Modern country setting close to town

A modern country home in the woods on nearly 10 quiet acres. One-half mile from the Binghamton City line. This is NOT a home rental. Private guest wing on the main floor includes one queen bedroom with a private bath and den. No kitchen or dining room. Lower level (if rented) includes two bedrooms (one queen and one double) that share a bathroom. All other areas of the house are owner use only. Minutes from Binghamton University and the Triple Cities of Endicott, Johnson City, and Binghamton. Coffee and water along with light continental breakfast, dorm style refrigerator and microwave included in the guest suite. No meal preparation or dining outside of the guest suite. No more than 6 guest permitted. No visitors of guests permitted inside the home. Due to the Covid-19 Pandemic, CDC & New York guidelines.... you must wear a mask, practice 6 feet social distancing, not be sick, have a fever, or been out of the country or from a state restricted by New York in the last 2 weeks in order to book with me, NO EXCEPTIONS! Thank you for your understanding. Access is as identified in the property listing description only - all other areas are owner access only. Limited access to other owner areas are for property entrance and exit only. Masks are required outside of bedroom areas. Retired homeowner and his cat Ava intend to be in the household during your entire stay. Zoo, Discovery Center, groceries, pharmacy, restaurants, autoparts, gas, hospital, Memorial Arena and Forum (and DD!) all within two miles. Driving is an urban setting with bus routes within one-half mile. The entire area has coverage by Uber and Lyft. A few short minutes from walking trails and county parks including Otsiningo Park - location of the annual Spiedie Fest and Balloon Rally. Pets must be leashed, as there is an inside cat in the home - especially in common areas and for entrance and exit of the property. Pets may not be left alone in the home unless they are crated. Reservations must be completed by a guest at least 21 years of age and at least 24 hours prior to check-in. No exceptions. During this period of Covid-19, guests must not have potentially been exposed and must be symptom-free. Masks are required for entrance and exit and outside of the bedroom areas - especially in the owner areas. No visitors of guests are permitted inside the property.
