Private entry and guest kitchen on large property

Need a retreat? Enjoy relaxing grounds with gazebo, picnic table and solar heated pool. Indoors share a large TV game room, guest kitchen, large dining table, desk space, air hockey table, and foosball. Laundry and gym available. The Cream Room (double & twin beds) has private outside access from a porch with table and bench. Your large private two sink bath, with shower and tub, is just down the hall. Self check in available . Horse & art lessons at discount for guests. Great staycation! Sports families, visiting workers and travelers can enjoy our spacious property on the east side of Modesto--close to town with a country atmosphere. Your "Cream" bedroom has it's own private outside entry with two steps on the porch. With a full size (double bed) and a twin bed (single), the bedroom features a large open closet space, sitting area and antique dresser, with a smart TV. Just down the hall is your private large bathroom with 2 sinks, large counter top space, lots of cupboard space, and separate toilet room with tub/shower combo. Outside your room is a covered porch with table and bench and lovely view. When booking only this room, you must go outside to get to the entertainment room with the kitchen and television. If you want to book both our rooms, see OPTIONS below, then you can go through the "Cardinal" room to the entertainment room. SHARED GAME ROOM and KITCHEN The television is in the entertainment room which adjoins the Cardinal room. This large room includes table space for games and dining. There is plenty of desk and work space. There is an air hockey table, foosball table, and we can even set up ping pong if you choose. There are books and board games available in the wooden shelves. Please make sure that all game pieces are safely returned. Breakfast is not included, but coffee and tea are always available. The guest kitchen includes stove, oven, microwave, and refrigerator/freezer space. 2 cats and a dog share the game room. The hosts use this shared room daily to feed the cats, to access the back yard, and for occasional projects. Dog and cats use the "doggie door" in this room to go in and out of the house. GYM Our exercise room has a weight machine and a recumbent bike with an additional TV you can use. CHECK IN and PARKING We have plenty of parking space. To check in, you can park out front and come to the front door. We will take you to your room and thereafter you will enter and exit privately from the back of the house. Or you can have self check in with a lock box. CLOSE TO ALL SERVICES We are close to fast food and restaurants, gas, and shopping. Grocery stores are close by if you want to cook. If not, for $4 per person, we are happy to add a self serve breakfast with boxed cereal and oatmeal packets, English muffin, yogurt, boiled eggs (or you can request fresh eggs that you can cook up in the kitchenette), and fresh fruit in season or our home dried fruit. Please request this option before arrival and pay hosts in cash. ALLERGY ALERT and PET INFORMATION *The hosts have 2 cats and a small dog that move throughout the entertainment room so if you plan to use this room it is not suitable for people with pet allergies. Our animals do not like to be picked up. If you would like to pet them, give them the chance to choose to come up to you. OPTIONS If you need a little larger room, check out our "Cardinal" bedroom with a Queen and twin beds and attached private bath (listing: "Large room for 3 with shared entertainment room"). You can add a horseback riding lesson or art lesson at a discount for overnight guests. HOSTS We have lived in the Central Valley for over 30 years and are happy to point you toward activities to do and places to visit. You choose if you want your privacy or to interact with us. We are empty nesters who recently remodeled with an eye to providing a nice place to share our wonderful piece of country next to the city. We also offer our private horseback riding and art lessons at a discount to overnight guests. OTHER NOTES Late check in is not a problem with the lock box. Wifi Laundry is available. Use of our gym can be scheduled. No smoking on our property--not just in the rooms. We do allow you to pre-book a small group gathering (no alcohol) with us for birthdays, family reunions, and sports teams. Prices vary by activities and number of guests. Self check-in is available. --WiFi password is available in the room. --Dish Network and Netflix are available in the entertainment room. --NO SMOKING inside or on our grounds. INDOORS Guests enter the TV/game/entertainment room through the sliding glass door at the rear of the house or from the "Cardinal" bedroom. --BEDROOM: The "Cream" bedroom has a private outside porch entry. The private bathroom is just down the hall. You must go outside to get to the kitchen/entertainment TV room, or through the "Cardinal" room. --BATHROOM: We are on a septic tank so please only flush our septic safe toilet paper and nothing else. The shower handle works by pulling out and turning to the left for hot water. We appreciate if you squeegee the shower door. You are able to use items you need in the bathroom cupboards that are not marked as not for guest use. Pool towels are under the sink. --GUEST KITCHEN: includes pots, pans and china dishes or paper plates. There is a tea pot or Keurig machine for coffee, tea, and hot chocolate which is available to each guest. The refrigerator/freezer by the gym room door has space for you to use. However, it is shared with the