THE GINGERBREAD HOUSE is a quaint 1930's mountain home with a charming family room & vintage fireplace, a farmhouse-style dining area, cozy upstairs bonus room, a private front porch and spacious outdoor deck & hot tub. This is the ideal basecamp for everything the local mountain resort communities have to offer. With room to sleep 12 people comfortably, it's the perfect place for your next mountain vacation! PLEASE NOTE: -There is no A/C in the home. Extra fans are provided if needed. -No BBQ/grilling on premises. **Extreme Fire Danger** -Bring a bundle of firewood if you'd like to cozy up next to the fireplace! HOME DESCRIPTION BEDROOMS: Sleeping arrangements (5 bedrooms): • First Bedroom (downstairs): Queen bed • Second Bedroom (downstairs): 2 bunk beds (full-over-full & twin-over-twin) • Third Bedroom (upstairs): Queen bed • Fourth Bedroom (upstairs): 1 bunk bed (full on bottom, twin on top) • Fifth Bedroom (upstairs): 1 bunk bed (full on bottom, twin on top) DINING & KITCHEN: Located on the main floor of the cabin with an extended farmhouse table for casual dining, a nicely appointed buffet cabinet, and picturesque windows overlooking the tree-lined backyard deck. A fully stocked kitchen with: - Gas cooktop and oven - Fridge w/freezer - Cookware essentials (pots, pans, bakeware, cutlery, etc.) - Dinnerware, glassware & flatware - Coffee maker - Tea kettle - Toaster - Microwave LIVINGROOM: The main living area is adjacent to the kitchen and has cozy & comfortable seating for guests. The space is heated by a wall heater and wood-burning fireplace original to the home. BATHROOMS: • Two (2) beautifully tiled full-sized bathrooms; one on each level (w/a shower & vanity). OUR NEIGHBORHOOD: Located in Lake Arrowhead’s Twin Peaks Neighborhood: This serene area is an ideal getaway for the whole family and makes a great home base for all of the summer and winter activities Lake Arrowhead and San Bernardino Mountain Resorts have to offer. Just a 5-minute drive to Blue Jay Village; Jensen’s Grocery, Starbucks Coffee, our local movie theater, casual dining & shopping - and a scenic, 10-minute drive to downtown Lake Arrowhead Village & Shops; Stater Bros. Marketplace, outlet shopping, antiquing & fine dining. GUEST ACCESS All of it! You have access to the entire house. The cabin is setup to be your home away from home. Please note: There are two storage closets on the main floor (one adjacent to the kitchen & the other in the downstairs bunkroom) that are locked and not accessible to guests. CABIN & GUEST INFORMATION: *Arrival & check-in time is after 5pm. *Departure & check-out is by 11am. Additional note to guests: Q: DO WE ALLOW EARLY CHECK-INS? A: Unfortunately, we cannot accommodate early check-ins -- as it will not allow our housekeeper enough time to fully prepare the home for you. Q: CAN I GET A LATE CHECK-OUT? A: Unfortunately, we cannot grant late check-outs. Our housekeeper is on a tight schedule to clean multiple homes, and we cannot accommodate a late check-out request. Thank you for your understanding. PARKING: There is convenient vehicle parking in the driveway - please avoid parking on the street. *There is a flight of steps (inside) to the second level of the home (*be sure to supervise children and use the handrails). **MAXIMUM OCCUPANCY - Please abide by the maximum occupancy number for the home at all times. Q: CAN I INVITE MORE PEOPLE THAN THE MAXIMUM ALLOWED LISTED? A: Maximum occupancy does not only refer to the number a home can sleep, this is also the number of people allowed in the home at any given time. It is determined by the licensing authority based on the number of exits in the home and fire safety codes. **San Bernardino County has codes that are strictly enforced. Be sure to abide by the maximum occupancy number for the home at ALL times. Q: IS THE PROPERTY ISOLATED? A: The Property is located in a mountain community and is surrounded by neighboring cabins. The community itself is surrounded by forest. ** To reduce risk of wildfire during severe weather conditions, Southern California Edison reserves the right to temporarily cut electrical service to its customers, and we have no control over that. Our guests understand that there will be no refunds for power outages or