Relax and get cozy in this renovated schoolhouse built in 1875. Nestled atop a hill on 2.5 acres, the views are stunning and the surroundings are peaceful and private. A perfect retreat for couples and friends, you're within minutes of the Seneca Lake Wine Trail, the famously gorgeous Watkins Glen State Park, and the renowned Watkins Glen International Racetrack. Want to simply relax and rejuvenate at the FLX Schoolhouse? It's the perfect retreat to do that too! Welcome to the FLX Schoolhouse, a renovated 1875 schoolhouse in the heart of the Finger Lakes, the picturesque wine region of upstate New York. The FLX Schoolhouse sits atop the hills of Seneca Lake on 2.5 acres of farmland. It's peace, serenity and overall good vibe is what attracted us to this property. We renovated the interior of the home while keeping as much of the original charm intact finding a balance between modern luxe and schoolhouse charm. You will find most of the furnishings from some of our favorite brands like West Elm, Crate and Barrel and Casper. You'll even find an outdoor igloo, perfect for sipping your morning coffee or stargazing at night. *Please note: the outdoor igloo was damaged this winter and will not be usable until mid-May when we can replace the cover.* Here are some of the things we adore in our home and where it is. -the location: the FLX Schoolhouse has a perfect trifecta location: 1) it's peaceful & quiet as it sits on 2.5 acres surrounded by woods and farmland, 2) it's perched on top of a hill giving way to the most amazing sunsets, and 3) it's also conveniently located close to all of your attractions. 5 miles above the Seneca Lake Wine Trail and within 5 miles you will find everything you need from farm stands and wineries, to restaurants and a convenient store with gas and firewood. Want to head over to Ithaca or the Cayuga Lake wine trail, it's just a short 20-minute drive through farms, fields and the Finger Lakes State Forest. -the home: originally a one room schoolhouse built in 1875, it has loads of character and charm with modern amenities that will make your stay a memorable one. Expansion in the 1900's makes this 2 bedroom, 1 bath home perfect for couples and groups up to 4 people. -the kitchen: we love to cook with locally grown foods from the many farms near us. Stainless steel appliances, pots, pans, blender, waffle maker and a stocked pantry are here for you to whip up a delicious meal from home. -the morning wake area: we love good coffee and good tea. You will find everything you need for a great cup. Complimentary locally roasted beans from Seneca Sunrise Coffee and a fine selection of organic teas are waiting for you. Whether you prefer a drip coffee, a french press or a Chemex, we got you covered. -the bedrooms: when we stay in 1875, we are there to rest, relax and rejuvenate. A comfortable bed, one that holds you, is a must for us. You will find 2 bedrooms with a king bed in each. Each bed is made by Casper, the super comfortable memory foam bed adored by celebrities...and us! Plenty of pillows and warm blankets so you can relax and unwind with ease. -the living/dining area: with an open floor concept and a 14 foot vaulted ceiling, this area is where we find ourselves the most. Great views, tons of natural light and comfortable furnishings make this space easy to enjoy. Flat screen SmartTV too with free Hulu and Netflix for streaming. -the bathroom: A full shower/tub, fluffy towels and washer/dryer are here for you to use. We also provide shampoo, conditioner, body wash and make-up remover for your convenience. -the decor: from schoolhouse inspired vintage finds to hints of modern minimalism throughout, our love of Scandinavian design can be found around every corner. -the amenities: we provide bottled water, snacks and locally roasted organic coffee with each stay. You will also find shampoo, conditioner and body wash for your use. Freshly laundered linens and bathroom towels are provided. -technology: Working remotely? The house has strong wifi, a smart TV, a phone charging station (you need to bring your charging cord), and outlets by the beds for night charging if needed. -the outdoor space: our home is perched upon a hill surrounded by farm lands. We find ourselves outside after a great day on the Seneca Lake wine trail. Whether you are in the mood to grill or lounge on our generously sized deck, light a fire in the fire pit while you gaze at the stars (on a clear night, you can see the Milky Way), or sip on your morning coffee in the outdoor igloo, the views are stunning. We also provide complimentary firewood for the fire pit. -what we are not: a 1875 build gives us superb craftsmanship but also some quirks. The floors are not all level. Light switches are in odd places. The steps to the upstairs master bedroom are steep and have very short threads, meaning your whole foot most likely won't fit on the step. Easy to manage but tricky if you have spent a full day on the wine trail! The upstairs bedroom has short ceilings too; so those over 6' will be close to it. The home is just under 1,000 square feet, which makes it perfect for 2-4 people. It's also a work in progress in regards to our renovation. We have spent the majority of the time remodeling the inside of the home and we are now working on the exterior of the home. Guest will have sole access to the property during their stay and will access the home through a lock box. Access includes the main house, the deck, and the outside grounds that surround the home (1 acre), and the outdoor igloo. The remaining 1.5 acres are home to our 4 micro-cabins (also available to rent on Airbnb). There is a garage on the property that is off limits to guests. There are multiple steps up a deck to get to the home with different levels of decking. The home is not wheelchair accessible. While we do not live on or near the property, we will be available via phone and text during your stay. We also have a property manager that lives locally who can assist at any time. The 1875 FLX Schoolhouse is 5 miles to the first winery on the Seneca Lake Wine Trail. On the trail, there are many wineries and breweries along with a distillery and a cider house. Watkins Glen is 5 miles from the house and a convenient mart (the Dandy) is just down the road on Rt. 79 with food, beer, firewood, gas and an ATM. Heading to Ithaca, it's only 30 minutes from the house and you will find an eclectic mix of eats and culture there. While we are not directly on Seneca Lake, you can access it in Watkins Glen for kayaking, sailboat tours and boat rentals. You will find waterfront dining there too. Upon booking, we will provide you with an interactive (great for accessing via your cell phone) guidebook that lists out everything you need to know about the home and the region as well as our Top 10 places to eat, drink, play and explore! You will need a car to get around. There are private drivers, limo and party bus companies and Uber is starting to pick up in the area. See our House Manual for more details. -Cleaning Protocol: We use a professional cleaning company to clean, disinfect and sanitize the entire home between guests. We provide high-alcohol hand sanitizer, called Hand Rub, and cleaning supplies are also available in the home for your use. You can breathe easy with our Hathaspace Smart True HEPA Air Purifier with Medical Grade H13 HEPA Filtration. It filters over 99.97% of airborne pollutants with 5-stage medical grade HEPA filtration. -The stove you see in the living/dining room is a propane stove that heats the home. It is controlled with a remote and doesn't require wood. -There is also an electric fireplace in each of the bedrooms for added warmth (you will want to use these on the chilly months or as needed) and window AC units for the summer months. -We provide complimentary firewood for the outdoor fire pit too! You'll find it under the deck. -Our home is a non-smoking, no pets, no parties rental. No smoking includes, but is not limited to: cannabis, vaping, cigarettes and cigars. By booking our home, you agree to these terms and conditions and those outlined in our house manual. Any violation of these may result in a minimum of $250 house violation fee.
