The spacious living room is furnished with couch, fireplace and dining area. The kitchen is perfect for dining as it is equipped with a stove and a full refrigerator-opens to the living room/dining area. Bedroom 1:Master with king bed and ensuite full bath. There is an infant co sleeper in the closet if needed. Located on the first floor. Bedroom 2: queen bed. Close access to 1/2 bath. Located on the first floor. Bedroom3: twin over full bunk bed, and additional twin bed. Located on the second floor. Shares a full bath with with Bedroom 4/5. Bedroom 4: queen size bed and additional twin bed. Located on the second floor. Infant pack and play crib is provided, and located in the closet if needed. Bedroom 5: full size sofa bed. Located on the third floor. Fully equipped kitchen featuring dishwasher, stove, microwave, toaster and coffee pot. Plenty of pots/pans/place strings/utensils. Sliding door with access to the deck/wrap around porch. The second floor features a pool table, Smart TV, games, puzzles and a puzzle table. The third floor offers a full size futon sleeper sofa. It is perfect for the kiddos-offering plenty of toys/games/books/puzzles,smart TV and DVD player. It’s also a quiet space away from the rest of the house for those that need to work from home. Additionally: -clean linens/towels provided -Basic toiletries provided -infant co sleeper/pack and play -standard pack and play crib -children's high chair -Children's Snow gear also available for use. -Wrap around Porch -Gas BBQ grill -Fenced Backyard -6 driveway parking spaces. The outside of property is monitored by security cameras. Owner has remote access at all times to outside security camera footage to verify occupancy. Our large family loves it here! Property manager meets you at the property. A valid drivers license will be required to verify the person who made the reservation is present at the time of check in and will remain at the property the entire reservation. Additional guests other than those provided when reservation was confirmed, are not allowed on this property. If you bring additional guests, you will be charged a fee of $100 per person per day- and potentially asked yo leave the property without refund. Under no circumstances animals of any kind are allowed on this property. Rules/Policies Renter agrees to these rules, once reservation is accepted. Upon your arrival, please read through the house manual/rules, which is located in the basket on the hutch next to the front door. -Please note we do not refund for weather or road conditions as long. You will be evicted if animals of any kind are brought anywhere on our property and your entire deposit will be forfeited for the necessary carpet/upholstery cleaning. -No parties or events. -No Live music/DJ. -Quiet Hours are from 10pm-8:00 am -Please use fire place responsibly. Gas fireplace only-no wood burning. No outside fires-except in the BBQ. Take all ash with you or to the local dump. Heater-There is central heating throughout the house, except for the third floor. There are also space heaters in each bedroom. The thermostat is set by owner remotely and cannot be changed by guests. Please contact owner if you feel it is too hot or too cold and we will adjust the temperature as needed. Renter will be held liable for ANY damage the cabin incurs during their stay. If you notice something broken, damaged, dirty or out of place upon your arrival this MUST be communicated to owner immediately-not when you check out-or you will be held responsible. We have a max occupancy of 11 INCLUDING children and infants under 2. Additional guests other than the ones indicated when your reservation was made- are not permitted(including children/infants). You will be charged a fee of $100 per person, per day for any additional people.. you will also be evicted from the property. We have great relationships with our neighbors and they will notify us if your group exceeds the max occupancy. We also have family who live locally and keep an eye on our home as well. You will evicted from the property immediately if occupancy laws are violated. Please respect our home and or neighbors. Be mindful of the noise level, especially after 9:pm. If ONE complaint is received from neighbors, the city or the police- I will ask you to comply with the rules. If a second complaint is received you will be evicted immediately and any fines incurred you will be held responsible for. I will also report to airbnb/RBO. Additionally-no trespassing on private property. Please do not leave trash, broken sleds, snow toys etc. on our property, the street or any private property. Residents will report this to us and the sheriff if they choose to do so and you will be fined for littering. Please be respectful of our home, and leave it the way it was upon your arrival. Return things to their proper place. If items are found broken, stained or missing, you will be held financially responsible. No jumping on the beds-they will break and you will be held financially responsible. Please watch your children-although we want them and you to enjoy yourselves- they need to be supervised at all times to prevent accidents to themselves and our home. Please be advised there will be a minimum $50 deduction of your deposit for missing, damaged, stained, excessively dirty or rearranged items if you do not communicate with the owners about the situation prior to your check out. Heating/Cooling-There is central heating throughout the home, except for the third floor. There are also space heaters in each bedroom. The thermostat is set by owner remotely and cannot be changed by guests. Please contact owner if you feel it is too hot or too cold and we will adjust the temperature as needed. There is NO air conditioning in the home. There are ceiling fans and/or portable fans provided in every room. Please be advised the third floor can become very warm during the summer months- please plan accordingly. SNOW REMOVAL: Please note: we will ensure the driveway is accessible on the day of check in, however it is the guests responsibility to either use the shovel provided on the front deck near the BBQ to maintain the driveway or if you prefer you may hire a snow removal company to remove snow throughout your stay. You can also purchase “ice melt” at the local hardware stores “Butcher Block” or “DIY Center” Winter months: ~VERY IMPORTANT~ -Please leave ALL sink, bathtub and shower faucets turned on a slow trickle In order to prevent frozen pipes. Please ensure thermostat is on and set to at least 55 degrees. -Please make sure all windows are closed, fans, space heaters are turned off, indoor/outdoor lights are turned off, front door, back door and sliding door are all closed/locked. -Please make sure fireplace is completely turned off and key is in the igniter. -Please return both TV remote controls to the basket on the hutch next to the front door. - VERY IMPORTANT Please lock the front door with the door code from the outside when you leave.
