AA**** self-catering quality inspected 2018. 4 storey townhouse; kitchen diner on lower ground floor. Free parking permit and WiFi throughout. The property, located within the remains of the old medieval city walls, is a Grade 2 listed building on a pedestrianised street dating from the Georgian period and is set in a conservation area adjacent to Worcester Cathedral. The composer Sir Edward Elgar, whose works include Pomp and Circumstance March No.1 (Land of Hope and Glory) and the Enigma Variations, lived here as a child in Victorian times. As shown by the photography, the well-presented accommodation is furnished to a high standard and is set over 4 floors - the kitchen/diner is lower ground floor - so please make sure it suits your requirements. It sleeps 5+1. It has gas-fired central heating throughout. Works by local artists are displayed throughout the property. The lower ground floor kitchen diner is fully-equipped with all mod cons and everything you are likely to need during your stay, including a range cooker, dishwasher, fridge-freezer, washer/dryer, iron/ironing board and a comprehensive range of cooking utensils, crockery and cutlery. Access to an enclosed rear courtyard affords guests an opportunity to sit outside and barbeque; weather permitting! The living area is located on the ground floor and has comfortable seating comprising of one 3-seater sofa, one 2-seater sofa, and an armchair and footstool, all in french gray upholstery. A wood-burning stove provides the focal point of the room. A modern flat screen TV with Freeview, Blu-ray DVD player and DVD selection, together with Wi-Fi are provided. A large oak coffee-style table made of reclaimed oak from a Worcestershire flour mill is perfect for playing cards, board games or simple resting that glass of wine on, whilst relaxing in front of the fire. The first floor master bedroom is a large well-appointed room, with a king sized bed and commands views to the stained glass east window of the cathedral. There is one sofa and two chairs is this room, affording some privacy away from the main living area if required. A hairdryer and alarm clock is provided in the main bedroom. On the same floor is a separate toilet. The bathroom is on the second floor and has a modern shower, high-flush toilet and pedestal wash basin. Adjacent to it are bedrooms 2 and 3. The former has two single divan style beds and the latter has one 4ft divan bed. Both bedrooms have views to the cathedral. There are ample storage facilities in all the bedrooms. What is included? Kitchen should have everything you are likely to need. If it doesn’t let’s know. All quality cotton bed linen and towels are provided for the duration of your stay. 1 bath towel and 1 hand towel for each guest. For guests staying more than 1 week, the cottage can be cleaned and new linen and towels etc. provided as required. Heating, lighting and your first basket of logs. Please put £4 in the ‘pay as you burn’ (PAYB) small box on the bookcase for any subsequent boxes of wood used. WiFi throughout. Freeview channels on the TV. Blu-ray DVD player, DVD and CD selection. A range of board games. A pack of cards. A selection of books and local interest publications, maps and magazines. If you wish to take a book away with you (apart from books marked cottage copy) then please put £1(paperback) and £2 hardback) in the ‘pay as you learn’ (PAYL) small box on the bookcase, so I can replace the stock. A few essentials. Tea, coffee, a pint of milk as a minimum. A hairdryer in the bedrooms. An iron and ironing board in the kitchen. A radio in the kitchen. Non-vehicle specific parking permits are offered free for guests to use during their stay which allows nearby on-street parking in permit bays on Edgar Street and in ticketed bays along Severn Street. Please make sure you display the permit clearly on your front dashboard/windscreen at all times. A travel cot and high chair can be made available by arrangement. If you need to exercise there is a friendly pay-as-you-go gym called pf2 on Basin Road in Diglis; just a 10 minute stroll along the river. There may be some ‘first time only’ free passes. Look in the magazine rack. An optional free guided walking tour of the city accompanied by Guy at a mutually agreeable time. Duration to suit; but typically 1.5hours. Health and Safety All bedrooms and the living room are fitted with fire rated doors. There are mains wired smoke and heat alarms on each floor. Two fire extinguishers are located in the lower ground floor kitchen and the living room. A fire blanket and first aid kit are also to be found in the kitchen area. Please familiarise yourself with their location and use on arrival. The sash windows on the top floor bedrooms open from the top down only. The