Private 3rd floor bedroom & private bath

My place is for long-term guests staying 1 month or more. Your own room and private bathroom on the 3rd floor of a townhouse. Room comes with full size bed, nightstand, dresser, a table with two chairs to sit at, and bookshelf. Amenities: your own mini fridge, microwave, and coffee pot. Laundry in your own room (but shared with owner). You get your own designated parking spot. 5 minutes to grocery stores! You are renting the 3rd floor of my townhouse- it has a private bedroom with your own bathroom. The owner (Helen) lives below you in the bedroom below. Common space is kitchen - living room is NOT available to guests. The private bedroom is fully furnished with a full size bed, dresser, bookshelf, lamp, microwave, mini fridge and coffee pot. There is also a table with two chairs for you to sit at by the window. There is no TV. I do have a small, quiet and blind senior dog named Shorty who will be in the living room and sometimes wanders into the kitchen. He never barks (unless you are a cat :) No smokers, please. My place gets professionally cleaned between guests. And also my cleaners come once a month so your room and bathroom gets cleaned monthly during your stay! A note about temperature as there is no thermostat in the room: The room is on 3rd floor which means heat rises and it tends to run on warm side (which is great in winter time and less ideal in summer). I have central air but due to the duct system it is not the strongest AC on the 3rd floor. There are 3 fans in the room for your comfort. In the wintertime I have a brand new heating system but the kitchen downstairs tend to run cold since the heat just keeps rising to the top floor. If you are someone who struggles with heat in summer time, my room may be too warm for you! Since laundry is in your room I will be coming into your space to do laundry but I will ask you in advance or do it when you are not home! Guests have access to the downstairs kitchen. Feel free to cook and use whatever you need in the kitchen! I will always be available by text. I generally let my guests have privacy and give you lots of personal space. COVID protocol: Depending on your comfort level, I will not use the kitchen same time as you (this is the only common area). I provide you with your own dishes and utensils that is yours to use during your entire stay so we don’t share those as well. I also have professional cleaners who come clean my entire house once a month. Quiet adorable area of Weymouth! Minutes to Derby shops in Hingham. Also 5 min drive to Stop and Shop, Shaw’s, Whole Foods, Walmart. Close to 93. About half hour drive to downtown Boston. You will need a car but 8 minute drive to Weymouth commuter rail. 12 minute drive to Braintree MBTA station. Check out time is 10am and anything after that will be a small fee (unless someone is booked after you then in that case I would not be able to extend at all. Thank you!) Since you are here for more than a month, you are responsible for your own toilet paper, shampoo/conditioner, and laundry detergent. If you bring a space heater in the winter, I ask that you split the utility bill with me since it drives up the heating cost significantly. (For example, Feb 2021 the heat bill was $509 so I would prob recommend most people to save themselves some money and not bring space heater :)
