Couples, one to three adults, or a small family (kids 8+ only) will love our lower-level private entry suite located in the four-season Massanutten Resort in the Shenandoah Valley. We are 3-8 mins to the Resort's fun seasonal activities (trail rides, slopes, golf, zip line, go-karts, etc.); 15 mins to Shenandoah National Park's Swift Run Gap entry; 18-20 mins to JMU; & 5-60+ mins to restaurants, wineries, antiquing, caves, hiking, biking, history sites, museums, shopping, country drives...! Your booking is suitable for no more than a total of four guests, NOT TO BE MORE THAN THREE adults + kids aged 8 to 12. FOUR ADULTS ARE UNWELCOME (it will feel too crowded for you, and be too noisy for us). NOTE: We no longer feel the space is appropriate for babies up to circa age 7, and our concerns are two-sided: Your risk is the important one, for your child's safety -- our guest suite is not baby-proofed! On our side, the only suite damages we have ever had are by... crawlers, toddlers, and thru age 7 (thankfully, no injuries!) -- so we have banned them; plus, while we love little ones, they are too noisy for us old folks above. Airbnb's Child category "Ages 2 to 12" is too broad for our comfort. Your comfortable bright suite (a window in every room, and plenty of electric lighting) is on the lower level of our home, with its own private entry door, self-check-in combo lock for your autonomous comings and goings. You have a deck overlooking a spring-into-fall forest; in winter, you will see a bit of the Massanutten mountain range to the north, and the Blue Ridge to the east. Year-round, you are welcome to use the stone patio/woodburning firepit adjacent to your deck (when there is not an official local fire ban due to dry conditions). You will hear us above (we have some squeaky floors, unfortunately!), and we may hear you below (so no arguments on either of our levels, okay?! And, please be aware that *we* may be wanting to sleep while you are wide awake and excited watching the big game 😉). The older we get, the more unconscious noises we make -- so you will find disposable foam ear plugs in your suite bathroom, if needed in any case. 😀 Your private suite has one Queen bedroom (also with small Twin sleeper sofa), and a full bath, and a living room with a Queen Murphy (wall) bed. KITCHEN: You also have a petite full kitchen, with counter-top dishwasher, full 'fridge, small oven with stove-top range, and a combo washer/dryer (with pod detergent). There's a Keurig with a variety of coffee, tea, cocoa and set-ups station. We provide most basic necessities, such as napkins, paper towels, trashbags dish soap, sponge, oil, salt & pepper -- and cleaning supplies. There's a Brita water filter in the 'fridge. NOTE: We are NOT providing maid service (that is not what your cleaning fee includes): Clean up your own messes after each meal. Do NOT leave us a sink full of your dirty dishes. SUITE TEMPERATURE: We want you to be comfortable! But...you do not have a thermostat in your basement suite, and since heat rises, the basement can be cool, 66-68 degrees year-round regardless of what is happening upstairs (or outside). We are able to monitor the suite temperature and can adjust the HVAC remotely -- but speak up if your need us to adjust it! NOTE: Our HVAC does "make noise" indicating the fan is blowing warm or cool air, and while we do not notice it at all (neither have our first 500+ guests mentioned it), we have had one European couple tell us that it disturbed their first night's sleep. To support your temperature comfort: - close or open the wall/ceiling registers (they are all up high); - there are extra blankets (just look for them in trunks and drawers); - the bedroom has an electric mattress pad on it with a control on each side of the bed. There's an electric blanket in the bathroom closet, on the upper shelf. There's a tiny radiant "fireplace" with a remote that is a great heat generator (or just ambiance). - in your living room fireplace, there is an electric "fire" with separate heater and fan controls that you must turn ON by switch (on its right side), then you can use the remote kept in the brown leather "faux book box" with the other remotes); it can generate heat (or just ambiance). NO live fires permitted; the damper is CLOSED! - there are two small space heaters in the bathroom closet, up high on the shelf, and a radiant space heater in a box in the bathroom towels shelves. - IF you need additional air circulation, there is a small fan on the bathroom closet top shelf, left. There are ceiling fans in both the bedroom and living room. - Open the windows if you like (year-round humidity may swoop in). Please be sure to close them before departure. - CALL Missy if you need her to make a fast HVAC temp adjustment! - You may park up to two vehicles on our gravel lot but vehicles must belong to whomever is "registered" as part of your stay with us (guests staying elsewhere must park.... elsewhere). - Airbnb general rules and etiquette are that only registered guests enter/visit a private property -- unless pre-approved by the host. - Thank you for not coming on to our upper side and back decks, unless invited. - You are welcome to use the stone patio/fire pit at the bottom of the deck stairs. IF we build a fire first (before you do), please join us, if you would like! IF you build a fire first, we will not join you... unless invited. - You are welcome to pick and use any of the herbs in our seasonal hanging/pot garden located around the stone patio/firepit. - We thank you for not climbing the interior staircase that separates our levels. - We are in and out with travel, day trips, or errands, so you may be without hosts during much or all of your visit. When we are home, we will be delighted to meet and/or assist you -- or leave you alone, as you direct. We will wave or chat 6-feet apart! - When we are not in residence, we have a team of great neighbors and helpers (including an emergency contact should we not be immediately available). - When we are at home, please do contact me if our sounds above your head disturb you (while we have only ever had one vague mention of