hosts. Please be considerate of private food but help yourself to any condiments and to the cold bottled water (filtered). Also, help yourself to the push up pops in the freezer on the top right. The sink has a hand soap dispenser on the left. Dish soap is under the sink. We appreciate that you wash dishes that you use. Please ask if there are any pans or dishes you need that we have not provided. Optional BREAKFAST ($4 per person, paid to hosts) If you choose to add the light breakfast, it is self serve. Please let us know if there are any of the foods you do not want so that they do not go to waste. Choose from our farm fresh eggs (we can provide boiled eggs or you can request fresh that you can cook in the kitchen), fresh or dried fruit from our garden depending on the season, yogurt, oatmeal packets or cereal and milk (let us know if you prefer toast or English muffins in place of cereals), herb tea, hot chocolate packets, and coffee. (California has very strict food service requirements so unfortunately I am not licensed to cook for you.) There are dishes in the cupboard above the sink or paper plates in the cupboard under the counter in the right corner. I will wash the breakfast dishes so just leave them on the counter. If you wish to cook other meals, you will need to do those dishes. --GAMES: You are welcome to use the games in the entertainment room but please make sure that all game pieces get put away. NOTE: It is not allowed to freely spin the handles in a game of foosball. It is against the official rules and it could cause the ball to fly and break something. If the air hockey puck goes flying, please make sure to retrieve it and leave it on the game table. There are pieces under the air hockey table to set up your own miniature golf game--please make sure that it all gets put away the same as it came out. --TV: The TV is in the tall wood cupboard. The doors open and slide inside. The remote is straightforward for power, channels, volume and guide. Directions are in the notebook in the room to get to Dish Network or Netflix. --LAUNDRY: The laundry room is available at any time. It is located in the hall off of the game room. If doing more than two loads, please leave a tip for cost of detergent. Directions for the washing machine are in the binder in the room as we have soft water and a high efficiency machine that needs very little soap. Soft water does not need dryer sheets. Please do not dry our towels with dryer sheets--it makes them less absorbent! We have washed all the bedding, including blankets and covers. You do not need to rewash them. Please request if you need the ironing board and iron. You can set them up in the entertainment room. Tap water can be used in the iron and then must be poured out. --GYM--The gym room is available while the hosts are home. The door is at the back of the game room near the refrigerator. We have a weight machine and recumbent exercise bike that you may use. They are in our portion of the house so please let us know a time frame in which you would like to use them. That can be very flexible. Please do not enter any other areas of the host home without an invitation. GROUNDS Guests have access to the grass yard, gazebo, swing set, picnic tables and pool. For safety, do not enter any of the fenced horse areas or the chicken coop. Do not climb on fences, especially by the horses as horses will come close and can then turn suddenly and hit you hard. Please do not feed the horses. Guests can request to accompany the host at feedings. --ORCHARD: Please stay out of our fruit tree area and do not pick any of our fruit off the trees. We are happy to provide some fruit for you to enjoy at your request. CHECK IN and PARKING We have plenty of parking space. To check in, you can park out front and come to the front door. We will take you to your room and thereafter you will enter and exit privately from the back of the house. Or you can have self check in with a lock box. You are welcome to enter the gate at the north side of the house and drive back to park near your room. Please close the gate when you will be staying or gone for a time. It is a security against wild animals entering and a secondary defense if our horses get out. Hosts have provided information in the rooms and on this site about the local area and will enjoy sharing ideas for activities and sight seeing. You can also book time with the host for private horse or art lessons (at a price discounted for overnight guests). Options are available on my website. You can text at any time and call our house phone if you need anything while staying. Enjoy our peaceful surroundings on a quiet dead-end country road between farmers' fields and pastures. We are about a 15 minute drive to the east of the 99 freeway. Shopping and dining are within a five minute drive. Just a mile down the street are Modesto's regional soccer fields as well as baseball fields. Downtown Modesto and the Gallo Center for the Arts are ten minutes away. The city bus is a short walk down the lane. We are within a 10 minute drive of Amtrak and about 15 minutes from the Modesto airport and car rentals. The regional soccer fields and baseball fields are within walking distance. But having your own car is most convenient. 1) We have two rooms listed on AirBnB. If it concerns you to share the entertainment room, please ask if we have another booking at the time that is of interest to you. 2) Pandemic restrictions require face masks in California. Some businesses are closed and restaurants have outside dining or take out only.
