Our cleaning team is going above and beyond to provide top-knotch services, giving special attention to high-touch areas, using commercial grade antimicrobial agents and having bed sheets and bath towels professionally laundered between each guest stay. However, no guarantee will be made that our properties are "completely sterile" or "COVID-free", just as no other business can reasonably make that claim. Guests are advised to travel and stay with us at their own discretion. We will no longer offer rescheduled stays or refunds on cancellations outside of our cancellation policy. We strongly encourage you to purchase travel insurance at the time of booking if you are concerned about the possibility of cancelling your trip last minute. Travel insurance is inexpensive and a great way to protect your funds in the event of an unforeseeable cancellation.We understand that last minute cancellations for guests who choose to not purchase travel insurance can be a burden, however we are required to uphold our owners' cancellation policies in order to protect their only sources of income and keep their properties in business. Please contact us prior to booking regarding registered service animals. **** The fully stocked kitchen is a chef's dream! High end cookware and small appliances make dining at home a treat. Fine linens and bedding will rejuvenate you after a long day of recreation. Large pond toward entrance is stocked with bass and catfish. Natural spring swimming hole near house provides hours of fun for kids and adults alike! There is a paddle boat on the pond, available for guests to use. Please bring your own fishing equipment if you wish to use the catch-and release pond. The scenic and curvy drive to the property is stunning! Perfect for groups that want to be away from the hustle of town but only a short drive to stores, etc. Please confirm that the location is acceptable prior to booking. If the 15 minute drive to Kerrville would cause you to review the location negatively, please let us know. We will be happy to assist you in finding a property closer to town. If booking a party larger than 14 or if you need any roll away beds, please arrange these at least 3 days prior to your arrival. These are provided, free of charge. To offer the best experience possible, hospitality services and goods will be provided for each guest booking. Guests will enjoy open-up service, arriving to find lights on, a comfortable air setting and soft music playing. A walk thru is performed prior to each arrival, so that everything is perfect and ready to go! A starter supply of all paper goods and household necessities, including bath tissue, paper towels, trash bags, dish soap, hand soap, and laundry soap, along with spa toiletries like shampoo, conditioner and body wash are provided, as well as laundry services for all used sheets and towels, after departure. Our management team is available 7 days a week to answer questions and assist with any troubleshooting issues you may have during your stay. The fee for all hospitality features and services will be itemized as an administrative or management fee on your statement and charged at booking. ADJUSTMENTS TO BOOKING: You may adjust the number of your guests or nights booked up to 30 days prior to arrival without penalty. However, no refunds or adjustments will be made in pricing for decreasing your number of guests or nights less than 30 days from arrival. Payment due at the time of booking. No split payments. Please use care when enjoying the linens and bedding at the property. Custom bedding ranges from $1500 to $3500 per bed, and booking guest will be solely responsible for the full amount incurred for any dry cleaning services or replacement costs necessary upon damage, during their stay, from spills, food, drinks, makeup, nail polish or bodily fluids. Bath towels are provided for guests: 1 bath towel, 1 hand towel and 1 washcloth per guest per stay (for two night stays). Additional towels will be provided for longer stays. Striped towels for swimming are provided and stored in living room console. Please do not use bath towels for outdoor or swimming. CHECK OUT LIST: Complete the following in preparation for your cleaning team. Failure to do so will result in $75 being charged directly to you. ___________ Strip any used bed sheets/pillow cases, combine with any used towels, and place in laundry bags provided. LEAVE all blankets, comforters and shams on beds. Remove ALL inside/outside trash and place in bins located near garage. NO LOOSE TRASH IS ALLOWED IN BINS or private trash service will not pick up. Empty fridge, freezer, pantry and cabinets of all personal items. Please wipe major spills inside fridges, like spilled drinks or meat juices, as these can harden. Wash/put away any used dishes (including coffee pot carafe or glass microwave plate). You may load and start the dishwasher before you leave. No dishes may be left in sink or on counter. Place any ashes from outdoor fire pit in metal bucket located in patio area. Please leave bucket outside for the cleaners to discard. Set thermostat to 78° AC or 60° heat, depending on the season. LOG OUT of your TV subscriptions like Netflix, Amazon, Hulu, etc. Turn off all lights (including lamps and outdoor porch/flood lights). Lock front door using lock code. If main gate is already open, please leave open.
