The property’s 130+ acres abut Dartmouth’s 700-acre conservation lands, and the end-of-the-road location affords our visitors the utmost privacy. Capable of comfortably hosting 8 people, the 1,500 square foot guest house boats 2 spacious bedrooms, 2 lofted bunk areas as well as 3 full bathrooms. Opportunities for outdoor adventures including (trail and road) running, (road and off-road) biking, cross-country skiing, snowmobiling, hunting and fishing onsite or nearby. In the spring and summer, blooms abound, and in the autumn, the foliage is incomparable. Though the retreat is in farmlands and feels rustic –– every luxury is also at your fingertips, from the highest quality beds and bedding and thick and absorbent towels, to the petite but thoroughly outfitted chef’s kitchen. You’ll also find custom-made reproduction beds in the two masters, and lovely antiques and oriental rugs scattered around, and a beautiful Steinway baby grand straight from the Aspen School of music. Hole up with your friends or family for a countryside retreat, host an intimate farm side wedding or event (extra charges apply for events –– please contact us in advance for details), or bask in the abundance of nature in this classic country Cape residence. The home has every amenity you could want for any season: books and games, a flat screen TV with Apple TV and DVD player, (slow-ish but perfectly serviceable) Wi-Fi, a pool (at the main house; open seasonally, and available for use at additional charge), sleds, a gas grill, and a full-size in-house washer and dryer for cleaning up. Whether you’re curling up at the large Rumford fireplace for a quiet romantic night in, escaping the world to finish reading (or writing) your novel, romping through the woods with your kids, or cooking a gourmet dinner in the beautiful little chef’s kitchen, this home has all of the makings for a magical getaway. The guest house sleeps up to 8 people as follows: • The Upper Master bedroom has 1 queen bed and 2 twins in an attached open loft in the vaulted ceiling area (with its own - and only - secret entrance from the main landing your kids will love!), and an en-suite bathroom, all of which makes it perfect for families with kids. • The Lower Master bedroom 2 has 1 queen bed, an en-suite bathroom, doors that open onto the patio for direct outside access and is the most private of the spaces. • The Loft bedroom is accessed by ladder from the living room (which it is open to). It has 2 twin beds, a full bathroom accessed from the Living Room (down the ladder), and is probably best suited to older kids or young-feeling adults. Each main bedroom is on its own level, down the stairs from the living spaces, one below the other – they’re not different enough to fight over, so you can just pick whichever you like. GUEST ACCESS: Outdoor access includes trails that wind past beautiful gardens and pastures, a small stocked pond, our small stream with its many beaver ponds, nearby Cookeville brook's swimming holes, expansive fields and wooded acreage with hiking trails, and huge fields perfect for games. The landline phone makes emergency and local calls, so guests should enable cell phones to make WiFi calling and texting before booking (our remote location has limited cell phone coverage). Joe Lord Farms is also close to to the VAST snowmobile trail (route 25 and 25A). This trail system includes thousands of miles through the scenic Vermont countryside. INTERACTION WITH GUESTS: Guests can expect complete privacy. The owners and their property managers live nearby and will be available for questions or concerns via text. They will also be available via email or landline for any questions which may arise. Keep in mind that there is almost no cell service in our area, so response times will depend on when folks are near wi-fi. And the property owners are often (but not always) on-site in the main residence - down the hill - we're friendly folks and pretty social, but recognize that some may come here for let our guests guide that process. In addition to being a retreat, the Chandlery Estate is also a working farm and a private residence. There may be other people on the property throughout the day; the owners and their dogs (all friendly, but one can be barky around strangers), neighbors hiking or riding their horses or mountain bikes through to the connecting trails, or farmers working around the property. You may occasionally hear the sounds of chickens, tractors running, mowing (there's lots of grass!), or a cow mooing (as we have a neighbor's cattle on the property during parts of the year to keep the pastures healthy). That being said, due to the remote nature of our property, these kinds of disruptions are the exception, not a regular occurrence, and (we hope) are more charming than irritating. If you love to walk, hike, bike, cross-country ski or snowshoe, the fields and trails here are wonderful. Please bring necessary clothing and equipment or make plans to rent them. Our grounds, of which a great portion of our own acreage is in conservation, connect to the 700-acre Dartmouth Land Trust. You will be provided with a basic map in your welcome packet. (Please only walk on the pathways and refrain from picking flowers. These guidelines help to preserve this beautiful untouched land!) The surrounding area is great for mountain biking (or road biking - just keep in mind that the paved road starts about a half-mile from the house) - so do bring your bikes! About our rooms: Please let us know if you are in need of extra blankets, a space heater, lamp, fan, or extension cord. Note that we do NOT have A/C in any of the houses. It's rare that you'll miss it, but if you DO happen to be here on one of those rare 95 degree days, we do have plenty of fans, and one of those portable 'hoses through the windows' units that will take the edge off. HOUSE RULES: No smoking No pets No parties or events without previous approval (extra charges may apply) Check-in is between 4 p.m. and 8 p.m. Check out is no later than 11 a.m. Accessibility: Please note that you must be able to climb stairs to enjoy this property –– there are stone stairs from the parking area to the house, and inside of the house itself, between the entry and the kitchen and both bedrooms, as well as ladders to lofted areas.
