This is a quality conversion finished in May 2015 to the highest standards. The original building is a Grade II Listed historic stables and many of the original features still remain. Modern oak beams blend with the old in the airy living room. A feature of the conversion is the glass wall in the converted glasshouse, now the kitchen/diner, overlooking the garden and the horse paddocks beyond. The property is set in a beautiful peaceful rural location on Laybrook Farm (equestrian only) next to the farmhouse. This quality conversion is sympathetically designed to accentuate the historic features, but is designed for luxury and comfort. The full central heating, double glazing and deep insulation insures your stay will be warm and cosy whatever the weather. Old Stables is the largest and the wide front door opens into the large living room, with two sofas and an armchair. The flat screen TV has a DVD player and there is a library of DVDs available to choose from. The archway goes through to the kitchen/diner has a ceiling to floor old stand stone wall and is drenched in sunlight from the facing glass wall and doors; a great place to have a long slow brunch while looking out over the pond and stream to the horse paddocks beyond. The kitchen is fully equipped and includes cooker, fridge, microwave and washing machine as well as kettle, toaster and cafetiere. Old Stables has one double bedroom and one bedroom with twin single beds which join together to form a king size bed. There is a bathroom which includes P shaped shower bath and heated towel rail. Old Stables can accommodate six with the use of the sofa bed in the living room. There is seating for four in the kitchen diner and a breakfast bar for two in the kitchen area. Free Wi-Fi is available and there is plenty of parking at the front of the cottage. All linen and towels are provided as well as tea and coffee. The large garden can be enjoyed by guests and is accessed from a gate from the private patio. There is a little bridge over the stream to a paddock which is a great place to play with the dog or let the children let off steam. There is a separate studio accommodation also available called the Hayloft. This could be rented together for a larger family holiday. The local pub is a 15 minute walk on the footpath and welcomes dogs in the garden. The South Downs are close by and provide the walker with miles of uninterrupted views right to the sea. Petworth House, a National Trust property with many beautiful works of art, is 30 minutes to the west. Parham House, an Elizabethan house near the South Downs is 15 minutes to the south. The nearest beach is just 10 miles away. London can be accessed by Billingshurst station just 5 miles away. The journey is just 1 hour into Victoria Station. We welcome one well behaved dog to share your visit. Please understand that we have a few house rules as pets; clear up after your dog; keep your dog on a lead in the garden and grounds (there is a paddock available for off the lead games) and do not leave your dog alone in the property unless in a crate (we have one available if you need it).
