Includes attached apartment with bedroom, kitchen, bathroom, and living room. Be close to everything yet away from it all. Saratoga Springs, NY 15 min Glens Falls, NY 5 min Lake George, NY 10 min 6 Flags Great Escape 10 min Property is on 5 acres and is only residence onsite, very private. Over 600 feet of waterfront and private dock (seasonally May-September) for renter to use. Large patio with plenty of seating and fire-pit face west for amazing sunsets. Perfectly situated between Saratoga Springs and Lake George with driveway that fits 4+ vehicles. Lake George's Million Dollar beach and Six Flags Great Escape 10 minutes away. There are 2 double kayaks, 4 single kayaks, a family-sized canoe, and 2 paddleboards available for guests to use off the dock when they wear appropriately-sized life vests. Giant playset, kids zip line, monkey swing, and outside basketball hoop on site for families to use as well. House has large 9' ceiling basement for rainy-day fun including floor hockey, kickball, ping pong, foosball, basketball, and board games galore. Rocksport's giant Indoor Rock Climbing Gym and Skyzone Trampoline Park less than 5 minutes from house as well. Winter time fun at West Mountain Ski Slope (5 minutes) or the Lake George Winter Carnival (10 minutes). Owner will be available by phone or text. Property is on 5 acres and private, but very close to everything. Lots of parking in driveway - a maximum of 8 vehicles no exceptions. The home has a maximum of 14 guests and 8 vehicles per town regulations, with no exceptions. The guest must sign and return the vacation rental agreement contract before check-in and no alterations or exceptions may be made to the contract. This contract will be mailed or emailed to the guest. Home has a tankless, on-demand hot water heater for endless hot water. Washer and dryer available for renter to use. All linens and towels are provided. There are Smart TVs that are set up with Roku and Netflix no cable TV. Warren County is now charging a 4% occupancy tax and the guest will be sent a separate request for these funds after booking.
