is perfect for groups of couples or families. We do not rent to large groups of single friends looking to party, etc. The Wi-Fi signal is excellent and we provide a password for our guests if you choose plug in that laptop and go to work....oops did we say work?!!? The yard is an oasis with many mature towering palm trees, flowering shrubs, cactus, orchids, bromeliades and an expansive grassy areas for the kids to play. Many people say the property looks like those found in Bermuda with the manicured grounds and elevated sweeping sea views...we agree. KITCHEN / LIVING ROOM / SCREEN PORCH / DECK: The kitchen and living room area is one large open concept great room for entertaining with the family and to enjoy the wonderful ocean views altogether. The kitchen was totally redone with high end all white real wood cabinets, star fish knobs, new appliances, full size fridge, stove and microwave, along with a tile back splash and bar style commercial grade shiny wood counter tops. There is an "L" shaped island with 4 bar stools for dining or drinks along with three glass pendants lights and a ceiling fan. The kitchen is very well stocked for extensive meal preparation and of course has a toaster and a coffee maker and every gadget in between. The cookware is high quality and not cheap rental stuff. There are numerous amenities for guests for a comfortable stay including a USB outlet charging station in the kitchen. A great bonus feature is our newly added screen porch for outside al-fresco dining just off the kitchen. Along the screen porch walls you will find a dining table wooden counters and benches for additional seating. The living room is the best room in the house with stunning ocean views along with very cool wall art. There is a comfy full sized sofa and two large chairs along with a coffee table. The seating has over sized support cushions so it is comfy for sure. There is a ceiling fan as well. There is a 42" brand new flat screen smart TV with Roku and Netflix and a great library of about 35 movies which are really good ones, not "B" movies. Of course a DVD player to watch those films. We have board games and playing cards also for evening family fun. You will also find an outside commercial grade park style grill for the fish and lobster you will surely eat. It overlooks the ocean while you grill. We have a massive deck outside overlooking the ocean with 6 handcrafted Adirondack chairs, two chaise lounges and a small side table. It is fenced in with cables for safety. BEDROOMS AND SLEEPING ARRANGEMENTS: The master bedroom sleeps two people and has fantastic ocean views and a nice private en-suite master bath. It has a queen bed with 2 night stands and a sliding glass door providing ocean views while lying in bed. There are also two custom 6 foot tall etched glass window panels which is a cool feature. There is a nautical ceiling fan and also a wooden high back chair for sitting as well. You can also access the deck from the master bedroom. Large closet with shelving and hangers for storage space. Beautiful canvas artwork adorns the walls. The middle guest bedroom just down the hall sleeps four people and has two sets of sturdy island made bunk beds, meaning 4 twin mattresses. The bunks can hold adults and are great fun for the kiddos. There is a garden view window and a closet space for storage. Nice artwork on the walls. The last guest bedroom at the end of the hall has a queen bed and sleeps two people with the second guest bathroom right across the hall so it is almost an en-suite for those sleeping there. There is again nice artwork on the walls, a map of Exuma and a closet for storage. There are three huge windows and lovely garden views. BEACHES: You can walk to 3 beaches from our rental; one right in front of our property to the left and two lovely beaches in February Point. Our beach is a short walk just a minute or two down from our property. We list our property as beachfront because there are no other homes between us and the beach and you can see the beach from our deck, but our beach is not part of property just so you are aware of that. We have photos showing our beach from the property. OTHER STUFF YOU PROBABLY WOULD WANT TO KNOW: We are located on a paved road in the highly desirable Flamingo Bay subdivision only about a half mile from George Town the island’s capital. The island is about 40 miles long and 3 miles wide in most places so if you are in the wrong place, you are in for a lot of driving on rough roads. George Town is the main hub for most fun things to do. You can find restaurants/bars, fresh conch stands, gas stations, banks, rental car places, city hall, police headquarters, shopping, boat rentals, water taxis, adventure tour operators, etc. Our location is pretty much right in the middle of the island, when considering little Exuma, so exploring to the west or east is an easy ride. Mosquitoes can be bad in Exuma, but we have less with our elevations and trade winds. Having a screen porch is a huge plus! We are on city water so we do not need to rely on rain tanks. On occasion the city does water line repairs and shuts off the water in the night, not often, but can happen - island life! The sunrise/sunsets over Elizabeth Harbor are out of this world from our deck and it is rare to be on a property where you get both, but we do! If you are into walking or jogging our neighborhood has a bunch of dead end roads with very little traffic which is nice. You can also walk down to February Point which is one of the premier resorts in the Caribbean. It is free to walk inside their gated community and have meals and drinks at their restaurant overlooking the ocean. You can swim in their pool and hang at the beaches as long as you buy something as everyone is very chill. They have tennis courts also where you can play for a small fee. We furnish the home with everything you need to be comfy, from linens and bath towels to deck chairs and beach towels. Lastly, we provide each guest with an awesome Trip Planner document which helps you with everything from booking travel and reserving a rental car to what to pack and things to do like swimming with the pigs and sharks or feeding the stingrays and iguanas.
