The Cozy Rozee Rental

The Cozy Rozee Rental is the charming basement apartment in our home and provides guests with a spacious alternative to a small, generic hotel room. With three large rooms (Entertainment/TV room, Living/Sleeping area, Full Bathroom), outdoor patio, and laundry area, the rental has that cozy B&B appeal. Named after my wife Rosemari, the Cozy Rozee Rental is a charming, open concept basement apartment which includes full access to a large, furnished covered patio and laundry area. The rental is 1,300 sq ft and is ideal for either personal or business travel. The finished rooms consist of a Living/Sleeping area (Queen Size Bed, Queen Sleeper Sofa, WIFI-ready TV), TV/Entertainment Room (Couch, Chair, and large TV), and a Full Bathroom. The Country Stone Patio (Retractable Awning, Chairs, Pillows) sits right outside the rental. For added warmth, the rental is decorated with reclaimed vintage furniture which gives it a cozy feel like a traditional B&B. If you are someone that is looking for a comfortable place to stay after a long/busy day working or playing, the Cozy Rozee Rental is for you. Based on guest reviews, get prepared for an experience with value. Guests access the apartment flat through the French doors located on the Country Stone Patio in the back of the house. A stone-lined, solar-lit mulched pathway leads from the driveway to the patio area for easy access to the flat. This provides our guests a level of privacy as they come and go. Please be advised that the mulched pathway is on a slight angled grade that requires burning of a few extra calories to traverse. For guests requiring extra assistance / an alternative to accessing the rental, access will be provided through the first floor of our home. Rosemari and I enjoy in-person, phone and virtual interactions (text, email) with our guests but are sensitive to and respect our guest's privacy. Our objective is to provide a level of service, hospitality, and interaction that align with our guests desires so that each stay results in a 5-Star experience. Each home in our neighborhood sits on at least 1 acre of land which provides our guests a great deal of privacy in a quiet and safe setting. Our home is on 3 acres of land and is surrounded by a 10 acre horse farm, several natural ponds, and acres and acres of undeveloped/wooded land. The natural setting creates an environment for deer to feed in our fields, owls to hoot throughout the day, crickets to chirp in the evening, and hummingbirds to feed away on the feeder. Come enjoy the experience. The Cozy Rozee Rental is close to several main roads for easy access to many of the metropolitan DC area sites, locations, and transportation offerings (e.g., Metro). Since traffic can be a challenge, we are available to assist with route selections and travel times based on our many years of commuting experience. A few things to note: To avoid any pricing surprises when booking, here are a few charges above-and-beyond the base price. The Cozy Rozee Rental is priced for two guests with an additional charge of $10 for each additional guest. There is also a one time cleaning fee of $10 to tidy things following your stay. Last, remember that Airbnb will include their charge too. Promise, no more fees.. Since the basement apartment lies directly below the living space of our home, guests will hear “living” noises (e.g., footsteps, conversations, doors opening and closing, water running, microwave zapping away, etc.). If you are sensitive to background noises, please consider this prior to making your reservation and spending your hard earned money on the Cozy Rozee Rental. If you decide to book the apartment for the specific purpose of sleeping during the day or are a go-to-bed-early type of person, please let us know so that we can minimize the noise level to enhance your REM sleep. If the apartment interests you but the nightly rate exceeds your budget, just let us know and we'll work with you on the price. Because of our location, cellular coverage may drop from time-to-time based on your provider. If this happens, you are more than welcome to use our cordless landline phone during your stay. If you experience ANY issue(s) or should need ANYTHING during your stay, please don't be shy and let us know immediately regardless of the time of day. We want to know about the issue as soon as possible so that it can be resolved quickly. Our singular goal is to provide a 5 Star experience for our guests. The apartment flat is conveniently located for easy access to many popular Northern Virginia destinations. Not sure where to begin, but here you go! Jiffy Lube Live, Manassas Civil War sites/events, Hylton Performing Arts Center, Quantico, Prince William County fair, George Mason University, Old Town Manassas, George Mason University, Old Towne Alexandria, Occoquan, many local wineries, and on and on.. For travels to Washington, DC, we are close to Rte 66 and I95 to get to the memorials, museums, theaters, sporting events, political happenings and restaurants that the city is known for. The Cozy Rozee Rental is 5 minutes away from the Manassas Train Station for easy access to/from Amtrak and the Virginia Railway Express (VRE). The closest Metro station (Vienna) is a 30 minute drive minus traffic. We are also 5 minute away from grocery stores, coffee shops, pharmacies, dry cleaners, etc. Since the rental is not furnished with a full kitchen, we can recommend great restaurants that are near by for either dine-in, take-out, or order-in via grub hub. A microwave is also available to heat your food or drink. Coffee, bottled water, and breakfast bars are provided for our guests. For those guests that are really nice, freshly baked cookies are provided... Two TVs are provided with the rental. The primary TV is cable-ready with every conceivable channel available including on-demand capabilities. The other TV is wifi-enabled for streaming your favorite movies on Netflix or Amazon. A wifi Sirius radio is also provided with dozens of channels to choose from for your listening pleasure. With a Queen Size bed, Queen Sleeper sofa, and a good-sized couch, the Cozy Rozee Rental can accommodate the sleeping needs of three adults. A fourth is pushing it, but we have done it. We'll leave it up to our guests to draw straws on sleeping arrangements... For guests with children under 12 years of age, they get to stay for free. The Laundry Area is equipped with a washer and dryer and is available for guests to use (we'll throw in the laundry detergent and dryer sheets at no charge!). For those guests with sensitive skin, a water softener serves the entire house to make each water encounter a pleasurable one. By the way, if you hear ticking while staying with us, not to worry, it's the water softener doing its thing. If you should need assistance with lugging your luggage, we are available to assist with this. For guests partial to that reclaimed rustic industrial chic look, the apartment is furnished with display-only furniture pieces to give the flat a cozy BnB feel. These furnishings were designed and built by RepurposefulHome LLC (Owner's furniture company) which specializes in building custom furniture from reclaimed lumber.
