The 3 story home has been fully restored for your enjoyment. Spend cozy nights next to a stone fireplace on our quiet, family owned orchard. Master suite on top floor, House has 2 full baths & relaxing soaking tub. Sit by the picture window w/birds eye view of farm, pond & woodland. Mins to airport & Philadelphia. We request PET fee payments paid PRIOR to check in AIR BNB HOUSE rental is separate from the PATIO rental. Please call our farm for any other needs. Local to Longwood Gardens, Hedgerow Theater, Brandywine River Museum. Rec-Room w/ arcade games as well as trunk full of old fashion board games to keep all ages amused. pond on property for fishing, Pick your Own fresh Sustainably-Grown fruits and veggies (in season) on site, hiking trails & access to beautiful spaces. Patio/Venue Rental is available for Weddings/Parties/Bridal Shower's. This Rental is a Separate Fee from the Airbnb. Guests have full access of the whole house except 1 small space marked private, which contains the heater room, housekeeping items, & extra cleaning supplies. This room will be kept locked (unless washer & dryer is opened up for long term stay guest) we are in the process of making a laundry facility for full time use in house - will keep you updated . ALSO, very important, the PATIO SITE IS NOT INCLUDED IN ANY HOUSE RENTALS - call OUR FARM DIRECTLY FOR ANY ADDITIONAL QUESTIONS YOU HAVE ABOUT OUR 109 YEAR OLD FARM USE. Guests who are not on Airbnb's reservation & show up to stay over, or are guests for an event, will be charged at $25 per person per night (Min $250) for when guests are there to share a special occasion, or event with Airbnb guests at our (Phone number hidden by Airbnb) house and patio site, (example bridal gathering). See Host for additional contract rules, this is particularly impt, when reservations say 1 person and you have 8-10 staying over, (also stating 1 person is against Airbnb rules) Guests will have access to property and grounds for walking, hiking trails, & enjoying the pond for fishing . Bring your own Fishing poles & supplies or some may be found in fishing trailer next to pond. Canoe has 2 paddles inside canoe but must be signed out w/ permission b4 using anything on property & pond. Pond is not for ice skating. Fishing only & full use of grill for your (Website hidden by Airbnb) our farmhouse retreat is located on property with a natural spring so chemical free fish living in our pond waters - ENJOY ! We will be available 24/7 if needed-and only a few minutes away on property if ever need anything !!! ALL Guest will have FREE ADMISSION to our Pick - Ur- Own Orchard and our Veggie Land Gardens however, whatever they pick is to be paid for at retail store & all guest w/over 7 days may make arrangements ahead to set up a weekly fee for all food they wish to pick daily or weekly for any stays which are extended or discounted or requested If having an event, you do not get the patio site FREE with your booking - sorry it is separate booking fee . Fruits & Veggies from the orchard are NOT free with any rental stay. We wish we could do this, but sorry, its a lot of hard work to get it all Sustainably grown & we ask that all guests must properly respect all orchard rules & gain proper permission prior to entering any parts of our orchards including veggie gardens, prior to ANY picking, fishing, or adventures, & please pay for all they pick ! WITH all the tremendous discounts that we offer (eg : extended stays/ weekly/long term guest rentals) any laundry, food from garden, pickings, retail store items etc. etc. will be extra & we monitor the usage for their propane/& utility services used so while enjoying their discounted weekly/extended/long term price we may need to …depending on season and amount of usage ….bill the guest for their usage. This will occur mainly during the winter & summer months when their propane & ac for gas & electric will dramatically increase due to their usages . We advise conservation as best as possible & if needed we reserve the right to bill guests as "additional services" for the utilities that they used during their extended/long term stays. We offer such reduced rates for longer than weekly stays we will need to monitor guests usage as our support for sustainable agriculture doesn't include paying for any guests weekly food needs from our gardens/orchard of veggies and fruits, if they wish to pick daily or weekly while staying here from our retail store & gardens they will need to make payment at the time of picking. As for laundry services needed/used at our main house facility or utilities used during their extended stay . We ask that our guest conserve as best as possible. and a small fee MAY be charged to cover any laundry services provided. Since we are not able to guess the usage for longer term/more than our average weekly stays... All extra services & utility fess will be (or MAY BE up to host & usage used by guests) added to discounted weekly/long term rental bills as "extra or additional services" & (IF NECESSARY) added to their monthly rental fee. It's been highly renovated. (Website hidden by Airbnb) This house sits on a 35 Acre farm which we are always doing a little something to make it better and improving, so you may see workers in our parking area, or workers fixing the 200 year old barn, however, your stay is not at the barn or parking area, but we wanted to let you know that we are restoring/fixing our beautiful old barn on this huge property - but the INN is already completed for guest stay. Orchard is a pick-your-own-orchard...featuring Sustainably-Grown fruits and veggies as well as a beautiful place for special occasions. Even though we pride ourselves in all the hard work we have done to restore this (Phone number hidden by Airbnb) guest house with amenities - We pride ourselves for keeping as much of the natural history as possible, however, please feel free to call upon us if you're in need of any items or have any questions about any house operations (most manuals are in the kitchen drawer, just in case). House has 1 King, 1 Queen, 1-3 twins (on hand if needed) a cot, & 2 sofa’ beds (one QUEEN one FULL) with newest - thick memory foam mattresses, no old fashioned springs, only the latest sofa bedding accommodations for added comfort on these brand new sofa beds (1) Queen size and (1) full size plus we have 1 fainting couch & 1 additional antique sofa & a twin size cot too! 1 Large Full bath room w/Beautiful Victorian tub & a double shower upstairs & Another FULL bath directly next to rec room downstairs, giving the house 2 rest rooms 1 upstairs & 1 on the lower level for convenience. We also have 2 additional 1/2 baths (2 women stalls and 2 men) outside, off of the patio for use from the patio - if needed (weather permitting - as water may be shut off in extreme cold weather) so the house has 2 Bath's inside the house & 2 extra 1/2 Bath's within short walking distance, not connected to the Inn/House. The 2nd Inn/house bath is handicap accessible, (2 entrances) . Your stay will be in a beautiful, quiet, secluded, private historical (Phone number hidden by Airbnb) Stone house with 2 full propane fireplaces (fully usable, components are all new) propane - prefers to be kept as aesthetic ambiance only, not necessary for heating this house since we have a fully functioning heater and a brand new A/C system for this purpose. house has gas propane heat, so no need to rub 2 sticks together for heat—manuals are provided, but easy to operate heating & ac, all central air System on premises :) Farm Property has been in our Family for 109 years & sits on 35 acres ….great for hiking & trails close to Longwood Gardens & 10 Mins to Rt 95 & Rt 476, train is also mins away for easy hop into Philadelphia.
