This chic country farmhouse is the perfect place to wind down & get cozy after a day of exploring WNY! Silver lake is located 5 minutes from the property & there are many great sites to check out in Perry & the surrounding area! PARTIES ARE STRICTLY PROHIBITED-UNREGISTERED EVENTS WILL BE SHUT DOWN BY LAW ENFORCEMENT AND ESCORTED OFF PROPERTY. NO REFUNDS. -Master suite with attached bathroom, walk in shower. Additional small room (bedroom 5) attached with a twin bed -Queen suite -Twin bedroom -Office space with twin bed, trundle available below-sleeps 2 Two queen beds, 3 twin beds- makes 4 with twin trundle, one queen blow up mattress available upon request Large living room area with 3 couches, big screen tv, DVD player Kids toys and board games available Kitchen available for your use. Bring your own food to cook, bring your own keurig Kcups for coffee maker *Shopping services available upon request for an additional charge. * Brunch basket available for your arrival date available upon request for an additional charge *Private chef dinners available upon request, pricing based on menu This is an (Phone number hidden by Airbnb) ’s Farm house, please keep in mind that the temperature of the upstairs will be warmer in the summer and colder in the winter as the central air does not circulate in those areas as well. We have no issues when we stay here, but those sensitive to temperature should be mindful when booking. Ask questions. In the summer, we recommend keeping the air cranked low to help cool the upstairs. We provide fans in all bedrooms. A window unit AC has been installed to assist with this in the upstairs hallway. During certain points of the year (fall especially) there is a presence of cluster flies in the upstairs windows (mainly facing the East). We do all that we can to deter them prior to guest arrival. Mowing occurs on Thursday or Friday - please know that the landscaping crew will be in/out on property if your stay falls on these days. Early check in or late check out (pending availability) available as an optional enhancement, inquire for pricing We do have exterior security cameras for security and your safety. Be sure to register all guests staying/present in the home. Airbnb has strict rules about added guests. All additional guests will be billed for! Tampering with the cameras in any way will result in immediate rental termination and a $500 fee. WiFi can be unreliable at times due to rural location. Works more often than not. Deep cleaning fee of $500 charged for any unregistered pets. Pets are only allowed when pre registered. Pet fee applies. Please note, while we can sleep up to 10 guests (+with couches and/or blow up beds), our listing price is for 6 guests only. There will be additional charges for each guest beyond 6. The outdoors area should be considered “common area/shared space” as we do also offer accommodations in the barn on the back/west side of the property. West barn guests will be asked to use the outer loop only of the driveway. Please be respectful of their space, and they will do the same for you! There are designated fire pit areas- for you (house guests) it is in the west lawn on the side of the house, for the west barn guests it is in front of the barn on the northeast lawn. There is PLENTY of space outdoors for wveryone to spread out & enjoy! As a part of check out procedures, guests are responsible for making sure all personal belongings are collected. We can not be responsible for forgotten/left behind items. Entire home. Laundry, kitchen (outdoor grill). Barns, basement and garage not for guest use. As often as necessary. You will see the stars and hear the birds chirp! RW HOW HAUS sunrises are a MUST! If you are not an early riser, set your alarm at east once to see it! The view is also great from Inspiration Point in Letchworth! You can walk & be in Letchworth park in less than 5 minutes, drive to Silver lake in 5 minutes and Main Street Perry in less than 5 minutes. Rochester or Buffalo is a 40 minute drive, and Niagara Falls, or the Finger Lakes area makes for a great day trip! At times, we do have farm animals on the property, so please be aware that there will be farm hands on and off the property at those times. There will also be a landscaping crew on site for lawn maintenance once per week- typically towards the end of the week. It’s best to have your own car, no public transportation. Uber is available (occasionally) I’m a bit of a foodie myself, so here are some of my personal favorites: -Questa Lasagna in Mount Morris- the best homemade pasta! Check out their sister ice cream shop just down the street(summer only) There are many antique shops on Main Street here- fun for window shopping! -Ration Wine Bar- new to Perry Main Street & a must see! Great atmosphere, wine and appetizers! Patio for summer cocktails! -Silver Lake Brewing Project- right in downtown Perry! You can order a Pizza from the hole in the wall or enjoy some NY CHIPS (def a must try while in town- they are made here in western NY) at the bar. -Farmers Creekside Inn located in Leroy, a bit of a drive but worth it! Higher end and a great vibe right on the water. -Charcoal Corral, certainly the only place of its kind. You just need to see it & experience it. My go to is the chicken wing pizza (not to be confused with the chicken finger pizza). You won’t be disappointed! Grab the pizza, an ice cream & catch a movie at the drive in! Thursday night is cruise night! -John and Sarah’s. Enormous portions, low prices, homemade pie. Great for take out! Burgers are good! -Bryan’s USA diner- they have a burger the size of your head, if your looking for quick service and home style food, this is your place. Excellent dine in or take out breakfast!