internet/Wi-Fi interruptions and that they'll happily accept the unlikely inconvenience for the sake of preserving our forests! **NOISE DISTURBANCES - Please be respectful of all neighbors. Noise travels easily in the mountains & we ask that our guests be respectful of the full-time residents that live nearby. Your reservation is for a quiet, relaxing & enjoyable stay! ADDED NOTE: NOISE: NO PARTIES ALLOWED. QUIET TIME IS BETWEEN 10PM-8AM DAILY. **This is a quiet, residential neighborhood in a forested setting. No outside noise is permitted after 10PM. Our local anti-noise ordinance is strictly enforced. **If law enforcement officers are called, come to the house, and completes a substantiated 'Disturbance Report" or similar complaint: EVICTION WILL BE IMMEDIATE AND ALL RENTAL FUNDS INCLUDING SECURITY DEPOSITS WILL BE FORFEITED. ** In addition to forfeiture of rental fees and security deposit, GUEST WILL BE FULLY RESPONSIBLE FOR ANY FINES ISSUED. **Alcohol in the possession of minors is not permitted; as well as illegal possession of controlled substances by any guest. **PLEASE be a good neighbor & avoid Excessive Noise ** including – Yelling, Stereos, and Loud Conversations when outside on the porch or on the deck & using the HOT TUB DURING QUIET HOURS. (10pm-8am ). Thank you! **For safety reasons, please keep the cover fastened and locked on the hot tub when not in use. If you have any questions, please message us! Please be sure to read and review the following important items and the "House Manual" on your arrival for additional cabin and guest information. OTHER THINGS TO NOTE: • NO PETS/ANIMALS ALLOWED • NO SMOKING/VAPING **We are a SMOKE-FREE home • NO Grilling/BBQ/Bonfires • NO PARTIES/NOISE DISTURBANCES **If any of the house rules are not adhered to, all guests will be asked to vacate the property immediately and will forfeit the reservation and all rental and deposit fees paid. Q: WHAT TYPE OF WEATHER SHOULD I EXPECT ON MY TRIP? A: PLEASE COME ADEQUATELY PREPARED!!! Be sure to check the local forecast for weather conditions. In the fall & winter months expect fog, rain, sleet and snow. Roads can be very icy, and the owners cannot be responsible for weather or driving conditions. Q: DO I NEED TIRE CHAINS ON MY VEHICLE? A: During the SNOW season it is wise to carry snow chains. CHP requires possession of chains/cables when traveling mountain roads in icy conditions. Chains can be purchased at the base of the mountain near Highland Avenue & Hwy 330 at the Super Walmart. **Be sure to get the right size for your tires. Q: WILL I HAVE TO SHOVEL SNOW? A: YES! Our neighborhood road is plowed by the county - but our driveway, entry and deck are not. *Guests are responsible for removing snow should it snow during their stay. ** In snowy conditions, CHAINS MAY BE REQUIRED for access up the mountain and for driving on mountain roads. Be sure to check weather and road conditions by contacting CalTrans, the National Weather Service, etc. * We do not extend refunds due to weather conditions, road closures, driver's abilities or vehicle limitations. * Mountain weather requires shoveling snow. Guests will be responsible for shoveling the steps, the deck, a place to park and shoveling a path to and from the cabin. * Snow shovels are located on the cabin deck -- shoe/boot chains are highly recommended when conditions are snowy and icy. ** BE SURE TO COME ADEQUATELY PREPARED** RELEASE & WAIVER OF LIABILITY AND INDEMNIFICATION AGREEMENT. *Agreeing to these terms and conditions, guest assumes full responsibility for risk of personal/property damage or loss. TO AVOID ADDITIONAL CHARGES AT TIME OF CHECK OUT: • No damage is done to cabin or its contents. Home property is to be left in excellent condition, just requiring a standard cleaning. • No charges are incurred due to damage from pets or smoking during the stay. • No indoor & outdoor furniture, appliances, household & property contents is lost or damaged. CABIN & GUEST INFORMATION: • Arrival & Check-in is after 5pm. • Departure & Check-out is by 11am. NOTE: *There is no A/C in the home. *Extra fans are provided if needed. *ALL GUESTS are recommended to have the VRBO app downloaded on their phone so that host and guest can easily communicate throughout your stay.