that, we want you to tell us if needed!). - We like to chat, so if you meet us outside doing yard work and haven't time for a visit, please tell us, kindly, that you are under a time constraint. ;-) - IF you hear or see someone outside when you know we are not at home, it's likely Samantha, our wonderful co-host/friend/neighbor/housekeeper, or "Lee," our great maintenance manager or one of his crew, or our excellent neighbors "Blake," "Katie," or "Joe" (fixing things, watering plants on the upper deck or doing yard work, blowing the decks, taking the trash to the curb, etc.). All good people! Our hillside home is at the bottom of a cul-de-sac, in a Massanutten Resort residential neighborhood hugging the bottom of the mountain but *outside* the Resort's main gate. Just two minutes from/to Route 33, and 2-15 minutes from everything that the Resort has to offer. The house is in a hilly, lots-of-leafy-trees, more-suburban-than-rural, neighborhood. NOTE: Your booking means that you agree to abide by our standard HOA (Home Owners Association) rules, including nouse limits, street parking, fire rules, etc.; see Rules on our listing; also located in the suite. - Your suite sits "above" Resort Drive, not visible when there are leaves on the forest trees, but you *will* hear road traffic from your outside deck, and at the firepit. - We are also within an hour of everything that the Shenandoah Valley offers, including just 15 minutes to the entrance of the Shenandoah National Park's Swift Run Gap and the Skyline Drive (MP65). - Our neighborhood is a mix of full- and part-time residents, and many weekly and weekend rentals. Currently, the home on our east side is a short-term rental; the home on the west is a new neighbor with an agitated dog. - During the winter season, when there is no foliage, our home overlooks Resort Drive and the entrance and "big blue sign" to the Massanutten Waterpark below (a 2-minute drive through the neighborhood); from your deck, you can see the Blue Ridge due east. During spring and summer, the lush forest foliage hides nearly everything, and you see only a view of the forest. - We are a 5-minute drive into "downtown" McGaheysville which boasts a post office and old bank-now-fun-gift shop. Locals say "Mih-GAH-keys-vul" (named after c. 1802 surveyor Tobias Mih-GAA-key, a Scotsman). - We are a 7-minute drive to small-town Elkton, VA, and a 15-minutes drive to Harrisonburg, VA. James Madison University (JMU) is 15-25 minutes away (depending on your destination in the broad campus). We are 40-55 mins from: Charlottesville, including Thomas Jefferson's Monticello; Orange, VA and James Madison's Montpelier; Staunton, VA and the Woodrow Wilson Home. - We have several excellent eateries within 8 minutes, and farther afield in Harrisonburg and environs. Please check out our Guidebook for so many more dining, museum, experiences ideas..."Places & Experiences We Love"! There is no public transportation close to us, so you must use a vehicle to get-around. Or, if you have a need of a designated driver, Uber is in the area; and Harrisonburg has Yellow Cab, and Green Taxi Cab services. There are hiking and mountain biking trails inside the resort gates. FEES/GUEST LIMITS: - You will be paying $40 for housekeeping services, exactly the living wage we pay our co-host-friend-helper-neighbor. Think of the $40 as divided in half: $20 to prepare your private suite, and $20 to clean it after. NOTE: This fee does not include providing maid service: Clean up your own messes after each activity or meal, e.g. do NOT leave us a sink full of your dirty dishes, and DO put games back together properly. - You will be paying $20 each per night for every guest after TWO. IMPORTANT - You will lose common area space when the Murphy Bed is open for use (and there is no privacy door on the common area), and when the twin sleeper in the bedroom is open you will be unable to use the door directly into the adjoining bathroom (so you will then enter the bathroom via the bedroom door into the kitchen). - We are glad to host small families but our space is not right, we feel, for babies to aged 7ish; but... if you and your young kids have stayed with us previously, we may make an exception for you. Please note the exterior decks have open railings (to code, 18" or less high), there is no safe exterior play space. BLOCKED NIGHTS: - Sunday check-in is NOT available, usually, so I have blocked Sunday nights, and a few others. If you are hoping for a Sunday check-in or date/s that appear blocked, message me, and we will confirm or open the block based on our current information and needs. AIRBNB IS COLLECTING VIRGINIA SALES TAX: As of 1 July 2019, for each listing reservation, noted within your booking details. ROCKINGHAM COUNTY 5% OCCUPANCY TAX: As of 1 January 2019, our county now requires the quarterly payment of a short-term (30 days or less) rental occupancy tax. Airbnb does not collect taxes on behalf of its hosts, thus the 5% fee is included in your nightly rental. FYI, this is now the same fee you find at any short-term hotel, motel, or camping accommodation. RESORT: Be sure to contact the Massanutten Resort directly, or download the Resort app, to check facilities, events, programs and activities details, times, reservations, and open status (e.g. the Waterpark has very seasonal days and opening times, and discount offers). w w w dot (Website hidden by Airbnb) ADA SERVICE ANIMALS - Airbnb requires hosts to accommodate service animals according to local law. Virginia ADA law does not require private homes occupied full-time and used in a small business (as is ours) to accommodate ADA service animals. Emotional support animals are not recognized by Virginia ADA law thus fall under our No Pets rule. NO SMOKING INSIDE. But you rare smokers may smoke on your deck only, and not at the firepit (we are not anxious, however, to smell your smoke wafting up when we are outside using our upper deck). ;-) NO BUTTS OR ASHES TO BE LEFT OUTSIDE OR INSIDE (including the trash): So, bring your own ash tray and leave butts and ashes in your own vehicle. Sorry, but...the butts and ashes leave an odor behind.
