Totally renovated colorful farmhouse-style decor to coordinate with the small farm life. Woods and goats and privacy galore while just a few minutes from craft breweries, wineries, and even an award winning distillery. Situated 200’ from the main house on our 13 acre wooded farm. The Appalachian Trail, Shenandoah and Potomac Rivers, Harpers Ferry, other stuff are all within 20 minutes drive. Or hang out on the deck overlooking the pasture-in-progress with our goats who like to snuggle. There is a creek down back, dirt roads up the hill, and woods. Help yourself BUT!!! It’s a farm, it’s the woods, it’s the country, and this ain’t a resort. YMMV! Full use of the separate apartment excluding the locked armoire located in the closet. Full private kitchen and bathroom facilities. You’re welcome to walk around and explore the farm as well. Due to people taking advantage of our hospitality, You may not invite your friends and relatives over. If they aren’t on the reservations, they may not be here with out permission. Should you choose to do this anyway, you will be asked to leave and you will not receive a refund of any kind. All the goats have names. There’s always a little bag of animal crackers on the counter to feed them. They can also eat apple slices, salad greens, carrots, and they’ll steal your popcorn. Please ask beyond these listed. If you have any questions or something just holler. Harpers Ferry, Charlestown, Berryville, Leesburg and Middleburg are all about a 20 minute drive away, the Shenandoah River is right over the mountain, and there’s great cycling or plenty of hiking along the Appalachian Trail via 3 different access points all minutes away. Restaurants and small town shopping in Purcellville 5 miles away and a seemingly endless number of wineries, breweries, and distilleries within 20 minutes. We’re set back about a half mile from the road and tucked into the middle of 50ish acres of woodlands. It’s really quiet here and at night it's probably darker than you might be used to. It’s the country, yet everything is about 15ish minutes away. You’re going to want to drive although there is tons of great cycling or take a walk to B-Chord brewery just 7.5 miles down an historic and scenic dirt road. Welcome to the country! We are so glad to share our place with you! But, please be aware: Occasionally boots get dirty, there are bugs, gravel roads are dusty or muddy, things smell more... let's say "organic". You may hear gun shots in the distance (especially during hunting season which runs September to April). THIS IS A WORKING FARM-in-progress and we live here, random “stuff” both old and new, tools, projects in progress, firewood (ie., logs and nice firewood), half finished stuff... etc. IDK, we live here. Geese can be assholes. Goats might decide your shirt looks tasty. The animals are, well... animals. They didn’t go to Sunday School and tend to be uncivilized and a bit randy in front of pristine and angelic children (Mommy, why’s that goat humping the other one? 😬). Things around the property are at times... well, they’re everywhere (no lack of things to do!). Oh, and nature is gloriously unscripted - wind storms and power outages, etc.. Sorry. Pinterest farms aren’t reality although (Hidden by Airbnb) worthy moments are. Mud season is a real thing. Things go bump in the night. We offer quite an experience, but it is not a manufactured one, so enjoy! A note about stuff changing: Sometimes life comes at us in volume. The past couple years has been a challenge for everyone and we’re no exception. Business changes, animals need to get sold, we’re exhausted, life gets in the way… The pictures and descriptions of the property in this listing are representative of a lot of great reviews, but it may be different when you get here. We make an effort for all changes to be fun, but, we reserve the right to make changes to our place as life and luck require or bestow. Bugs! Especially Stinkbugs and Lady Bugs. Some years we have lots and some years we have lots more. Stinkbugs are an invasive species and a nuisance. They say that a great way to control them some is to clean up leaf litter. Our 13 acres is mainly wooded. And our 13 acres are in the middle of more woods. Guess who has 2 thumbs and isn’t cleaning up 50+ acres of leaves? This guy! But seriously, we are METICULOUS about cleaning the Loft. But, the bugs make their way in. We’re sorry.