fire exits are either through the front door, or up the steps from the outside courtyard, through the alleyway and onto College Precincts. You don’t need keys to get out via either route, but you will need them to get back in. The property is set over 4 floors, so please be careful on the stairs, and don’t leave objects on any steps or landings which could form a trip hazard; especially during the night-time. The stairs outside to the alleyway can get slippery when wet and care is needed at all times. Wood for the stove can be found in the shed outside. It is best to bring the wood in the night before you want to use it. Use firelighters and kindling to start the fire. Always keep the glass door closed when using the stove, as excessive smoke may trigger the alarms. Please don’t touch the stove, as it gets very hot when in use and remember to use the glove provided when adding more wood. There is a lever on the top of the stove. Push it to the right and the wood will burn quicker. To the left and it will burn slower. If the wood is a bit damp it is better to keep the lever towards the right. There are carbon monoxide detectors on the lower ground floor and the ground floor. The owner of 1 College Precincts does have access through the alleyway and down the steps to his property; although he uses it infrequently for property maintenance purposes. Please close all windows and lock all doors when not in the house. A gas safety inspection was carried out Nov 2015. A 5 year electrical inspection was carried out. The property is non-smoking throughout. Please note: no candles are permitted.   How does it work? Central Heating. It’s Gas Central Heating throughout. The boiler is modern and efficient and is located outside in the courtyard area, behind the white door. It is normally programmed to come on twice a day; once in the morning and once in the evening. When it is on, you are able to set the temperature by the thermostat located on the kitchen wall. Move the dial to the required temperature. The temperature on the display is the temperature of the room. When the central heating is off, the thermostat does not work, and trying to change the temperature will do nothing. Rather, if you are cold and want the heating on, go outside to the boiler and press the ‘Advance’ button on the central heating controls. The heating will now stay on until it is next programmed to go off. Touch nothing else. You can now use the thermostat in the kitchen. Hot water is available all the time. Run the water (either the taps or the shower) for a few seconds and it should be available. WiFi. Network is CollegePrecincts. Wireless key password is nimrod57. The BT Hub5 is located and wired up in kitchen. Leave the kit plugged in and switched on at all times. The broadband is very strong in this part of Worcester, so you should experience little delay. TV. FreeView channels with BT. There are 3 remotes. One for the Blu-ray DVD player, one for the TV and one for BT Freeview. Turn on the TV with the TV remote. Press the blue button on the BT Freeview remote. Wait a few moments. It should now work. For changing channels, use the BT Freeview remote; for volume, use either remote. Wood burning stove. Covered under health and safety. Garbage collection. Waste to landfill and recycling are each collected fortnightly on Fridays on a rotating basis, i.e. one one week and one the next. The black landfill bin and the green recycling bin are in the courtyard. The wheelie bins themselves are not emptied. Rather, the landfill waste needs to go in black bin liners and the recycled waste in green bin liners. You can keep the full bags in the wheelie bins outside until collection day. They are then left for collection adjacent to the house on the street outside. Worcester does not differentiate between different types of recycled waste. It all goes in the same green bags. Glass, plastic, paper, cardboard, yogurt/snack pots can all go in the recycling. A full list can be found in the house folder. Gas Hob. Choose the gas ring you want to use, press the correlating knob down and turn. The gas should come on and can be controlled by turning the knob to the left and right. Electric Oven. Turn on the oven to the setting you want to use, and then select the temperature. Dishwasher. Put in tablet. Select program and close door. Washer/dryer. Make sure the machine is switched on at the mains. For washing, select the spin you want, then the most appropriate wash cycle. Press the start button. Please make sure the dial has been switched to ‘OFF’ at the end of the wash so the machine is ready for the next use. Please use the ‘user’s guide’ for more information. Shower. Simple controls. Uniflow tap. Hot water may take a little while to come through.
