A tastefully remolded apartment located in a perfectly centralized location in Midtown Sacramento, walking distance to many of the areas best restaurants and bars. Plenty of windows to let in the natural light and provide an airy vibe. Originally constructed over 125 years ago, now with recent elegant touches like the marble back splashes and marble mosaic bathroom tile. A fully equipped kitchen with all the essentials and laundry allows you to settle in nicely . You'll like this one :) - the apartment is part of a building with three other units - the space flows well with high 10' ceilings and both bedrooms at opposite sides of the apartment separated by an open concept kitchen/living room - all kitchen utensils provided as well as coffee and basic spices for cooking - the Kitchen has brand new appliances with a gas stove, granite counters, and marble backsplash - this is an upstairs apartment - lots of light during the day with windows throughout Guests have full access to the apartment and everything in it. There are no locked doors or cabinets. If you booked after May 16th you are welcome to park in the parking spot in the rear of the building closest to the building! You'll receive a digital code a few days before your arrival for the front door which means that 24 hour check-in is no problem at all! Any questions and we can be reached 24 hours a day by sending us a quick message. I will send you a text with a link to my guidebook I'm working on before your arrival but you will also have additional information inside the apartment with contacts, transportation and other general info The apartment is just minutes walking to all the best restaurants and bars in midtown in a safe and lively neighborhood. Just a few blocks from downtown, the Convention Center, the State Capital. - Public transit is easily accessible with bus stops and light rail nearby - 2 hour street parking monday-friday until 5pm typically with many open spots - Our last guests unfortunately took the parking pass to park on the street but there are still many places to park just make sure to watch for street sweeping signs! If for some reason you get a ticket before *May 16th* we will make sure to reimburse you! SHORT TERM PERMIT #16-009 **Please find the laminated sheet inside the apartment with all the Contacts, house rules, and info you'll need as long as my top food recommendations around town!** Property address: 1416 23rd st #4, Sacramento CA, 95816 *Some of our rules may sound stern but we just want to make sure we're all on the same page before we get you all checked in. Thanks in advance for taking a quick second to acknowledge them!* 1. If you are a local resident, you must contact us before booking 2. Guest acknowledges that they will keep their noise level to a minimum after 10:00 pm sound will travel through the walls if too loud. 3. No parties or events allowed 4. Guest must provide us with a valid working phone number 5. NO SMOKING or use of fire permitted in the rental; guest acknowledges that no "smoking" includes the use of vape pens and marijuana and "use of fire" includes lighting of candles incense, or sage. There will be a $200 charge per day of reservation if this rule is not followed 6. There can not be any more than the allowed number of guests in or on the property at any one time, violation could lead to immediate removal of all guests without refund 7. Late check-out fee of $50 (if not authorized) applies for check-outs after 11:00 am. We're sorry we have to charge this but we pay our housekeepers based on the agreed upon checkout time and if they are unable to clean we still have to pay them 8. Guests who make reservations for over 30 days must sign our standard lease agreement and agree to background check before check-in (it will be provided before check-in) 9. No pets allowed 10. Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos If by not following any of our rules forces us to refund or discount an upcoming or existing guest you will be liable for the costs 11. For your security and protection the property is equipped with an exterior camera TV •There is no cable TV, but there are local channels and the TV is also linked to a Netflix account. There is a separate remote for the DVD player that is connected—just make sure you change the source button to the “HDMI” source if you want to use the DVD player CHECK IN / CHECK OUT; Because it's a self check-in process you're welcome to check in anytime after 3:00pm but because we are typically booked back-to-back, unfortunately we are unable to accommodate early check-ins in an effort to make sure that everything is perfect for your arrival. However we'd be happy to provide you a list of a few coffee shops where you can relax and use wifi if you get in early :) •Checkout time is at 11:00am (please remember to leave the parking pass on the kitchen counter) AC / Heat •There are 3 separate AC / Heat units in the apartment that all have their own remote and can be set individually or to an automatic temperature Front bedroom (remote is behind bedroom door next to light switches) Kitchen (remote is next to front door) Rear Bedroom remote is on desk •For GENERAL QUESTIONS and info please message through the Airbnb message Getting around: •Light Rail; this can be used to get to many of the areas in downtown Sacramento as well as neighboring suburbs. There is a stop on 23rd st & R. •Taxis: Download the “Uber” or “Lyft” app for your iPhone or android. Using one of these services is the best and most inexpensive way to get around •Yellow Cab (916) 444-2222 Laundry Facilities & Trash •You’ll find a washing machine and dryer in the rear bedroom closet. I’ve also provided laundry soap and fabric softener for you •Extra linens can be found underneath the couch in the pullout compartment •The trash and recycle bins are located in the alleyway
